We have spoken to our agent (his son has a villa on WBV) and he says he has had only the info we have and WHAT DO THEY DO FOR THEIR COMMISION!!! They have since shut up shop and gone from their original base in Cambridge.

Our contract states 'on obtaining military clearance the trustee shall transfer and register the deeds immediately and without delay'.

We are contracted to sign 'a management agreement' but MEB are a law unto themselves.

We will need to stay focussed as our main priority is securing the  deeds which will involve signing some form of management contract. We don't want to get tied up in long term action which may put our properties at risk at this stage.

We all seem in agreement to what we need to achieve and we need to discuss the way forward as a team and act upon an agreed course of action.

We need to know how many are willing to take matters further which will of course keep the costs/fees down.

Does someone want to take the lead?

Perhaps as MEB view this site would we be better forming a group off site? Any ideas?

Just to follow up Bannman's post, I have had an unproductive conversation with my agent in relation to the compensation and management contract issues.  Everyone says to speak to Brendan but nobody is able to do so.  I have asked what the situation is if I refuse to sign the management contract in its current state but the only answer is the contract has to be signed.

Has anyone had any success in getting their agent to address these issues or is it a case of being referred to MEB every time an issue arises?

Speaking with fellow purchasers it would seem that there will be no facilities for this summer other than one small pool, with the possibility of further development and other amenities being provided unless planning permission has been received for the marina.

I have also been informed that although MEB will not be providing any of these amenities they are not going to change any of the conditions in the management contract,  They also intend hold all purchasers to ransom as regards getting their deeds and any compensation, by not addressing these issues until the management contract has been signed.

Could fellow purchasers please let everyone know if they are happy with this situation, and if not what we should we do to try and obtain some satisfaction.

contd. The other main news is that in Turkey they have put a hold on the law about foreigners buying in turkey while they review the law. VW assures me this is this is because Israelies are buying a lot of land in turkey and they want to prevent this, she believes this will take 4-5 months to sort out. this means we cannot get our title deeds anyway at the moment. We agreed with VW that we will give them until June to complete before starting court proceedings. We then visited Murat - I gave him a pretty hard time as i was getting pretty depressed by this time! But he basically gave me the same story he gave Anna - they now realise they need to forget their other developements and concentrate on WBV - he said it is known that we are talking to each other on forums! MEB have recently sold a piece of land and are trying to sell another. The idea is to complete phase 1 but not the extra pools, restaurant etc and leave phase 2 for now. I asked him for B's land line no he said he is not allowed to give it to me as we should talk to murat about all issues, and then proceeded to tell me that all compensation could be sorted out after the build was complete and directly with Brendan, to which i replied 'so i will get my compensation by speaking to someone I have no contact no. for?' at which point he was a bit speechless. I informed him of our intent to start court proceedings if things are not completed by June. On the plus side! there were builders on site on the second day we were there and it was a bit later in the morning so maybe the day before they just hadn't arrived yet! And they were working on what they were supposed to be working on according to the spreadsheet. It is still a lovely spot. If we are getting the truth about the Marina application it looks as though that will go through. If we can get our title deeds even if MEB do walk away from it there are so many of us in touch now - perhaps we could sort something out between us to complete? By the way we too had water damage all round some of the doors and windows - i think it probably looked better than when Anna and Moss were out there as it has dried out a bit now and we are just left with paint flaking off the walls - but it is important to get this rectified asap - Murat said it will be dome within the month so i will keep nagging him about that.dellboy
Hi All We have just returned from Turkey so am writing with an update. We visited WBV on 2 consecutive days - on the first day no builders were there, on the second there were 10 builders there and they were working on the sewage works/ laying water pipes and had built a base for the transformer. We had a meeting with Victoria Williams at Kazmaz (our solicitors) she went through the management contract with us and said that basically they are trying to bribe us to use them as a management co. and legally they cannot stop us having the deeds. She said the whole contract is not put together well (because I had said to her that surely there is not enough detail in it e.g..'they will undertake to tidy the communal areas') she did say if we wanted them too we could pay Kazmaz to put together a management contract for us. I believe she also said that by Turkish law we do not have to use them at all and could arrange it all ourselves - but I will double check this. We also discussed what exactly the procedure would be if we start court proceedings. She said the first thing we would do is get the surveyors to inspect the site - if we requested they could survey each villa in addition to the site (it is cheaper to get them to do the individual villas in one hit rather then paying them to go out several times of course). They would also check that it is going to be possible to get electricity and water to the site and they would check what applications have been made by MEB in relation to this. The next thing would be to file with the court - she said that 10 purchasers from WBV who are clients of theirs are happy to do this and the fact that there are so many complaining will look good with the courts - do we know exactly who those 10 are between us? She said it would probably take about 2 years for the whole case to go through. I asked her what happens if he has no money for us to claim in compensation - she said the next thing they would do after filing is trace all his assets in turkey and put some sort of freeze on them so he would not be able to continue working on them or sell them. Once we had won our case we would be able to force a sale to get our compensation. If he has no assets in turkey I guess there is no point in going any further at that point unless it is to keep the pressure on? However, my partner knows that he does have other assets in turkey and he knows where they are but as he pointed out he may have those registered in different companies/names & making it difficult to trace them to him! VW said it would cost approx £2000 to take him to court - i assume she means £2k between us - but i better double check this too! I also asked her what might happen if other debtors came out of the woodwork when we had taken him to court (I was thinking about there being enough money to go round) she said that only the people who had taken him to court would be paid - but at this stage we dont know whether there are other people already taking him to court! dellboy

