The City of Arabia with Galadari Group as a Master Developer has put a major emphasis on completing the piling for the Mall of Arabia (Biggest Mall in the World) and Wadi Walk Canal (9.8 km). The leveling of the plots is almost completed & access has been given to the developers to finally put their equipment on the plot and start the fencing since the majority of the Deep Services and internal roads are completed.
We are pleased to inform you that we have already demarked the plot & completed the preliminary fencing on our plot. City of Arabia will establish itself as the downtown of Dubai land, the 3 billion sq. ft. major entertainment site. As per the City of Arabia, the phase one of the Mall of Arabia will be opened to public in the 3rd Quarter of 2010.T he Dubai land will also have 50-60 km of combined tram and monorail lines which would cut the travel time within the zone. One sub-station is ready and the rest 11 are under construction. At least 10 Kilometers of the rail lines will pass through the hotel and shopping cluster.

September 08 is the latest completion date for the podium, then a further 10 months for the superstructure, and the final fit out another 12 months after that, making the latest estimated completion date mid 2010, only 3 years behind schedule 
The only bit of good news on the horizon is that the apartments appear to be going up in value even taking the weakened AED rate into considerion

Your right there is a long delay with the Windsor Apartments but you need to be aware that many developments are behind schedule in Dubai.
I personally believe that the Windsor is a great investment with a guaranteed annual return for the first 3 years.
The latest completion date I have is June 2009.
What size apartment are you looking to purchase?

i just had an update on the development and email from MED reads as below.
As far as Windsor Residence construction is concerned there has been a major delay in the construction. You have paid 30% so far and the next payment is due only when the Podium/Ground floor comes up.
- The City of Arabia is still being delayed by the Galadari Group (master developer).
- All emphasis is on completing the piling for the Mall of Arabia and Wadi Walk developments where 85% of the sewerage and drainage system and 65% of the internal roads are completed.
- Construction Works (shoring and piling) will start as soon as the infrastructure is completed to enable the sub developers to start construction but we hope that this will happen fast so that we can start the construction on the plot very soon. (Expected time of access of plots is 8 to 10 weeks).
The new completion dates for City of Arabia are as follows
CITY OF ARABIA
PODIUM (40%) > AC/WR – APRIL 2008
- 10TH FLOOR / 15TH FLOOR (50%) > AUGUST 2008 / OCTOBER 2008
- 20TH FLOOR / 30TH FLOOR (65%) > NOV 2008 / JAN 2009
- COMPLETE STRUCTURE (80%) > FEB 2009 / JUNE 2009
- HANDOVER (100%) > JUNE 2009 / OCT 2009

Hi,
Can anyone please confirm whether this development will eventually be managed by a major hotel chain i.e. Marriot/Hyatt etc. my understanding is that Alpha tours will be supplying and managing the reservation system and tours, but as yet noone has been appointed to manage the complex, is this correct?
With regard to the eventual freehold, can anyone provide me with an insight as to when this is likely and what the criteria is for being elible for freehold. I understand that currently only properties built by certain developers i.e. Nakeel qualify for freehold status, is this true?

| Hi All, I too got a similar update today from MED, that there was a delay starting the work. I was told today that the 'piling' work will start very soon, and the podium should take 5-6 months from now. Could you please confirm who you spoke with at MED? Have you got any feedback about the 0.5 % cashback clause? I have asked MED to send us a letter explaining the delay. | i have spoken to MED and they have confirmed that there is significant delay and podium is expected to complete by june/july 2007 and completion is expected to be in dec 2008. this is 15 months late than declared date in contracts. i wonder whether we will be eligible to compensation for this delay. the contract says that if the project is delayed for more than 6 months than declared, buyers will be get 0.5% per month for the money invested by oct 2007 (original completion date). any suggestions? | saburmalek |
| The latest update I have is that there has been a delay in starting the development work as the Master Developer for City of Arabia was not able to provide the right plans to MED. Work is expected to start within the next two months and the Podium is expected to be complete by December. The end date for the project is now estimated to be late 2008. | wendybott |

| Did anyone hear about the Directors' Warning letter from Nigel Russell, the Marketing Director? I only got the follow-on email where he retracted his earlier statements warning about MED. I did not receive the original letter, so could only guess what he had originally said. | Ed |
| I still get prompt replies from the developer. I think MED is very reputable. An interesting article in the travel trade showed Dubai as having the 2nd highest RevPAR of any city in the world. Paris was 3rd. RevPAR takes into account occupancy rate and average nightly rate. So this bodes well for owners. I am most interested in learning about the potential for freehold vs leasehold. I still think we have the potential for being freehold owners. That would make a big difference. I didn't realize that Hyatt or Marriott may become involved. I had heard that a local Dubai travel company (Alpha Tours) was going to manage the hotel. But a real marquis hotel name would be great. Please keep posting to this site. Thanks. | kearnda |
