I havent taken up the option either, a bit annoying as my option plot was better than my owned one.

I think R2is lack of information about progress in the last 12 months speaks volumes.

Hi all.

I have four plots on the Plantation and also have the options on a further four. I have taken the decision NOT to take the options myself when they are due in June. Is anyone interested in buying these options off me? The current price of these plots is £15070, if you buy the option for £500 each then the plots are at last years price of £13700. I.e £13700 + £500 = £14200. That gives a discount of £820 per plot. If anyone is interested then please let me know. I may have to check with R2i that this is allowed, but to be honest I can't see a problem with this.

Got mine yesterday as well, printed it off at work today, was a little dissapointed with how little specific information there was on the development and its progress.  Am hoping to make it to Excel for the Place in the Sun expo.  will try to have a chat with them there.  If I get any news will post it up here.

I got my Plantation Update through today - lots of bumpf about the popularity of Brazil and some non quantified 25% increase in plot prices. No real infomraiton though about (presumably) increased build costs.

Still not sure whether to take up option. What are you thinking?

Hi Debbieb,

From my discussions the planning permission doesn't expire if the plot isn't built on so  I guess the 5? year probably relates to the time the builder plans to be on site - I guess he would't be interested in a one off build once he is complete.

If I hear any news will let you know.

I had been researching NE Brazil for a year or so, when this came up it was so cheap I just thought why not and I didnt really have a plan.  I dont mind speculating on the 1 plot, but not prepared to risk my cash on 2, so I need to look at it all over again.

The latest estimate of build costs is critical before I take the option. I had thought I may be able to sell the first plot in say 2010 at a profit to give me more funds to build on the option plot.

However, since last year there have been numerous similar developments and I dont think prices have risen much.

Also, I dont want to tie myself into having to pay an unspecified amount of cash to build on both plots. I know we had a time limit of 5(?) years to build on the plots. Do you know what happens if we havent built at that point?

Nice to see someone new posting - thought I was the only one for a while.

I also have my title deed through, looking forward to the update.... I guess it will help when making up our minds over the option; any thoughts on wehter you will take it up yet?

I'm 49-08 so we are almost neighbours - on the same street at least.

I've brought plot 47-10 (corner) and option 43-01(corner). I also plan on building the 3 bed, but prices werent fixed in the contract and a builder wasnt identified, so who knows what actual quotes will come in at.
I now have my land title deed too.

I've also brought a plot and optioned a second on the Plantation. Apparently an update on progress is due any day now.

Stace - did you go to Belmonte last year ? Any feedback.

I agree that the 3 bed villa with pool at c.40k looks to be a good bet.

How far down the line are you with the legal purchase?  I now have my Brazilian number and am awaiting land transfer.

I bought through ready2invest, I got a 440sqmtr corner plot for a tickle over 13k. Think this is a nice addition to the portfolio..although a pretty high risk, the stake to lose is relativelly low.

Have you signed up Quakers? I have, I'm going to build the 40k 3 bed villa option and hope to have a £100k  mortgage free investment when completed in 2010

I was considering it.  I have just bought a 2 bed appartment in Arraial D'Ajuda, Porto Seguro.  This is 50km south of Belmonte and a more developed area as already receives a lot of Brazilian, Dutch and Italian tourists.  Prices aren't as cheap but they are in comparison to other European beach resorts

I think that the area of Belmonte could be a good up and coming area particularly as they'll move the international airport out of the nearby centre of Porto Seguro to in between Belmonte and Porto Seguro.  Still trying to find out the name of the town where it's planned.  I plan to go to Brazil and stay 2-3 months near the end of the year and will check out what Belmonte and the Plantation / Discovery Coast is like.

I speak Portuguese and dealt with a local real estate agent in buying the other property but it wasn't so smooth as they're not accustomed to dealing with Europeans.  I need to get a job with them to help us Europeans out.

For those who've never been it is really a great country and particularly this area - food, music, dance, the local people.  In my opinion better and much safer than Sao Paulo and Rio!!
