| I booked an apartment at Barracuda back in February and asked Freedomdirect on a number of occasions about the license and they kept assuring us it was okay. We even had an email confirming this 10 days before we were due to go the first week in July. Surprise, surprise 5.45pm one week before we were due to leave we had a phone call to say the apartments were not available and we had been moved to the Orada Apartments in Albeifura Marina. I was not really happy with where the apartments were but was told by Freedomdirect that their only obligation was to offer an alternative which they had done! We had no choice but to accept. The apartments were lovely but the Marina was not by the beach (which we specifically wanted) and was a good walk to any shops or decent places to eat - the marina is pretty much a ghost town at the present time. We made the most of our week but it is certainly not where we would have chosen to have gone. Freedomdirect were very difficult to get hold of and were not very good in contacting us back. I am sure they should have known about the Barracuda problems before - we had a sneaky suspicion, so I am sure they could have found out! | lainey51 |
Some private owners of these apts have signed up with various agencies who are booking rooms for holiday makers and then cancelling on them last minute, by last minute I mean a few minutes away from the apts in my case. The fact is that these apts are up for rental because owners have paid agents/companies to get bookings, surely they know about the habitation licence or the lack of it preventing them being rented out. Unfortunately holiday makers are booking these apts and being turned away causing alot of distress. Seems to me they are only intrested in taking bookings (under false pretences), and then using plumbing problems as excuses and putting people else where. The Barracuda apts did look grt, hence the reason I booked to stay there, but it's agencies not doing there jobs right and lying that have annoyed me. I hope people who have booked to stay there check with the agency, I bet they will be turned away last minute. Be prepared.

| Hi, I wondered if anyone else booked to stay at barracuda and when they got to Potugal they were told of plumbing problems so they couldn't stay. This happened to us. I got a sneaky feeling that these apts aren't really completed and companies were still taking bookings and then putting peeps else where, places that they wouldn't have stayed or booked. If any owners are aware of this please get in touch with your agents as this is bad for business and I believe others have booked to stay there, I just hope others don't go through the stress we encountered. I don't want to go into details of the problems, but lets just say I won't be using this company again nor privately owned apts as agents are hard to get hold of. | guest |

Hello Co-Proprietors,
My name is Janet Marshall and I own Apartment 0 A 6 with my husband Allan.
I know you will all feel as I do that the lengthy time of uncertainty and procrastination by the Authorities in making a final decision in relation to the Barracuda is very worrying and frustrating.
I feel if we could present a united front in challenging the Judiciary we may well make a difference.One letter would not make an impact but 80 letters could.
I feel that the Authorities must be aware that the loss of revenue to Albefeira due to their indecision must be substantial,after all the Barracuda has 80 apartments and it could be populated much more than it is at present.
Everytime I visit our apartment there is still no progress,I fervently hope you will support me,I have personally challenged a Scottish Government Department recently and won not with one letter but with 30 and with the support of just one Member of Parliament-it can be done.
My husband is a lawyer and is willing to formulate a letter to the Portuguese Judiciary which will be approved by Rosinda's lawyer and if you agree to support this action please do so by letter or e-mail to me.

Hello and thanks for the information blu boy, saves me from taking a load of travel equipment. I will be staying there in june and the company i booked with said with it being self catering i should take towls and other items with me as it is SELF CATERING! But i thought with it being a 4star surely these items would be available.
I also wanted to ask if anyone knew if transfer was cheaper to book in advance - 60 euro's there and back by pre booked taxi. Or would it be cheaper to get cab once at airport?
I was told to ring for a meet and greet at airport so i could be given the key for our apt. I rung the company up and was told it wasn't compulsary to ring them and i could just go straight to the apts as they have a reception there. However on the conformation email it stated i must ring for meet and greet.
Also, does anyone have any recent photos of the apts? the ones on are when they were being completed. | guest |

Haven't been on this site for quite a while - we bought into this development in September 06 with a view to completion by early Summer 07 it seems to have gone very quite regarding completions.
My concern is that a) all the people who paid €10,000 extra and have moved their posessions in what happens if there is a problem with the habitation license. b) all these people who have now taken possession and are using the water, gas and electric who are paying these costs has each apartment being given a seperate reading?

