Yes i did £3500.
Ended up paying for the inspection trip( which was a waste of time)Would have been allright, but the free bar was pulled after an hour.
The whole process has put me off investing overseas, but i think that possibly that was no bad thing.With the strong possibility of a sharp economic downturn, i think my cash is better off sat in the bank earning a bit.Surely Morocco will suffer badly with the demise of Spanish property and all the people who have MEW'ed | spoonbed |

Finally received deposit after a wait of 5 weeks and numerous telpephone calls.I was allways promised a telephone call back on such a such day but the calls never materialized.
I think the deposit saga just about sums up my dealings with Dreamworld.From the initial inspection trip/ debacle to the continuous imminent promises of construction beginning and little information the process has been, shall we say, interesting.

Who is still "in" on this development? the PBGR had all licences etc a couple of wks ago & progress is being made onsite, im sure prices on this development are the same as when it was launched many months ago, I was unser the impression after a certain percentage were sold there would be a 20% price increase...
Lets hope to hear more news on this development soon, what I do know is the Qatar development Al Houara which was launched a couple of weeks ago is next door but it seems as though some of the Al Houara site overlaps the Tanjah site... | MPC |
Hi , i didnt purchase at the tanjah until planning was granted which was 16th dec 06 .I think there was alot of people who had problems getting the right info etc before this.As to date the project is now 80% sold out. Everything is going fine , i have spoke to the lawyers and developer to make sure.
Phase 2 will be lauched soon but prices are 25% higher so good news for buyers in phase 1 . I noticed alot of bad press about the tanjah but when you look deeper you find the correct facts. In my view this is a great investment and should be looked at . I know of a view agents good and bad who are selling this, i dont want to name on here the ones who are not doing things properly but i went though www.worldwidefrontiers.com , very honest and professional, they will also let you know who and what to watch out for.

Around 150 investors went to Tangiers to see the TANJAH site on 4th/5th November 2006.
I am VERY sorry to say that the experience was far from what we would have wished, you can read our views and I MUST STRESS these are personal views from investors who had been ther and had put down deposits, NOT AGENTS or any RESORT BURNERS.

We have a small group of Tanjah buyers exchanging information privately off forum is anyone is interested. This is because of the high amount of scare tactics occuring on some formums, I am told the term is "resort burning"
These buyers are going through a variety of different agents to make these purchases, as agents have benn allocated different blocks on the site. Some are indeed charing a premium.
We have no "group" opinion on that ,we just share info, each makes thier own descision, if you want to be in the loop then drop me an email at gg@4stuff.co.uk.
Incidently the information given in the last post is true to the best of my knowledge, as this is what my AGENT charges, they do not all load a premium and many are paid by the developer anyway. However different people have got thier own views on this and we just share them, we have no ulterior motives apart from doing sufficient diligance to hopefully ensure a sucessful investment.

Hi everyone
I have bought a property in Tanjah via Dreamworld. Dream world are the developers who have a joint venture with gilmar. I would not trust estte agents because they are there just to make extra money from themselves. so i would suggest to always go to the developer direct. Your fees to reserve a property with dreamworld should be £2000 Res fee. £1500 admin fee. If you want to take out the exchange bond with Exco to pay your deposit over the period of 36 months then it would cost £3500 to set it up.
The reservation fee is fully refundable up until exchange of contracts.
The admin fee is currently refundable up until exchange of contracts.
The exchange bond premium is fully refundable on completion of build.
Now if any estate agent is asking you for money than the above, then dont deal with them. they are ripping you off to make extra money for themselves.
This is the process via dreamworld to reserve a property.
1. choose your property
2. fill in reservation forms
3. addpayment for reservation and admin fee of £3500.
4. send to dreamworld.com with completed forms
5. contracts issued to you within 7 days
6. choose to take exchange bond and DPP (Defered payment plan) , or cash option.
7. mortgage agreed in principle
8. 4 weeks later - either 1st instalment of Exchane bond is paid or full deposit is paid.

