Today, 27th November, 2008, the relevant UK Government Department is expected to reply to two written questions tabled in the British House of Lords by Lord Jones of Cheltenham.

One of these questions relates to the length of time taken by the Authorities in Cyprus to provide the Title Deeds for properties which still remain the assets of the developer (and against which he can raise further finance) even though fully paid for by UK citizens.

Cyprus Property News has reported that it currently takes 12 years to obtain your Title Deeds and that there are around 100,000 people waiting for theirs at present of whom some 30,000 are non-Cypriots and at least one is a Cyprus Government minister.

This situation has prevailed for several years in Cyprus despite a number of vacuous promises by various Cyprus Interior Ministers claiming to be using their best endeavours to address the issue.

Emily Lemoniati / Paschali have now responded to clients who have demanded the sized floor plans for their apartments. These plans should have been handed over at the date of signing the contract in Ms. Lemoniati's office so that clients could check them against the area of the apartment as shown on the price list given to them by MRI. The area of the living space as shown on this list is incorrect . In my case the apartment was 10 sq.mtrs. undersize representing 23,000 Euros, but MRI didn't care they had received their 20,500 Euros 10% commission and once your snared you don't get it back.

To check the apartment size ( living area, not balcony top floor apt. or patio ground floor apt. ) ignore all room dimensions and internal dividing walls. The calculation of the living space is done by taking the INTERNAL dimensions from the OUTSIDE WALLS then multiply the length by the breadth. Now compare that against the MRI price list and I've no doubt you will discover that they have mis-sold you an apartment.

Athena confirmed to me that my calculations were correct and that the missing 10sq. mtrs. was in communal areas. I sacked Ms.Lemoniati as I have proof that she is Paschali's Lawyer. My new lawyer confirmed that Athenas statement was rubbish. Ms.Lemoniati then responded by stating that lawyers do not commit to showing dimensions on off-plan properties. What she is then saying is, its pot luck what the size of the apartment will be and that the price list is just a guide line. Again my new lawyer confirmed that it is more important than ever that sizes must be shown on off-plan developments.

Check your contract it states "dimensions can vary by 2% ". well if there are no dimensions in the first place how do you determine that dimensions are within the 2% guideline. The dimensions were removed from the contract to deceive, that is unless they can think of another excuse.

IF YOU HAVEN'T GOT YOUR PLANS ASK Ms. LEMONIATI OR PASCHALI TO EMAIL THEM TO YOU.  I GOT MINE IN DECEMBER 07 AFTER PERSISTANT REQUESTS, SO THESE PLANS SHOULD NOW BE AVAILABLE AS I BELIEVE CONSTRUCTION ( MAY HAVE COMMENCED. )

just stumbled on this web page by accident as i was getting very nervous about what is going on in cyprus,  my husband and myself have bought a studio and my daughter has bought a one bedroom on vanessa, glad to know other people are in the same boat,  as we had visions of nobody else purchasing, therefore we thought that was the reason no work had been done, we was over in june 2008, nice comfort to know you guys are out there, and something is now getting moving..

I WAS WONDERING IF ANYONE HAD REQUESTED A COPY OF THE FLOOR PLANS SHOWING ALL THE DIMENSIONS OF THEIR VANESSA APARTMENT.

ALTHOUGH I HAVE HAD SEVERAL PRIVATE MESSAGES OF CONCERN NOBODY HAS CONFIMED THAT THEY HAVE REQUESTED  THESE PLANS FROM EMILY LEMONIATI.

AS I PREVIOUSLY MENTIONED IN MY MESSAGES, THAT HAVE BEEN DELETED ,CONSTRUCTION OF THESE APARTMENTS WAS SUPPOSED TO HAVE COMMENCED IN SEPTEMBER 2007. MY CONTRACT AT THAT DATE STATED THAT THE APARTMENTS WERE PRESENTLY UNDER CONSTRUCTION ( POSSIBLY BECAUSE THEY HAD ONLY CLEARED THE SITE.)

