Hi investors,

Due to a change in circumstances I have a 2 bedroom unit to re-sell on this fabulous Cape Verde development. It is very well located on the second floor of the Sedum complex and is south facing. It is larger than standard 2 beds at 104 sqm + 14 sqm terrace overlooking the pool. Anybody who has done research will know Cape Verde is a very promising destination to buy in. Some highlights are:

I went to cape verde with an open mind looking to buy to let.

i visited both sal and santiago,sal has the better roads and obviously less busy at this time, there are several developments all 10 to 15 year builds over this time i would expect property prices to go up the rental i feel will be restricted by the number of all inclusive hotels offering everything .( riu group) the front line resorts will always command a premium over any other development.

vv is only a short walk from the beach but you would have to walk down a road between the italian and irish developments bear in mind this will be under construction for 10 plus years.The beach is a public beach not  a private one.

all these developments have of course had a look at all the investment books ,magazines and tv programmes and know that everyone will be having a check list and wil be looking for golf courses, shopping, beeches good places to eat and marinas and so all incorporate them.

if you are looking to rent just be aware you are probably buying from a developer and this will probably not be the person or company who will manage your investment just ask the question i found out that not all had details of management  companies or charges or even expected rental income , ( (5% of your purchase price and   not  5% of   current market price garunteed just isnt good enough)in these cases my thoughts would be speculate on an increase and put it up for sale as it becomes ready to complete) and what exactly will they will do for you? please be sure to satisfy yourself you are getting what you want before parting with any of your hard earned cash.

santa maria didnt really impress me sorry but it looked like something out of black hawk down but you cannot take a such a short term narrow view it wiil and is being developed and i am sure will improve, but again do bear in mind the big resorts will have their own shopping complexes so you probably wouldnt want to go very far from these.

santiago is the capital and a busier place there is, as in any developing country a litter problem but having been through birmingham this weekend it was probably as bad if you look closely at any city its probably the same..

roads are  being developed and i feel that as the money comes in the government  as it is the capital will improve the infrastructure and facilities here,  at the end of the day the government and embassies are all here. the restaurants are probably better here aswell. This island obviously hasnt got as many white beeches and emerald seas ,but  i suppose this is individual taste.

the other island that i feel would be worth looking at is sao vicente apparently will have nikki beach resort complex on irish development.prices here at this time are low due to no international airport at this time.front line villas approx 350k eu vs 800k eu sal (info from maria TOPA agent)

i would strongly suggest a visit to the islands and of couse doing your own research and visiting the local sales offices before parting with your cash.

after much thought and consideration of what i wanted and what i wanted from the property , i decided to buy a villa on the  sambala development.

if anyone else does decide to buy  on sambala  please feel free to mention my name.

 at the end of the day people have different reasons for buying and different expectations........sambala suits me.........i hope this was helpful and i  hope you enjoy  your cape verde property.

Can I ask if you decided to invest in Vila Verde? If so, which block?

I have invested and when I bought I was fully aware that the location wasn't beach front but that the beach is fairly accessable.

Would love to hear your views on the development and the island, generally

just got back from sal today after 12 hour flight , vv has been started just really at foundation stage with some steels sticking up

not really a front line site as area in front will be developed by italian and irish developers big resorts planned with hotels, apartments villas golf courses and marina.

Hi Trotter, My husband and I have purchased a one bedroom apartment in the Villa Verde complex, we went on the inspection trip with Mac Anthony Realty last June. We are very happy with the purchase. The town of Santa Maria is only 15minutes walk. You have to try and picture the place in two or three years time as there was nothing at all there at that time. There was one service station with a shop in Santa Maria. The beaches are fab and lovely and quite. We purchased for €113,000 not including fees and taxes upon completion. accounts

My husband and I have recently purchased a 2 bed apartment in VV in the Lantana complex. This was released in the second phase. We are really excited and can't wait for 2009!

We haven't yet been to Cape Verde but I have spent many months researching this archipelago of islands and I feel confident that this is a good investment.

Why did everyone invest in this development? Holiday home or Investment or both? Ours is both.

We would be interested to know if anyone did go on an inspection trip AFTER paying a deposit and if so, is it refundable?

Hi Trotter, My wife and I have just come back after investing in Vila Verde. We bought a one bedroom apartment with large balcony for 114,000 Euro with no sea view. I found the beach, food and water excellent. The climate is very pleasant with a nice breeze blowing all the time. Vila Verde is off center from Santa Maria but it will be a village in itself. We went to the beach closest to Vila Verde and it is beautiful. Ponta Preta seems to be a good development with a good payment plan but we learned that it has no planning permission as yet. I don't believe it will have the appeal of Vila Verde even though an equivalent apartment was 10,000 Euros less than ours. The island is barren at present and you have to imagine what the island will be like when all the planned investment and developement is complete. The south of the island at Santa Maria is the place to invest. Look up google earth and zoom down to see for yourself. Tober
Now there's an idea! I didn't think of the fact that you get a free inspection. I just didn't want to do a 10 hour connecting flight. I bought through absolute cape verde. 104m2 + 14m2 terrace, unfortunately it was one of the last few 2 beds left on this phase by which time prices had been put up a few times so I paid over Euro 150K (no sea view) thinking better to buy with a large developer on a 5* complex than risk it. What about you? I've no doubt that CV is up and coming as we will be able to get there in 5 hours from November '06. I just wonder if the location of Vila Verde on Sal is good enough? We know it's not 'on the beach' there is another development in front (Ponta Preta) but they also say it's 300 meters from sea at the nearest point of the complex. Santa Maria is apparantly 20 minutes walk. I gather that being on South of Sal is better than North? The developers rental return of 5% gross is not good enough as far as I am concerned so I wonder if renting through an alternative scheme would be more profitable. There are about 1500 units here most sold so I'm surprised there isn't more discussion here.trotter
Hi Trotter, I have purchased 2 in vila verde without having an inspection trip but i feel fairly confident. I know someone who has been who says the beaches are fantastic and it is a really up and coming area. Who did you buy from and how much did you pay? It would be interesting to compare. Why don,t you go on an inspection trip because you will get a full refund because you have put a deposit down. I am thinking of doing the same.obertelli
I've purchased a 2-bed apartment on Vila Verde without an inspection trip which was risky. Has anybody been to Sal and this site? Is it a good location? How far from Santa Maria? Or the nearest beach? I know there is info on their website but would rather hear from other buyers who have been and seen it.trotter