We are discussing this development heavily OFF FORUM.
Most of the dialogue from interested parties who have come here is being passed amongst a group of us now who are interested in ensuring the TANJAH deal is as sound as possible. If you are interested on being included because you are interested in the Tanjah, send me an email at gg@4stuff.co.uk and let me know who has told you what and we will give you all the current information we have gleaned and involve you in the email group we have got going. This is just a group of equals sharing their info nothing more.
These forums are very good for making contact with like minded individuals, however too many agents and those with other agendas have made it hard for some of us to pool our knowledge fairly and determine the facts as best we can in some cases, so we are sharing off forum but are more than happy to include others as I believe this gives us a better chance to get a fair deal and out bad selling practices/planning issues etc and other problems we all face.
So if you are just an straight up investor, then email and we'll include you.

Seems I am not the only one who felt the paper work was a bit off, which makes me feel better.
I don't honestly know what to tell you, like you I am only taking the word of my agents, in my case Viceroy, who I am simply (even if it turns out I am the one who is indeed simple!) taking on trust that they are holding it for me as promised.
I see no reason to part with more money at this point, unless they can support their position more soundly, I don't see it's up to us to throw any more money at them, we have given them something, a deposit as a gesture of goodwill, intent to go ahead and all that, so surely now they should give us somthing, contract, planning permission info, the usual?
I don't think I am being ureasonable. Am I?

This is just us, keeping each other informed, all normal folks as far as I can tell with no hidden agendas! :-)
If all goes well we will all be neighbours of sorts, I feel that there is also strength in numbers and we can stop anyone telling us stories if we share the info we are given between the real investors to help sift out the facts from the fiction.

Is this to do with communication from dreamworld? If so I received a letter from them 2 weeks ago stating that although I had paid my holding deposit they could not guarantee reserving those apartments unless I put more money down etc etc.
I had placed my reservation through Casablanca properties so I got in touch with them. They told me to ignore the dreamworld letter as CP were dealing directly with the developers.
I advised dreamworld accordingly & have have heard nothing since. So I am hoping that our reservations are holding until we go on an inspection trip. I certainly am not going to sign anything, or give any further monies until I have the opportunity to study a contract.

I have had three people contact me directly in the last 24hours about the Tanjah, I am happy to pass any info anyone may have and give any I also have.
I would add today what I have said to the three people who contacted me, my biggest concern is the pressure to fill in forms with no contracts. Of the three other developments I have purchased from, in entirely different parts of the world, each have sent me HUGE whacking great chunky contracts, covering internal specs, external spec, covenants, usuage, insurance,planning permissions and all the volumes of stuff you would expect, all bonded and signed and with legal representation. Yes I have read them and asked questions and had fully acceptable responses. I feel confident that I am left in no doubt as to what I am buying and what to expect and all contractual commitments. I got these contracts after the initial holding deposits of £1k's and £2K respectively and BEFORE any requests for a large chunk of money, and then only when satifisfied with the contracts.
If I had not had this experience with these others, I may have just gone with the herd and handed over all my cash, no questions asked, BUT in the light of this I feel sure I should be getting more at the outset, although I feel presurissed, nay blackmailed into feeling I won't get the apartment of my choice if I don't go with the flow!
What conclusions should we draw from this? Is it so unreasonable to have a sight of the contract before signing over access our bank accounts for standing orders, credit checks etc?
I must add, all thes others are DIRECT with developers, may be this is the norm with agents, I would welcome experienced comment from those who have gone before me!

So sorry about that. You are probably right about reading the info on another site, as I have posted wherever there seemed to be some controversy. I still want to hear for myself what the solicitor says when he gets back, but when he left he was emphatic planning had ben granted, albeit he admitted getting a copy was a problem. Anyway we shall see. I will happily email you a copy of what he sent me, as I have nothing to hide and want to get to the bottom of this ASAP, like you I want to be satisfied my money will be as safe as it can be, given all investmetns of this nature will carry some risk, but no need to run headlong into trouble is there!

Hi Gilliver - I have also tried emailing you and the same thing happened! Perhaps you could check your address and post the correct one. Having said that I think I have already seen the contents of the letter you are referring to on another Morocco chat site you were on but wouldn't mind receiving it all the same. Thanks for going to all the trouble to research this, I for one am very grateful. I have been doing my own fishing around but haven't manged to get as far as you yet!
Incidentally I have been searching for Bluefish but haven't found it yet - do you have their internet address by any chance? I have been dealing with Investors Provident thus far and they seem pretty on the ball with some good sea front plots.....
Will keep in touch if I get any more useful info.