Hi, I was wondering whether anyone knows if the change of use planning permission has been granted for the conversion of the development from a Hotel to an apartment block and when the habitation licence is expected to be granted?

Easiest way to find the Barracuda is follow the strip to the bottom,turn right,then left down the hill past Kiss and its on the right at the bottom next to the Auramar hotel.

I have been informed that the habitation license has been delayed until August. I have also been informed that the Barracuda development is completed and if the 30% deposit has been paid the developer is allowing the purchasers to use their apartments (Obviously you would need to have the furniture installed). We have booked a week in July and have informed MRI After-Sales who are going to arrange to turn the water and electric supply on in the apartment.
I have also made enquiries on behalf of a friend who was very interested in purchasing an apartment in the Barracuda. I have been informed by sales that the development has been completely sold out and that there is a massive waiting list if any becomes free. (I wish we had purchased a few more - very good investment !!). Brilliant location, Briilliant Sea Views, Brilliant high-spec finish.

The delay with the development is that the initial planning application was submitted for an aparthotel.Now withthere being a change of use,i.e.individual apartments,the developer now has to apply for planning for each individual apartment!.Until this is sorted there is no way the habitation licence can be applied for.Personally I think we are looking at late summer before it is all sorted.I have been trying to set up a personal site showing photos of the development http://www.freewebs.com/quintadebaracuda/ Its still work in progress but lots of pics.If you need anymore info please leave a message.

Hi, we paid our deposit and signed the contract some time ago now. We recently heard that the development may not be ready for completion until August of this year.
It has not yet been clarified whether this date is given as a time when the habitation license should be granted by or whether there is any other reason for such delay in completion? Maybe someone else has heard about this timeframe....Just wondering whether anyone has received recent photographs showing the pool area, snack bar, gym and other interior and exterior finishes-it would be interesting to see if these preliminaries have been completed by now.

Anybody want to discuss progress on this development since it we are close to owning these apartments? Are you concerned about the rumour that the fitness centre may not actually be equipped. We bought an apartment at Quinta Da Barracuda in November 2006. The apartments and the whole project seemed to have been completed with a few minor exceptions, Like filling the pool with water!. We can't wait to move in!. Everything about Barracuda has quality and class. The location is our opinion must be the best in the algarve.Looking forward to seeing all our new neighbours!!

The latest from the developer and one of the estate agents is the habitation is due April /May but the developer is erring on the side of caution and saying June to allow for any Town Hall over run.
Whenever it is granted I think we can all look forward to sharing in a first class development. | bluboy |

We returned from the algarve the end of January after purchasing an apartment at Barracuda we were told that the habitation licence was expected to be in order by the end of April. There were only a few apartments left for sale at this time most were waiting for kitchen appliances but other than that things were looking pretty good some work is still needed to be completed around the pool mainly a grassed area. work was in progress on a barbecue and garden area to the side of the apartments which was looking good. The tennis courts still need finishing and gymnasium waiting equipment. The beach looked fantastic. we will try to post some photos for you to see.

I am one of the 80 other people who are buying one of these apartments. I paid my deposit nearly two years ago when the building was only starting to take some shape.
Progress on finishing this project was slow. I expect that the developer knew it would take a long time for the town council to issue a habitation licience so he slowed the finishing work once the main construction work was completed. He cannot pass the apartments onto the new owners until the habitation licience is granted.
I was informed that the building work was complete last summer. Only odds and ends were left to be finished.
I have recently noticed that this development has also been referred to as 'Quinta da Barracuda' or 'Quinta de Barracuda' on some websites.
Has anybody got new photos or up to date information? If so, please share it.
Note that there is a website - 'ablufeira.com' - and it is very good for reading about what is happening around Albufeira. Check ot the forum section. Local people contribute and this makes it really worthwhile checking it out. There are also relevant pages on 'tripadvisor.com' | J2me |
| i realy dont know anything about a tourist licence but according to mri they are still on track to get the habitation licence i was over at christmas and while things are moving forward it is only at a snails pace i cant understand why they cant get it finished it seems theres not much to do, from talking to mri they tell me 8 appart. are left to sell so if you want a few more there yours ........regards gerry | gerryn |
Where are all the other people who have bought in this development and have they been guaranteed a habitation and tourist licence for this development aparently one needs a tourist licence to all their property to be available for short term holiday rentals. Does anyone know about this?
