Hi There,

We received a bill from Bolsa dos Condoinios for €322.78 for the Management Fee for the first trimester of the year 2007/2008.  We also received minutes of the meeting that took place on 16/06/07, they are in Portugese but they say they will send an english version to us in time. 

I'm wondeing if anyone else has received this bill and do they intend to pay it?  I didn't realise that the owners had chosen Bolsa dos Condoinios as the management company!

I would be happy for a company to setup and run the bar/snack area without any additional cost to us.  I just want to have the services there for my guests and for it to be value for money.  I am personally not that interested in making money from it.

I think it would be difficult for the condominium to manage these things as a consolidated group and would probably be best left to those who know best and are therfore accountable.

I would just want to make sure that whoever takes on the snack area has clear guidlines about the standard of catering required and the prices set.  As for it open to the public I am not so sure, but if I was doing it myself I would probably want that.  It could be set that apartment owners get a preferential discount of food and drink.  But the security is an issue.

It would be my guess that the one bed apartments were kept back so it would guarantee that the vote on the 16th went the way it was supposed to.

Have you walked to the marina yet and how long did it take.

Maybe Mr Carlos can shed some light on the meeting of the 16th and when the renting arm of garvetur will be activly  managing the complex, although we are thinking of not renting ours at all and just keeping it for family and friends.

Greeting from Residence Golf

We are having a fantastic time.  Complex I would say is 80% finished.  Messy things like no lifts to our floor, garden and pool has frogs!! Children love it but I don´t like swimming with tadpoles.  We had no washing machine when we arrived - some do and our Dishwasher flooded the first time we used it and I´m still waiting on it to be fixed two weeks later.  We leave on Sunday and Jose says it will be done but I don´t thinks so.  I have put the apartment up on a rental site to see if there is any interest.  Lots for the first two weeks in August but I´m a bit concerned as work still needs to be done so am offering great introductory price. I´m using Asset and Les has been wonderful.  Met with Garvitur and wasn´t happy with Carlos he is really negative on the rental side.  He says nothing happening until next summer - unfortunately I can´t wait till then.  We have a great golf view so hopefully I´ll get some golfers over the winter.

 By the way the underground car park flooded too, a digger hit a main pipe beside the tennis courts so I hope no one has anything in their storage as it was a real mess.  

I too have been trying to find out what happened at the meeting. I´m meeting my solicitor later today so hopefully she might have some news.  There are still over 30 apartments yet to be sold mostly 1 beds.

Overall a great time to come as Vilamoura is not too busy.  Weather is glorious too.

Hired our car with Zit Auto who were great, good deal and you also drop and pick up at the airport terminal.  No queue either not like Hertz or any of the other big guys where you can wait up to an hour.

Writing this from a great internet booth past Dom Pedro Marino and before the casino.  Wifi seems to be non existant.  Also checked about sky.  Can get a dish fitted for a once off payment of 650Euro.  Obviously if I can get a few more interested we could get a bigger dish and share the signal which will bring the cost down. Anyone interested let me know

Thanks for the update, you certainly got much more information than I did.  It's a bit worrying to hear all about those costs. How does it work.  Can they go ahead and vote for all of this if there only a few people present?  I agree we should pressure them to at least have the documentation in English.

I tried to get flights to be there for the meeting but unfortunately I only arrive on Sunday which is too late.  Are you by any chance out there.

Is no one else worried about these escalating set up costs!!!!!!!

yes the meeting is on the 16th, I received the agenda... About 30 sheets of paper, not a problem  except it was in pork & cheese is there any way that we can get the management team to write in English?! And yes, it seems that we are beeing told exactly what we can or cannot have on our balconies...

Why is there only one proposal for the cafe/restaurant, gym and indoor pool. Also they want a 10 year lease, rent free if they kit it out and open to the public. Kind of throws the security stipulations as set out up in the air.  And as I understand if we pay to kit everything out 180 to 198 thousand euros they pay 1500.00Euros rent per month. 1year = 18000, 10 years =180000, there is no mention of rent review during this period. If the condomnium kit everything out who then is responsible for repairs and replacements... It could be expensive giving someone a bussiness for nothing in return and they bank net profits...    

