Hi All
We have just arrived back from a 2 night stay B&B at Puerto Seguro/Geleteria Enrico just across from the site. The weather yesterday was blue sky 25 degrees fantastic! Met with Raffaele on Saturday - expected completion for us in phase 2 he told us will be March/April 09. Furniture packs and kitchen info should be available from January. Managed a tour of our apartment in B block. Bath, shower trays fitted - floor/wall tiles should be completed in next few weeks. We viewed block D to see the colour and finish of floor and wall tiles look really nice! Have posted some photos one showing the back of B block taken from our room at the B&B. Can't wait to go back hopfully after March when we hope to have the keys fingers crossed! | Lin30 |

Hi,
I have recently returned from Italy having stayed near to Tropea, but visited the Sabbie developement regulary, while I was over there, there was a rumour that Ryan air have pulled out from flying to Lamezia, does anyone know if this is true? or have they just postponed flights until next year, also does anyone know when the developement is likely to be finnished I have been told Dec then June?

Hi there
Just returned from the site and have added some photos. I was given a date of March next year for possible completion. Things are still progressing nicely. The weather was glorious but the beach bar and lido were closed the day I was there. Found a place in Pizzo which offer furniture packs and rental agency services. If anyone wants info send PM and I will send the link. Found that there is a bus service that runs hourly along the coast road. It is blue, but was unable to pick up a new timetable. Have been promised brochures for internal doors/aircon/furniture packs when they are available.
Regards to all

Hi there its me again Just had a thought, in previous blogs there has been mention of gas pipes being installed, if there are it will be for bottled gas as there is no mains gas in the area. Lots of people in M1 using bottled gas for cooking. Hope this info usefull.

Hi all Sabia buyers,
Just got back from another 10 days watching the progress of your apartments. Block A nearest M 1 are having their second fixing done, baths and shower trays in (nice modern ones) electrics (plugs etc) being done they have also had their first coat of paint on walls as you would expect this is white. block D plastered internally and externally floor screed done to top 2 floors and some second fixing taking place some baths and shower trays in situe. Externally they, like block A are ready for painting. Block B & C have their roofs finished and are just getting their first coat of spray on concrete to the external walls did not manage to get inside these though.I asked Raffaelle Riga what colour they were going to be painted when finished he told me YELLOW Oh nearly forgot , they are just putting up the railing around Sabia which are quite attractive , a bit more ornate than M1 all in all good progress i think since my last visit in July.
Bye for now Finally | finally |
| where is everyone it has all gone very quite, anyone any issues re furniture, were we get mortgage from , drop in values etc etc | seandav |
Hi There from Alberto,
To all the residents of Marinella and Sabia, I am thinking of organising a meeting next time I am in Italy which will be between 28th September - 17th October.
The agenda is is openly discuss with all residents on how we proceed with all the problems we have had during the last 2-3 years with G&L and the builders.
Is anyone interested, please let me know what dates you are in Italy and lets see if we can arrange some sort of forum, this would also be a great opportunity to make new friends and exchange advice and tips.
My mail address is albertovuotto@btopenworld.com
Home no is 01606 550464.