Well I would paste it if this daft text box would let me.. basically yes tanjah has planning, documents requested, hopefully in 2 weeks, contracts being drawn up, going to morocco to enage moroccan solicitors to do the moroccan side, clause to enforce completion and due diligance being performed as I write, so yes the right things are happening, anyone want a copy of the letter that i cannot seem to put up here for you email me at gg@4tuff.co.uk | Gilliver |

| Bluefish Property services can do many of the front blocks and very kindly sent me tons of availability, so much more choice than first thought. Same deals pretty much. no-one knows for sure how certain all this is as it is all too soon for contracts, so frankly no-one is exactly sure what they are geting. I am not convinced now that it will truly be font line as there is soon for another row in front before the beach and that means looking over the top of other propeties, which I did not want. There is another front line row, not to be released until Jan 07 and alot more expensive. Generally the Atllantic will be alot windier and I am haveing second thoughts. | Gilliver |
| Have been trawling the internet over the weekend to find better plans and blocks and have come across another UK company offering much better blocks - have emailed them for more info and will keep you posted. | I have read all the threads to the links you have gievn me and it seems on balance like a lot of scare mongering. I am only to happy to be warned of some major fraud and I will put any concerns to VICEROY. However as I planned to go the deffered Bond route for the deposit, I understand that stays with the bank not goes to the developer until the properties are ready. I saw somewhere these bonds are in place with a UK company which means they must be FSA ( Financial Services Authority) regulated and cannot be touched. so if it goes wrong then the money will not have left their hands.Massive amounts of money have been pumped in by the AE, doubtless they all have nice littel kingley meetings about how to improve their empires and the AE have extended/coerced thier vision to the new young king of Morroco, The "Cool King" As with any developer things can go wrong, but if they do a lot of people will get their fingers burnt and alot of agents too. As in many cases there wikk be no money until a large amount of money has been promised and interest calculated, it would seem likely that this development as we know is indeed very pre-release, thus the liklihood of good investment and values rising and the later completeion date of late 2009. Take all that into consideration and more and I don't think that by the time the contracts are drawn and people have read the contracts in detail any problems will have come tolight and be addressed. I am wary as a result of other postings, but not especially put off. You can say these things about any development. I will do my research as information becomes available and my money won't be going anywher until I am happy! | Gilliver |

| No you are not dim, the floor plans do not match up with the artists impressions and it is hard to choose the right apartment from the b;lock when you do not know how each one affects the other. the only complaints I have about this development is how can anyone offer the 10% and developer perhaps selling behind a persons back if they take the bond ( for greater profit as development increases in value) option as they are not holding the bond and are fully assigned to the purchaser until the 25% has been paid. Personally I think as the whole development is offering this and as my husband tells me, one a bond is in place the banks will be happy to finance the development as the build costs are covered by the bonds, so be crazy to start messing people around and I don't think they would risk the reputation of the development with the need to sell 3,500 units as there would be hell to pay.I have been told beach views at VICEROY, but not actually the best positioned unit no34 is it? | Gilliver |
| Am also contemplating getting in to this one. Like you I see that Viceroy are only offering the 2 blocks. It would seem that Dreamworld.com is the main agent. I have emailed them and am waiting to hear. Also has anyone managed to tie up the floor plans with the actual artists impressions to get an idea of what is what - I can't! | I have paid a holding deposit with VICEROY, looks like a great place, but we have only been offered blcoks 34 and 46, how do you get to buy the ones closer to the beach? Also there seems to be some query about how the developers can guarantee 10% rental. I have to agree, as much as I want to believe it, that is quite a promise, I was told by someone in a totally unrealted conversation that they used to work for a Spanish developer back by Sevvy Ballesteros ( I can't spell his name I know!) and they failed to come good on the agreement, so to take all of these promises with a BIG pinch of salt. Still think it a blinding investmetn, have done quite a bit of research now, see an few pictures by searching all different sellers, still not found the main ones though and it LOOKS really good.