Still, I'm sure there are wiser people out there who will correct me on all these points. I hope!

Just came across these companies that were recommended if anyone is interested.

www.asset-algarve.com - Management Company, Les and Sally seem a nice enough couple but not sure whether they will get the exposer for the rentals.

http://www.villapac.co.uk/ - Furniture Pack - Looks good as they will do as much or as little as you need. Obviously the cheapest way is to do it yourself but it might be worth checking out.

http://www.intasure.com/ - Insurance  - Have used these for another apartment in Nice. Were very competitive and very straight forward.  Have no experience of claims as everything has been fine for the last two years.

good or bad news, the cafe bar is not as yet going ahead the developer needs to sign over 50% of the apartments before we can vote on a management team and then, nd only then will further plans be discussed

will this call for more investment from our selves?... Has enyone wondered were the equipment for the said health club is going to come from?... Again I think more  investment the good news is I have found what we call "an old mans bar"only 10 mins away from the complex.

40% sounds like a lot of % does that cover the cost of cleaning etc.?

if we vote for them to have the on-site reception then there must be a deal to be had as it will be worth a lot of money to them , or any other agent interested, ...think about it!

At last we signed for our apartment on Monday, well at least we got our solicitor to do it, so it's now officially ours.  Just wanted to check with anyone out there whether they plan to set theirs up as a holiday let.  I've just been on to Garvetur who can do it all for a hefty price of 40% of the rental.  Seems a bit high to me but maybe it's worth it if they have the contacts and the bookings.  Has anyone any experience on this, would love to hear from you.

By the way we plan to go end of June and wondered are their any other families with children going at that time.  We are going to take the kids (9 & 10) out of school as hopefully during the real school holidays we will have the apartment booked and making some money!

We bought our one bedroom flat on the 5th floor facing the swimming pool and with a sea view. However, we are now considering to buy a two bedroom and for that we would sell our one bedroom for €180,000. Apparently it will be ready for exchange of contracts and completion on June 07... Hi everyone

What a great idea to share information and experiences with others all waiting for the Habitation Licence at Residence Golf.   Wont be long now - so we are told.

We bought a T2 with MRI and have had no information about anything.  A cafe bar is a good idea and hopefully there is a nearby shop selling essentials and fresh croissants/rolls for breakfast!!

Does anyone have any information about tax representatives, contents and liability insurance or good rental companies.  Not heard of Garvetur, are they based in Vilamoura?

We are a newbie here and yesterday we came back from Residence Golf after buying a T1 via MRI.

We are English and will use the apartment as a holiday home as well as a rental. We met Jose who confirmed the snack bar is going ahead and the habitation licence will be confirmed in the next week. Although we did see people staying there yesterday.

I took a load of photo's yesterday so I will down load them if you are interested.

We were under the impresion that (according to the agent that sold us the property) most people were buying to rent and therefore to facilitate the rental operation most things would be standardised which is why apartments were sold fully furnished.

I don't particularly care about the colour of my patio furniture but I also think that overall it has to be what I want for my comfort and budget.

I also think Garvetur are the right holiday rental agents for us. Will they have the on-site reception, does anyone know?

Any idea on the nationalities of owners...pork &cheese (Portuguese), Brits, Germies,...?... I'm just curious as to who my neighbours are lkely to be!

On site cafe bar?!... it's a long walk to the marina.

Hi,

We bought a two bed apartment back in Aug 2005.  The apartments were supposed to be ready in early summer 06.  We booked our holiday for August only to be told they still weren't finished.  In saying that we we were really in no hurry.We went anyway and stayed in a hotel.  We went to the apartments which were nearly finished, even the furniture was delivered and still wrapped up.(See photos)     Glad to report we should be signing soon April 07.

We initially went over on an inspection tour with MacAnthony but found a local Agent 'Garvetur' were quoting cheaper prices for the same apartments...long story.  Anyway our experience so far has been fine. Let me know how you get on

I am considering buying a 2 bed apartment in the residence golf club in vilamoura, portugal. We will be going to view the property with parador, i was wondering if anyone had any experience (good or bad) with either the property or with parador. Any info would be greatly appreciated.