I DO KNOW THAT THE BUILDERS DID NOT HAVE A BUILDING PERMIT AS FAR BACK AS JUNE/JULY THIS YEAR BUT WHETHER THEY HAVE ONE NOW, I DO NOT KNOW.

IF ATHENA HAS SAID CONSTRUCTION WILL START THIS MONTH AND YOU BELIEVE IT THEN MAYBE THEY DO HAVE A PERMIT. ALL I CAN SAY IS THAT THERE HAS BEEN AT LEAST A DOZEN FALSE PROMISES IN THE PAST.

Hello everyone,

I have just read Carolines comment and am wondering myself what is happening here.In the middle of September bluebird said their parents had been out and work had been started on the site.Athena apparantly confirmed this and I sent her an E mail asking for confirmation! She replied confirming that work had started and if we visited later in the year there would be lots to see! I am beginning to wonder what is going on here and if there is a problem, why we are not being told instead of being lied to!!!!

It would be far better to be honest with us if there is a reason for the delay. Perhaps it is because monies have been passed over on the due dates and if this is so it would appear we have just about paid for something that has not yet been started!

Please,if anyone has any more information on work starting could they tell us please?

Hi all we have just received an email from athena to say that it will now be end of october before work starts in the vanessa resort we are visiting on 25th november and we are starting to think now that we wont see any work going on when we visit 

Has anyone else heard anything as we are starting to worry now

I have been watching the comments on the notice board with obvious interest and appreciate the points both Mr Angry and Monk have been making. We all must now feel a great deal of concern over these matters. We must remember however that most of us are now tied into these contracts and it will cost us all even MORE MONEY if this builder folds due to this adverse publicity, there are a lot of people with a lot at stake here who cannot afford to start all over again. Please bear that in mind when you are shouting the odds. I cannot help but question the motives of monk as he appears not to be involved with the project anymore  anyway and wonder if hes just wanting to be on Panorama! If these  apartments are already under construction it is obviously not going to be possible to alter them so are we to loose everything for a crusade???????

Great news about work finally starting!With regard to the furniture package I think it pays to shoparound if at all possible.The MRI recommended company are extremely expensive for the quality of the furniture and there are many other companies doing similar deals for much more reasonable prices. The road out of Paphos leading to Polis has many companies all doing a similar package.If at all possible it pays to make a visit and look at whats on offer first before commiting to any particular deal.

Hi everyone,

My name is William and I purchased a 2 bedroom apartment at the Vanessa site. This was done with MRI. I did not buy into the Lifetime aftersales as yet (It seemed to be a ploy to extract more money from us).

I have a clause in my contract which says the developer will pay me compensation for every month in late delivery after July 2009.

I haven't seen any pictures or heard of a start being made yet.

We have purchased a one bedroom apartment on vanessa development in June 07, we have just returned from cyprus July 08 & visited paschali office & was told building is due to start September 08 as the builders break up for summer in July & August, therefore it is due to be finished roughly end September 09. We visited the site and it is still exactly as it was last year. We are concerned about MRI as we have been informed about clients who are not happy with the furniture & rental schemes, also the lifetime aftersales and the lack of communication.

I have just been looking on the Christina hilltop apartment site. It will be self explanatory to

anyone interested!  It would appear we need to keep a check on solicitors and make

sure they are keeping abreast of events. At least they seem to be starting on one of the sites

and maybe Vanessa will be next. Anynews from anyone?

I have too purchased in vanessa and i am disapointed with the information passed from mri / lawyerwith regards to the development and it's progress. I have also purchsed a flat in portugal and it's very near the handover stage and apart from looking at the pogress photos on the lifetime aftersales site i don't think i would join again. Has anyone been out to paphos recently?

It is with concearn that I was informed by my lawyer that work is not due to start on this

development until at least august of this year, when we visited in May we were told it

would be then. What happens to stage payments due to be made if the developer has

not even started! Has anyone any comments and are builders always late in delivering?
