Had an email off Simeon today he said that the restuarant will be up and running by the end of the month. Also he as done some of the things we wanted doing and the kitchen is being put in. I hope its true.

We are going back over on the 21st July got back from there June 9th.Just go over not expecting a lot, that way you might have a nice surprise. We were expecting to stay in our villa but didnt but never mind we will stay in ours in July, might be a bit optimistic though. Watch the taxi drivers a load of crooks, if you are not hiring a car agood taxi is Stefan 0359887901503, he charges 20 lev to the airport and 17 levs into Burgas from site. Hope everything is ok when you get there. Our villa is B3 just say to Simeon is their kitchen done (joke). We are going over to Salt Lake on 23rd June for 2 weeks, if anyone is going to be there at same time it would be nice to meet up.

We are unsure about what to expect regarding the villa but do intend to stay in it if its possible!!

If anyone has been over in the last couple of weeks and has anything to report we would really like to hear from them before we go, as having looked at the most recent pictures on this site I hope things have progressed much quicker in the last month or we will really be dissapointed, but won't hold my breath.

We will update the site with any info and pictures we get when we return.

Just got back from Bulgaria stayed on site Simeon said when we were going over our villa was finished. First night stayed at the Fors Hotel next day he picked us up took us over said kitchen wasnt finished but would be in a few days, so stayed there for 2 wks. Kitchen package wasnt even there but he kept saying it would be there next day but no isnt there now.It was very peaceful at night. They have made the paths had a good time watching them cement them, were sad. Going over again in July Simeon is getting some more things done and sending photos to prove that its finished he wanted money for what we need doing but we said will pay in July when its done. Very few workmen on site. Cant see it will be finished then but could be wrong.hughes

As discussed in previous messages about setting up some form of group organisation we now have made a start and are operating an owners spreadsheet.  We need to get as many onboard as possible and to access this spreadsheet we need your villa(s) number and your email address. Hopefully  from this we can go on to bigger and better things.

Please add any remarks/ideas will be useful as it seems a lot of owners are going out to the development this summer.

Things like the credit crunch have not helped with consumer confidence in all aspects of investing, so as in most cases we will have to sit this one out.  It will get there in the end and once we get a positive input reference the facilities, especially the golf course, things will look very different.

I agree with Negumbo that the Bulgarians are not Germans or Brits etc. and have a different way of doing things. Their  quality standards in just about every aspect will have to change but that is a time thing.

What is needed now is lots of interchange between buyers, most of us are Brits and Irish so there is no problem communicating. Lets get talking, lets get a consensus, lets pool our talents/skills even if it just an idea(s).

I for instance have the intention to rent, but I guess with the current state of the complex will not do so until its ready so most of the time will be empty. Whilst there is a site manager.it would be nice if any longer term residents would keep a neighbourly eye out for the others etc. There is bound to be something we could offer in return, like bringing out some Marmite or tea. Whilst we are not expats, perhaps we can get a community spirit going because at the moment I think we all fell a bit isolated and unsure.

I have bought Villa B2 and posted ny experiences on through this message board but I am quite willing to give out my phone number and email address and talk to anybody with ideas/inputs/issues. Just send me a private message and we will get the ball rolling. Two of us are swapping valuable information already

Its called the Salt Lake Country Club and as we are all members so lets make it club to be in.

The development has potential to be a very good investment.

I share your concerns, but if everyone walks away, any investment so far is at risk.

Please understand that the method of development in Bulgaria is not as it would be in the UK and Ireland.   This is the case in most European member states.

Respect the cultural differences, note our unique property methodology and processes in the UK and Ireland and recognise that any investment in overseas property is a risk.

The potential returns are high. 

We all appreciate the worries of the interested investors, owners and those in the process of completion. 

I think that the sales groups involved in SLCC are selling the potential of a fully functioning development with high value services and municipal development.

It remains to be seen if these facilities are put in place.  In the meantime, investors need to support the development.