| Are there any still still available. ( Am new to this, but spent many happy holidays in Pizzo some years back and now Ryannair fly there making it more accessible am very nterested in property purchase there.) Where is the Sabbia development in relation to Pizzo, north or south? saw a refernce to the Francavilla Angitola railway station so assume near the Hotel Grillo? ( Has Hotel Grillo finished being refurbished yet? Last time it was there was still work-in-progress... | swasz |
| thanks for those myjeanie, its great to see this moving so quick yet hard to understand that it wont be ready until next june. i am in apt c5 ,ist floor with the round balcony if any one is out soon and would be so kind to update on this, thanks again in advance. | seandav |
| Hi - is that the same Raffaele Riga who runs the bar Chez Toi with his bro Morino? | swasz |
| just posted some new photos of Sabbia taken first week of August for all you phase 2 people. I have bought phase 1 A block and look forward to meeting more new neighbours next year. | myjeanie |
HI every one , Sorry Fozziday is correct the smaller block is block A closest to M1
Regards finally | finally |
Thanks for that Finally. I am a bit confused as I was under the impression that the block nearest Marinella 1 was in fact Block A (the smaller of the blocks). I thought the builders would soon be going on vacation; sounds like they need a well earned rest. Everything seems to be coming together. I look forward to seeing the progress in October when I next visit. I will also look forward to any further updates from our "neighbours".
Cheers for now. | fozzieday |
Hi all Sabia purchasers,Just got back from Marinella, spent 16 days watching the building going on in your apartments!!Block D (nearest marinella 1) has been plastered both internally and externally it has had its final coat ,not painted yet . the roller blinds are in and the marble window sills, if same as M1 they wont put windows in untill painting done and wont take scaffolding down untill finished, they have however put the sky lignts in the roof and the roof is finished. block C is about to get its roof tiles on and the walls are all built now.Block B is similar to C .Block A roof finished dorma windows look attractive, roller shutters going in and marble window sills in so they should start plastering soon. Obviously the builders (who do work hard all day) will be going off for their holidays soon so that will halt progress for a month but they are doing well especially in the extreem heat they have had recently
Hope this helpfull
Regards Finally | finally |
My brother has just returned from site visit. Electrics, plumbing and gas!! in situ. Looks ready for plastering. Quite a lot of progress since my April visit. I am posting a couple of photos of the inside of one of the D block apartments along with a couple of external shots of other blocks. Lots of workmen on site, which is good news. I guess things will slow down over the heat of the summer months. Beach looking cleaner and L'oasis Lido on the beach up and running and looking good.
For those of you with storecupboards, the plumbing is in there for washing machines.
The gas is apparently for the boiler, although we believe the contract stated it was electric.
I have posted a photo of some air conditioning units fitted to another apartment block in the area. Hopefully we won't end up with anything so unsightly. | fozzieday |
Hi sendave, I dont think anyone has sorted their aircon yet Raffaele Riga is supposed to be getting quotes for it ,but as some people have not completed yet we are still waiting for this info. Will post a message when we have more info.

| There is some more news ,info and progress photos on the www.incalabria.com forum | db9 |
Hi there
Just returned from visit to development to see how things are going and have posted some photos.
Trust me to pick a national holiday for the visit. No signs of any workmen.
If anyone is interested, it is a 45 minute walk to FrancaVilla railway station and 90 minute walk to Pizzo station. Both could probably be done a bit quicker after a few attempts!! Both stations are on the line Lamezia to Rosarno and appeared to run on time whilst we were using them albeit only every hour weekdays and every 2 hours on Sunday. There is a more regular service from Lamezia which stops at Vibo Valentia Pizzo, which is higher up the hillside and slightly further away than Pizzo. | fozzieday |
Hi seandav, Sorry i thought you were trying to sell me stuff!!! The foremat completely threw me and i obviously got the wrong end of the stick .Please accept my apology.
The prices seem ok to me especialy if they include every thing.

finally i have sent you an pm, i am a mortgage advisor but this is nothing to do with what i sent you( its my job) what i sent was what i received from mri showing their furniture packs and rental package ,all i did was forward their emails that i received, as i wanted some advice on what other people had thought of them, especially those in phase one who have moved to completion, i would also like to hear from other purchasers in phase 2 who may have been contacted by mri recently and would value thir opinions as to what they are offering.
ps i dont know what you thought i was doing | seandav |
Hi Seandave' sent you message in good faith, both massages back from you are NOT FROM AN INDIVIDUAL they seem to be some sort of corporate BLOG I will not reply TO any further emails | finally |
Hi seandav, Sorry ,forgot camera this trip, going again soon, will see what i can do then.

| hi finally, that all sounds very promising and glad all is looking good , that is our appartment on the first floor of block c with the semi circle patio,do you have any up to date photos to show the progress. | seandav |
Hi there,
Just back from Marinella ,we have bought in phase 1 block B. We are due to complete 10th April and are very happy with apartment. Legal stuff has been a problem ie poor service but seems ok now. Anyway the progress on Sabia is ,block D has roof now and your roller blinds are on site I managed to get into the apartments and i thought they were a very nice shape and have good size balconies all looks good Block C they are doing second floor ,could not get onto these but semi circle patios look very attractive.Block B they are still at ground floor level so not much to see. block A also has roof now but i could not get into these. After spending 9 days in our apartment during the day it seems they are working very hard all day (no siestas) and lots of progress sinse our last visit in feb.