We have been informed that although the buying contract states that deeds will be received by the purchaser when the vendor receives the final payment for the property, the developer is no stating that no deeds will be handed over for properties until:

The final payment is received;

The management contract is signed and;

One year's management fee has been paid up-front!

Only when thay have received all these monies will they 'discuss' compensation for late delivery of the property.

Hi everyone, we're back too. We were told by Murat (after we asked for our deeds to be signed over with the promise to pay the final amount when our snagging was complete) "that no deeds would be given until everyones snagging was complete and all customers were 'happy' and had signed up to the management agreement".

We were really pleased to meet up with Beach 122 too as when we first went into our villa and saw that it looked worse than last May we could have cried and gone home but we felt better for some solidarity and a good lunch!!

We had a good look around many of the villas which all seem to have water damage so we assume this will apply to the whole development. Even if they make good and repair the problem if there is no proper rain now till later on in year how will we know everything is ok?

We finally arranged with Murat to meet at wbv the next week and went through our snagging list which we want completed by 1st July which we think is realistic if they are promising to have Phase 1 ready by May.

As well as the compensation issue and a wasted second visit we have been advised by other property agents that our agent(s) should be sorting these issues out and not leaving us to fend for ourselves.

We came away from wbv the 2nd visit on a beautiful sunny day and felt more positive and hope that it will be a wonderful development as long as MEB deliver this time.

We visited other developments around the Bodrum area and were very impressed that one particular developer can deliver 650+ plots most with pools, 7 seperate communal pools ( 1 indoor) shops, facilities and a cable car to a private beach in the contracted time. We went to 3 other of their developments and all were on time.

Please all keep in touch as we know MEB keep an eye on the forums and are aware of our concerns.

Hello everyone - delighted to find this site.  My wife and I have bought an Avocet in White Beach but have been dealing with a Northern Ireland estate agent.  In all we have found the communications appalling and am constantly having to nag them.  As someone added earlier we are due compensation for from last April and was wondering if anyone had had any success in obtaining this?

Also has anyone received the management contract and had it checked out by their solicitor? and if so any thoughts?

The more I read on this site the more I regret not getting a solicitor myself but we were assured that it would not be needed.  Could anybody recommend a good turkish solicitor we could get in touch with?

Hi All, Just reporting back after our recent trip. Very mixed feelings! The spot/site is lovely. The design of the villas are really nice but we were miserably disappointed by the build quality and somewhat worried. We did meet up with Murat who was very straight and helpful and apparently all will be put right as per the spreadsheet Gill has recieved. This was given to our solicitor. There is a lot of work to do both on the site and in terms of snagging so I hope there will be a large workforce descending on the palce soon. When we were there there was one digger moving earth.We met up with Moss which was lovely and their impression was that not much had happened since last May. Upon discussion with Murat we were told that sales had slowed greatly and that there was now the possibilty that Phase 2 and 3 may not go ahead. (I must say that is not a problem for us as long as 1 is finished properly). Plans are to finish phase 1 and put right all the snagging. We sincerely hope this will happen as the snagging to the untrained eye is rather serious. EG. our property is not even water tight. There were obvious signs of damp all over the house the first day we visited and the next day we went it had rained very heavily and it became apparent where this was coming from. The upstairs floor had puddles! The ceiling below the flat roof was dripping and mouldy with paint flaking! The french doors let water in and the walls adjoining them had damp issues about a foot up from the ground. The balcony did not drain. The window downstairs let water in. The sink had been fitted in the bathroom so that as the door opended it bashed into it despite there being plenty of room to fit the sink further down. I'm sorry to be bleak but it did have a 'watchdog' feel about it!