Well ive tried being optomistic but after my visit im strugglin. There is hardly any progression since last year. I would not trust the manager that we meet out on the site untill he has proved himself (anyone can stand around and hand out business cards). The villas are up but nothing more. I have just looked at the latest pictures of the pool that was to be tiled this week and it looks as tho its just had a coat of paint. Just returned home today and not buzzing about it. I really dont want to pay the final payment when there is nothing on site as they stated ie. Airport transfer, horseriding,spa,restaraunt,kindergarten,shop, 4 pools one being an aqua pool, buses to beach,shops etc... Whats to say we dont pay our money and they leave it as is. I started looking at SLCC in September 2006 and purchased a villa.

I visited in December 2006 and have had a local guy visiting for progress reports since then.

I have not completed yet, but I am pursuing confirmation that the land is owned by the developer for resale.

If I can help anyone, please let me know.

I agree with your take on dealing with Bulgars, as for the insurance the UK quotes were over £200 . Of course all insurance is based the value of goods/etc.,  so its how long is a piece of string.  Anyway I think most of us are too trusting and we have a lot to learn about Bulgaria. I think the answer is be careful and try and consult somebody else before making decisions.

Me again, as I have now taken possession of my villa I hopefully will be in a position to rent shortly.

 Just waiting for the furniture and snags to be cleared. I am not going fully commercial on it yet as the site is not complete,. However  I can offer the villa to owners/future owners and families if they wish. 

 It would be at an extremely favourable rate to cover costs. Its a 2 bedroomed  Borjana villa so sleeps 4+.

Got back yesterday after signing over my villa last week.  Had previously checked over the property for snags but as there was no power or furniture had to leave this off my list. Main problem was uneven floors and poorly fitted laminates. Gave Simeon the developer a run down on the problems and kept a small amount back until jobs are done.

The exchange with the notary takes about half an hour with Simeon and an interpreter present.  Lots of signatures and rubber stamps. Cost will be over 700 euros depending on purchase price .

Simeon will also give you an option of forming a company to own the land and may offer this at no cost.

On signing over the price shown will be less than paid.  This reduces taxes all round and is common practise and  legal.  Capital gains tax does now not apply to selling onwards one property  so the apparent larger difference between the stated purchase  price and a future selling price, which is a common fear is now irrelevant.

I also met Pencho ( learning English)  who is the site manager and will have the restuarant and bar etc. He has his fingers in lots of pies and being local knows anybody who is somebody. ( His mate is the Mayor) . He organised a discount for house and contents insurance with the Allianz in Bourgas and I will be paying about 160 euros.  I am not sure how to take him yet,  as he offers extras for your villa always at the best possible price, but for whom I don't  know??

As the complex nears completion, (not ready yet)  I think collective brains will help so experiences like mine may help, lets keep each other informed. Mostly Brit owners so language OK and we can keep an eye out for each other and our properties

When we first started buying our vila, the agents we bought it through said then that Thomas Cook were going to have Salt Lake in there books. The address Simeon gave us though was SLCC, village Cherno More', Municipality Bourgas, Postcode 8000.hughes

I found a site on the net when looking into hiring a car , the company offers Airport Transfers and car hire and seems cheap enough may be useful . I emailed them and for 5 people heading out in August a return trip from Bourgas airport to Aheloy ( which is the town that salt lake country club is located it was costing 78 euros for the round trip

Hi Fellow Salt Lakers!

 

Arthur & I have recently purchased a property in Salt Lake Country Club. We travelled to Bulgaria on the 3rd of May to finalise the deal.  It happened to be a bank holiday weekend in Bulgaria so Simeon put us and our 3 children in a hotel in Central Bourgas. This gave us an opportubnity to get to know the nearest city very well. When the notary office was opened mid week we finalised everything with the help of an interpreter. We foundn Simeon to be very helpful & accomodating. We where very excited when we saw the progress of the property, it looks really well. There has been al ot of rain the provious months and therefore the property was very muddy however they still managed to get alot done. We are heading back over on the 14th July and this time plan to stay there. I believe the site will be up and running by then and with better weather and more people around I can imagine that there will be a great atomsphere.

