Hi,
After three visits (!) and a lot of frustration to sort out snagging on our Villa, we have finally got most things done. We have also received the furniture we ordered from Marrakesh, ready to rent out the villa - imaginatlively called "Saidia Beach Villa"! - (you can see it at www.saidia-accommodation.com) at the end of the summer.
We are kind of stabbing in the dark at rental prices - does anyone have any experience as to what is achievable? The villa is aimed at the top end of the market. Any feedback greatly appreciated!

It may be VAT (or TVA in French), Notary and legal fees. You would normally need to budget for about 6% of the purchase price in these type of fees. You need to check your contract to determine exactly what's included, or better ask your solicitor to do so. One key issue at the moment is that the rate of TVA has been increased from 15% to 20%, and this increase may be part of the equation. Again it depends on your contract whether TVA is included in the price or not. | Mr Ri |
Hi
I have purchased a 2 bed apartment in AP2 and last week I went to Saidia to sign the contract for my mortgage. All of this went well. Except now I have been told I must pay another £6000 in fees on top of the price I was previously quoted and this is on top of the mortgage - i.e. this is in addition to teh mortgage and not included in it.
Has any one else had this experience or does anyone know what this price increase is for please - as usual I get no help from Fadesa to such queries.

Can anyone recommend any direct route or the most practical route to Saidia from Dubai? I've tried and is 18 hours plus? any help would be welcomed?

Hi, my husband and i are going to Saidia in April to complete on our apartment. We are only there for 2 days and basically would like to know what are the key things we need to do/ask/organise etc during that time just so we make the most of our stay - any ideas? We don't plan to furnish the place yet and will go back again to do this at a later stage when we want to start renting it out - not much point renting it out at the moment! Any ideas/help gladly welcome! From what i have read i think the snag list may take up alot of time!
Also, any advice on staying in hotels for the time we are there? Is it worth staying in Saidia or staying in Melilla (where we fly into) and then drive out to Fadesa offices in Saidia?
Oh and has anyone had Fadesa arrange a mortgage for thier property - any hitches with that, as we will be orgaininsng this before we go so we can signe papers on our vist.

Hi, I have completed 4 bed 3 bath villa on golf and am looking for a Fractional Ownership partner as I have changed my personal plans. This is a true principled arrangement not time share.
The propert y would be available from June to November or alternatively in quarterly periods from say mid Nov to mid Feb fro Golfers and from mid June to Mid Sept fro Beach lovers

First visit to the message board - we have reserved a 2 bed penthouse on 'The Greens' through Saffron Villas, and have just received the contract. Can anyone recommend a good solicitor, I have contacted CBA Law and the International Property Law Centre, has anybody used these? and if they have, are they pleased with them.