Hi Fozzi,
Try a bank in Pizzo, its called Banca Maierato, check google maps and it will give you the address, Caterina is the manager there, I have spoken to her and she sounds very helpfull,
She does not speak English so you will have to call in rather than call her, you can tell her that I gave you the contact, if you mention that I am Alberto, a friend of Michala & Sabrina, you will get good service.

| Can anyone recommend a local bank in either Pizzo Tropea or Vibo Valentia? | fozzieday |
HI
We have recently put a deposit on a two bedroom appartment in The Sabbia Di Marinella 2 development near Pizzo.
We would like to communicate with anyone else who is buying here especially those who have bought thro MRI. We would like to share info and just see how your purchases are progressing. It looks like that the appartments have been sold by other companies than MRI and that people have had problems.
We are visiting the area at the beginning of June to check on the progress.
Looking forward to hearing from fellow buyers

re car park, document titled attachment 'B' which was attached to your contract states : "The internal parking will be of about 960mq and will be floored with asphalt covering in bituminous conglomerate with pre-assigned car parks for all residential units" so hopefully, there shouldn't be any problems with parking spaces. | oisilid |
Hello everyone,
I too was under the impression that there would be one parking space per apartment. Looking at the schematic plan I have seems to show 40-42 parking spaces - how many apartments are there in the development? Being Off-plan the plan cannot be taken as 100% until confirmed by the developer | tuedio1 |
| I was under the impression that there would be enough parking for each apartment. I am visiting end of April, so will try and confirm. | fozzieday |
Hello !! anyone have any info on parking spots
can we buy one or are they available on a first come first serve
basis?? I have not been able to get any answers
or even a response from G and L law offices
thanks | lorimardi |
| HAVE anyone got a date for signing final contracts yet I HAVE ordered the kitchen in briacto .. dursey | dursey |
Went to La Dolce Vita exhibition on Friday 14th March and meet Raffaele from Prendo Casa. He said that for the Sabbia Di Marinella customers, there will be a website put together for us to order any furniture packs /Kitchen, air conditioning units etc. Unfortunately IPL left a lot of problems for Prendo Casa to sort out and they are slowly getting things sorted.
He gave us an idea that a kitchen would cost approx 1700-1900 euros or can do a full furniture pack including kitchen, bathrooms, bedrooms and lounge for approx 6000 euros. Air conditioning would be upto 1000 euros extra. | oisilid |

| My brother and I have also reserved an apartment in Sabbia di Marinella (back in Sep 06) and are keen to see some action on the development. We also cannot contact IPL but I did speak with Giambrone & Law in Dec 07 and was advised all was well!! If IPL is no longer trading, then what is happening with the apartments. Anyone got any ideas? | fozzieday |
| we are buying on the m522 marinella site which is phase 1 sabbia is phase 2 if you look on 522 i have posted some comments | dave f |
hello has anyone been to the area recently?
we are from canada and have not seen the progress (if any) of the development
we have not had a response from Ipl or the lawyer in reference to this
does anyone know the estimated completion date?
| lorimardi |
I have now posted a couple of photos of the "Sabbia di Martinella" site , near Pizzo, which might be of interest | tuedio1 |
We visited the Sabbia di Marinella Phase 2 back in February 07 and reserved a plot, we have not been back since. I think that the Marinella apartments are different from Sabbia, they may even be the phase 3 construction, but I'm not sure.
Some photos of the progression would be helpful and we were promised back in Feb that there would be photos on the IPL site, however IPL lost the contract out there and nobody has taken up the task of putting photos on.
| Drummond |
I have also purchased an apartment in the Sabbia di Marinella development (phase2) on the west coast near Pizzo.
I noticed that there are messages which appear to be about the "Sabbia di Marinella" development on a message board for "Marinella Apartments" which I think is a different development.
Has anyone any photos they took of the plot and surrounding area they could post .

Has anybody recently purchased property at Sabbia di Marinella
