I have just returned from Calabria,after visiting for the first time nearly two years ago the site has now been developed and the structure is there but i am alarmed after speaking to locals that the site has not been touched for the past three months.can anyone tell me what the problem is? | kingshall |
Hi Austyn, The latest on SR1 is that it is now 4 stories high with a solarium on the roof and the completion date is June 2009,do you have any other news on the development.

| incidentley there was a recent article in the reggio newsletter in Calabria that planning permission has been granted and approved for a 18 hole golf course not in Bianco but in Brancaleone which is situated about 15 km furthur south.The course is being designed by padraig Harrington the article can be found online but is written in italian this undoubtably will be good for the area as a whole. | kingshall |
i have just returned from calabria and have been researching developments from a graet many developers and local agents ,my view is that there has been some planning difficultys regarding a number of developments which different companys have been selling and in fact sould not have been marketed at all untill all planning issues had been resolved on a satisfactory basis, which is clearly not the case here ,hence the problems that so many people seem to have been facing .and the dissapointment and upset people are left with if a developer cannot deliver anyone is entitled to there money back in italy as all deposits are bank guaranteed.From my research which was exstensive there are no two bedroom off plan units anywhere in the price range that you mention and i did visit Medsea can someone advise whether this development was located in Bianco or whether it refers to one furthur up the coast prices quoted by different companys and developers seem to be on the rise the cheapest units i sourced were more in the region of around 85000 euros although there seems to be good value in some of the resales which i looked at from local italian agents. | kingshall |

Thanks for that ,where were the flats located ,I have been looking around their web site and can see only one in our price range.When you see their advert on Real estate TV they state that they have 2 bed 1 bath apartments starting from € 57,ooo.But there again we have herd their bull shit before and I expect we will hear a lot more before this is all over.

Our email came on the 3rd January. It's all quite sad really, I had been looking forward to our Italian adventure. I'm in the process of trying to get our money back. I'll let you know how that goes. So far we've had sympathetic mutterings (after two weeks of no reply at all) and vague offers of other flats which we have declined to pursue. Fool us once, shame on you etc

My info came in an email dated 31 Dec 2007 and although I have sent replies I have not received any answers to our questions.This has been the same all the way through once they had the money.
I hear that the whole industry is in a bit of a state so I expect it will be us at the bottom of the pile that will pay for it.

This is indeed a learning experience. I've just sent a copy of my email response again to Medsea as they haven't yet replied to my original email four days ago. Anyway, I don't want to spend another message whinging about what we maybe should have foreseen. I think it's good to trust people and I have no regrets taking the risk. However, if that trust is then abused as it so clearly has been then I also think it's best to walk away. Why do you think we should hang on? Do you think your agent knows something we don't? Will the swimming pool reappear at some future meeting? Have they sold each apartment three times and want to get rid of people by making the project seem as unappealing as possible?
I'm starting to get paraniod. I'm off for my tea.

We are in contact with 4 other purchasers of San Rocco 1 and that accounts for 7 apartments and I can assure you nobody is very Happy ,we all received our emails and I know two of us have replied pointing out a few facts that we are not happy about ,lifts for a start are only there for the top floor they were never required before .Not only that but the one in B block comes up through my bathroom and I reckon it takes about 2 square meters off the size of our apartment .I feel the same about the Jacuzzis as you do .The parking will be a nightmare with 42 apartments and only 23 parking spaces, our apartment was top floor around the back so as to be quiet it is now in a sandwich between the top and the first floor.
When we purchased our apartment we used a solicitor Med Sea recommended ,after a while they changed them to Giambrone & law who sent us a new contract that had lost us the underground parking and pool and also extended the build time by up to two years we have never signed this and we have not paid their bill and I don't believe the other people I know have either.
This was a big con from the start we were offered a furniture package if we signed when we were in Italy ,this was denied and the rep left the company ,(or so we were told ) we were also told that there would be a golf course behind Bianco and we were taken to see the area it was to be in,this was also a con.
My agent has offered to take my apartment back at cost price, and he already has two so I feel we should stick with it for a bit longer and see what happens.

I'm very sorry to hear your story. We have been similarly suckered. We put down a deposit on a one bedroomed apartment in a two storey building with underground car park and pool in San Rocco 1. We paid 50% of total purchase costs over a year ago. I won't bore you with the finer details of our interactions with Giambrone and Law, suffice to say that we have been married for 14 months, told them three times and they have so far been unable to update their records to reflect this.
We were told on the 3rd Jan 2008 by the vaguest email from Medsea that there is no longer a pool or underground car park planned for San Rocco but some jacuzzis will be built on the roof of what now is a three storey building... If I'd wanted a jacuzzi I could have broken wind in the bath. Right now I'd rather be breaking wind on Medsea though. We have been conned and it doesn't taste very nice. I have no objection at all to plans changing, or even the laissez faire manner with which they do. But this smacks of dishonesty. Not only that but incompetent dishonesty. I don't want anything further to do with it.
Any idea on the best way of getting as much money back as possible? I read on a different thread that Medsea aren't the best at coughing up...

Hi ,I have just joined "Eye on Worldwide" and found someone had registered San Rocco 1 but not made an entry, so here goes.
I purchased an apartment there about 20 months ago,2 bed 1 bath, underground parking and a shared swimming pool. The agents were "Medsea" and we used the solicitor they recommended ,which eventually was Giambrone & Law. As we had not long retired this was to be a holiday home for us and our Kids to use as and when, It looked like heaven to us.
I have been reading the "Vista Montagne" message board and this is the same story with some variations. First of all the underground parking has been taken away and the swimming pool has also gone,but in its place they have already partly built a three storey building which we hear could be a restaurant with all that goes with it, ie: deliveries and dustbins,this will also impede the sea views of half of the development,and yes the golf course that we were told was to be developed behind Bianco is also a no go.
I could write a book about the communications with Medsea. As there are only 33 apartments in this development it would be nice to hear from any of the other purchasers.