Salt Lake is about 10 mins from Bourgas airport and about 40 mins from Sunny Beach. There seems to be plenty of public transport.hughes

Glad to hear some good news at last!!
We will be going over at the end of June and were getting really worried that things wouldn't be ready as family have spent a fair amount of money on flights and wanted everything to be ok.
We have had a bit of a set back as when the roads were put in they cut across our garden therefore not leaving enough room for a  pool, we have been told that they are going to move it and install the pool in the next couple of weeks but I must say I will be very surprised if this is the case, but can only keep hoping. 
We would really love to see some new pictures of the site as there doesn't seem to have been any updates for ages.

I will  be going out from Manchester on the 26th and hope to inspect my property ( villa B2 )on the Tuesday.  Hopefully there won't be a great deal of snags but I have kept some of the purchase price back until they have been remedied.

I see there are some concerns about the complex especially phase 2 and that also the Glasgow based Foreign Investment website has gone from the net. Perhaps there is a link?

Will update on  the developement when I get back.

Hi all Salt Lake Owners

I have just had an email from our estate agent who visited the site as of a couple of days ago and he reported back to us the following , we are heading out in August

. The Villas
We found the villas structurally sound and any jobs outstanding were more of a cosmetic nature such as painting and
plastering in some areas which we identified to the developer . They were still unpacking the furniture in most villas which
I understand will be complete within the next week . Water and Electricity was connected to all villas although I could not
test these on the day as they were turned off for safety reasons . The villas also have a structural guarantee and any other
items discovered by you afterwards will be rectified by the developer promptly .
 
2. Landscaping
They have laid grass seed and planted a variety of tress and bushes in around the estate which are difficult to appreciate at
this stage and will take to mature . I think it will be next Summer in reality before any of these really start to blossom and
some clients may decide to purchase extra plants of their choice to plant in their gardens .
 
3. Roadways & Fencing
These were not all finished although the developer assured us that all would be in place by the end of May .
 
4. Swimming Pool
They were just about to tile the main Swimming pool which will be functional by the end of May .
 
5. Shops & Restaurant
These were being fitted out and I understand will be likewise functional by the 1st week of June and will be operated by a
Mr. Pencho Juliev Iwanov who will also take responsibility for the full Management of the estate . He will also provide a host
of services to include car hire , taxi, laundry , excursions , rentals , airport collections etc ...
 
In conclusion , I think the site is looking good although will take time to mature and naturally there will be a few teething
problems at the beginning which is the case with all new estates

 

I hope this helps some of you who are heading out in the next few weeks , I am awaitng some photos to be sent to me and as soon as i receive them I will put them on the site

Going out 26th May to check out the villa we purchased in 2005.Was hoping we would be in our own villa but still not able to. Flights are alot more expensive now and i couldnt find one  for under 250.00GBP.

Will take photos etc. on how its going as there seems a lot of negativity, regarding the developement and cant help but worry myself.

a warning to any one buying a property at salt lake phase 2 . i was supposed to be buying one last year and i met the supposed developer alex when i went for an inspection trip. he came out with some cock and bull story that he couldnt get the keys to any of the houses as it was some sort of holiday that day. i currently have a solicitor out there acting for me to find out where this alex is and whats going on. so be warned make sure you do plenty of checks on the developer before you part with any money. and if you do part with money make sure you have legal documents to prove that your property is being built .grez

There are other Agents selling SLCC, Buyeurope is one, 49,995 GBP bungalow, furniture pack 5k euro, pool 8k euro, the standard price! another advantage is he actually lives 2 hours drive from the site. not England, not Scotlandwiggy53
I hope this is not  the case. I brought my villa in oct 2006 and was told it would be ready in spring 2007. Did not book a holiday to go out there then because I thought they were being optimistic. Hower have booked for this summer as a year and a half later I was hoping to be relaxing by the pool. Does anybody know yet what is open and what isnt.bassett5486

I have been reading on another site selling Salt Lake Villas that not all of the facilities will be available at the premises for the first year ,and I wonder if this includes the complex pools I have not been able to get any answers , would other buyers be aware of this and if they know what facilites will be available