However, Murat assured me that they were aware of these problems and were seeking expert advice on how to solve them (particularly the damp). Many properties appear to be affected by this (we peered through windows and could see pools of water and damp). They are quite upfront about the problems and plan to put them right.

However, I have to say that if all is put right to a decent quality it will be a superb spot in which to holiday and the concep is lovely. As far as the marina is concerned permission has been stalled by an objection  from someone who has put one in in Didim.It was nearly there and is likely to be passed once this objection is overcome.

I will put some photos on soon but if you have any thoughts/questions do get in touch. I really think a full survey of the site would be worthwhile. There are a lot of  high walls with sheer drops and stairways with no railings. Dangerous to kids and adults having come out of the pools. Broken masonary etc. Fet in touch with the solicitor if you can. Must dash! kids!

Hi All

Just thought I would let you all know the latest that I know.  I too have received notification that I have MP and my partner and I are going out on the 15th april to sign title deeds etc.  I beleive we are made to sign up to the management agreement at the same time as the title deeds which i am a little concerned about - i need to read the latest management contract carefully before meeting up with VW at Kazmaz.

AND  hot off the press I have just had a spreadsheet from Murat detailing a 10 week plan to complete phase 1 - this gives plans of what will happen in week 1, 2 etc for 10 weeks - obviously in one way this is really encouraging in another way I cant help but think 'well anyone can put together a spreadsheet!'.  And this was sent in response to my request to ensure we had electricity and water for the 15th April as we intended to stay at he villa for a week - Murat advised against this as he said most of the work will be taking place then!

I have already informed VW that I would be willing to contribute towards the surveyour checking the site and villa's.

Is anyone else going to be out there from 16/4 - about the 21st?

Hi, Have been in contact with alot of you fellow buyers. One thing I have found is that communication to/from Kazmaz seems to be very hit and miss (as I imagne you have found too). They have helpfully suggested we club together to have a full survey of the site to establish exactly what is going on.  Obviously the more of us the merrier in terms of price so if you are interested let them know. They are collating a list of interested clients now but it concerns me that the relevant people don't get the correspondence they should get. I have found the only sure way is to phone and speak to VW. It is tedious but worth persisting. We seem to have the added factor of lack of communication to add to this already frustrating situation. Just heard from my resident contact who lives in Akbuk. It seems little is happening.

'I have been over to the site a couple of times during the last two weeks and am sorry to say I have not seen anyone working over there at all.I was surprised with the season starting shortly I would have thought that they would want to get as much done as possible. The last time I went (yesterday  there was a pile of red bricks in front of your house which weren't there before.) The wall has not been finished and  when I walked round the site a couple of weeks ago I will say the pool looked to me to be ready for use. The only person that I have seen there was what I would assume was a security guard walking round the site and I only saw him as I was getting back in the car to leave.
There is not a lot more to say really. There is still a lot of work to do obviously and the houses on the opposite side of the road to you don't look as though they have been worked on this winter. Not good news I'm afraid . I am going to the beach on tuesday and will have another look for any movement. I spent about 3 hours there Yesterday (friday) and in all that time did not see any movement at all.'

This does not look a good omen for the site for the  2008 season.
This water electricity and roads need to be sorted and the place not looking like a half finished building site!!
I have had contact from KAZMAS saying that there are other owners who are very concerned about the progress, especially with the military permissions.
If anyone else is getting near to the state of being 'Mr Angry' please get in touch and spread the word of this site to any known buyers. We may need a consolidated front for Battle.

As regards the solar power I would have to agree with you, why not let us install photocell panels?  It would make sense in these environmentally friendly times that we try to use as much natural resources as possible.

The only reason I can guess that the developers are not allowing this is that as they are suppling the electricity then they will be billing the owners and if the rates charged are slightly higher then the normal rates for Turkey then they can make little more money.

