Hi All,
Here is the latest update to Sesimbra Bay.
We now have a new deal on the table for this resort and its gone down a storm. Investors can now buy in for 3% down. Inititally you put down a 10% deposit and upon completion the Developer (Lisop) will give you back 7% in cash. The Developer will has also agreed to pay ALL of your closing costs which is equivalent to around 12% of the purchase price. On a Studio apartment this is a saving of around £21,000. This offer is for a limited time period only and its expected to be sold out before end of November.

Hello,
My name is Adrian and I represent a company called Owner Invest. We are now the official agent for Lisop and the Sesimbra Bay resort. There has been some significant updates to the way the deal is structured for this development which I thought Users here might be interested in. In order to purchase now the deal for investors is:
- 15% down to purchase
- 4.5% Cash Back
- ALL closing costs to be paid by Developer - saving at least €20k

| I have seen the development. It is well and truely underway with the ground and first floor parking in place for phase 1 and work beginning on the first floor accomodation level. Indications for completion are still late 2009 although they are hoping to complete sooner. | toby2 |
My understanding is that building has commenced and that completion is scheduled for 2009. I think developer hopes to complete pre summer 2009 - but I dont know if that can be guaranteed. We hope to be there in Sept 09 and the indications from the agent lead us to believe this to be possible.

| Hi There In answer to your query we were told 2009 but as there are 3 phases you would need to check which one is being offered to you.You might also check the length of time you are being asked to sign up to the management company as there seems to be an issue with this.As I understand it the original length of time on the contract has been changed from 4or 5 years to around 10 or 11 years.This seems like a long time to have to be tied into a management co.if you are unhappy with their service.I would welcome input from anyone who has an interest in this development.Sesimbra Bay Portugal. | gordon029 |

| I actually withdrew from the deal last month because the payment structure changed. Nothing sinister I'd say, there was so much demand that the builders needed some cash guarantees up front. But it moved the goalposts for me.