nice to see some info posted on this site. I have not visited it for some time. I bought an Avocet ages ago with lots of promises. It seems to be worse than Spain. I have been going out to the site every six months to see for myself the progress. Some of the info emanating from Turkey seemed a little optimistic. Anyway with lots of Emails and telecons to Murat The place was just about finishe by the third week in Aug 2007 and I drove from England with my youngest son. This was to get the placed furnished and check it out. I bought most of the bedroom furniture from Arpi, but nearly everything else came from IKEA in Izmir. I had to get the settees and big stuff delivered and as one of you on this site said it was a bit of a rip off. Delivery seems to be down to the volume of the goods and it cost me about £250 for the load. I did make a couple of extra trips in the car to get some smaller items like crocks and cutlery etc. Both trips saw the car full to bursting.
My washing machine worked fine but the water is nearly as salty as the sea. It stains all the stainless steel, the sink and the cutlery so it is probably slowly destroying the washing machine. The water is just about good enough for teeth cleaning and showering but only just. We spent two weeks there and managed to settle in OK. The electricity is a real pain.  I had an AVO meter with me and the supply varied between 140 and 200 volts. This meant the aircon would trip out and the CD player had a real job but most other appliances just went on a 'go slow'.
One thing I would be interested in would be other peoples comments on Solar heating. I had a setup installed on the flat bit of my roof, It was originally the typical horrible colours so I painted it white and it seemed to blend in OK, It seemed so silly to use electricity with all the sunshine out there irrespective of the cost. Anyway Brendan The Irish guy took exception to it and it seems he has removed the system from my roof , This was despite my having no prior knowledge of any restriction and also telling the lady on the site that I was installing solar water heating on the roof before it arrived!!. My last Email to BARFA was to the effect that if the panels ect. were removed I would regard the action as criminal damage, however the went  where I don't know but I should be going out at the beginning of May.  I will follow it up then.
Has anyone any news on the marina? I intend to sail out to turkey hopefully at the end of may and need somewhere to moor the boat.
The car I drove out is I think in a car park in Kos, having had to get it out of Turkey on my return by air in Sept. If anyone wants info on the rules  I am happy to share what I know.

Just thought I'd add a bit more info on shopping. Just across the beach on the turkish site there is a small supermarket with all the basics. It is within walking distance. If you go to Bodrum there is a large hipermarket called Kipa (part of Tesco) that sells absolutely everything, garden furniture, electricals etc. Well worth a visit.

Hi again to everyone out there. It is great to see so many names on the owners site.

Moss, an answer to your question, when we stayed on site last year the washing machine and dish washer worked just fine and we were on water which was being pumped from the local well. Mind you, Boots has already said that they intend to supply the site from a regularly filled tank behind the site. I have some reservations about how they will maintain the volume and pressure required by us all during the peak season.

For information to any site owners, there is a good supermarket in Akbuk called "Tanzas" it's a bit like Tesco sells everything, from fruit, chilled food, cups saucers, plates, cleaning products to tv's and dvd players, it also has a fresh bakery on site as well. A weekly market is held in the area next to the Tanzas store If my memory serves me right it is held either on a Tuesday or Wednesday, all the fresh fruit and vetables you want and at a great price too. There is also a pertol station at Akbuk with comparable fuel prices to the UK this is one thing that isn't much cheaper than back home. Bottles water for the "water coolers" can be brought locally and are cheap, I think that one of the local shops is planning to do a delivery service like our local "milkman" leave an empty bottle outside the front door and he will leave a full one behind "at a price of course".

My family and I plan to visit in August any of you plan to be out there then?. Has anyone been out this year? if so how was the site looking?

Does anyone know if the onsite facilities "Resturant, shop" will be completed this year???? Or am I expecting to much!!!!!!!!!!! Yeh I know Im expecting to much, ah well there is always next year I suppose. No seriously does anyone know if these facilities will be ready for 2008?

Hi all

Just wanted to let you all know that we also spent a holiday at WBV last year and yes we all know its a building site but it still did'nt stop us having a brilliant time. In fact we had two holidays there. Met up with a couple of the owners and have kept in touch. We also have our MP but have not seen a copy of the site management plan yet. Can't wait to hear from anyone that has been out this year to see if any progress has been made. Look forward to hearing from anyone.

Just discovered that the email service via this website doesn't seem to be very reliable. Bannman emailed me this way two days ago and I still haven't received it! Luckily we have got other contact details and we spoke this way. Especially as he had some very helpful info.

I have emailed a couple of you and not had a response. No problems if you are busy but if you have contacted me and got no response it is because I haven't got it so please try again.

Things seem at last to be happening with the site and more info seems to come from other buyers so we must make use of this especially as we have all bought via different routes.

Not sure about current electricity arrangements, however we have been advised in the site management agreement that each property is having a meter installed for monitoring and charging usage. The electricity usage for site facilities will be paid from the site managment fees, as will two site electrical and plumbing technicians. In terms of water we have been told that they have sunk 2 or 3 wells however water content has high salts level, thus they will be supplying the site with fresh water from a large tank on the hill behind, filled regu;larly.

Bannman if you want a copy of the site managment agreement I can forward you a copy if you send me ur email address. We are currently following up queries on it !

Is everyone aware of water and electricity situation on the site?  We have been informed that there is no mains water and  or electricity on site.

Has anyone been told when these are due to be connected?

If there is no mains water will this mean that the pools will be out of use for the summer?

Will we be provided with free electricity and water until permanent connections are made?

Can anyone provide us with a copy of the management plan, as we have received nothing in relation to this.

Hi to all you "White beach" owners out there,

My family and I have a property on the development and it is great that this site is up and running I thought the we were the only ones who had purchased, PHEW glad we're not and hopefully we will meet some of you in 2008.

This might sound insane but we stayed on site last september and it was the preverbial building site which we expected but we stayed all the same and what I will say to hopefully cheer you all up, it was bloody FANTASTIC, to sit on our balcony watching the kids have a swim in the sea so close to the development. All that dust, rubble, and chaos of the site just dissapeared as we enjoyed the 45degree heat and sky blue seas. We stayed there for a week and had a great time. Like everyone else we just wish it was finished now, but as some one has already said this is Turkey and things move differently there.

Dellboy, It looks like we just missed each other last year, Did you sample the Akbuk delights? For all the first timers going out in 2008 Take a walk along the promenade / beech front at Abuk it is a hidden jewel. Really authentic Turkish, not tourist Turkish it is a must.

If anyone is looking to purchase good furinture at reasonable prices there is a IKEA in Izmir about hour and half away, like all Ikeas it sells EVERYTHING and the local housing developer and show homes all have IKEA stuff in, so don't get ripped off by getting it brought in, Hire a van for the day and save yourself a fortune.

We would love to hear from ANYBODY on the site and would love to meet up in 2008 we are planning to go out in August for two weeks any one else going then???

We have been told Military Permissions and Deeds are now through for our villa's . Just awaiting final payment and signing up to the Management Plan ? Of course final snagging is to be carried out, a few of us are planning to take a trip accross in the near future.!.

Has everyone else been informed of this status and are you all in agreement with the Managment Plan//Contract ?

Maybe after waiting two years we will have our first holiday in White Beach !!!!

Hi All Boy am I glad to find this site! I have been trying to think of a way to contact other buyers at White Beach Village as i was wondering whether we would have more influence if we all got together and put the pressure on? I am most worried about the lack of progress on site at the moment - i was hoping to start renting out this summer (with or without title deeds!) but as the site still looks like a building site this is looking unlikely! of course I am also concerned about the MP, title deeds and connexion of electricity and water to the mains. However, we have spent 2 weeks there (yes in our villa) summer 2007 and absolutely loved it. Bit more promising news having spoken to our agent. No building will occurr next June/July/Aug to facilitate holiday making so deposits could be taken now. An independent lawyer told me that Mp should be through v soon if it was applied for in May.

We bought an Avocet Oct 05 with supposed completion date June 06. Still do not have Military Permission or deeds. Given up hope of any rental income in the near future. Due loads of compensation but that is not forth coming.

Frustrated with lack of communication from builder/developer and turkish lawyer.

I know that the military permissions have been delayed a lot, but the site definitely has planning permission because my lawyers and I have both seen the documents. Whether the delay with the permissions is down to the builder or the military I don't know, Turkey's one of those places where admin seems very slow!Marvin

I have been offered a property here, the 3 bed Avocet. Is there anything I should be aware of ? Until going on this site I was did not realise there was a problem with Military aprroval. Can anyone expand on this please?

Have been in contact with Barfa in the past week and they have infromed me that "they are now just waiting for military to approve but unfortunately they can give us no timescale on this"

Have made enquiries regarding compensation, but basically ignored so far.

Snagged our villa in May .Told 2months for completion of first phase. From what we saw : no way : As from April we are  entitled to £500.00 per month for non completion of villa and communal areas. We have asked BARFA twice is our villa finished and at what stage are the communal areas Still waiting. Oh!! no military clearance either. and the recommended bank charging minimum £9.99 commission for transfers to our account!moss

Four of us have a villa each ..still same problem villas not completed and no sign of military clearance or deeds as yet !  Anyone made any progress on this ?

We have been told will be ready for July holidays  ..not sure ?

Completion date, whats that?. We were told July ,not a problem  if it ends up August/ September.Having set aside two seperate weeks for snagging and having holidays elsewhere because villa not ready, We have now  been told it will be ready when it's ready. Our next available date to visit is end of March, if ready we will snag it.Not sure if things are not right they will put them right. Any feed back welcome.moss

Anybody having problems with completion dates?

Our villa was due to be complete last July and we have just got notice that it will now be the end of February before completion and military clearence!!
