You as owners have an extremely urgent task if you have not already completed it.
You have had emails with attachments asking for your proxy vote if not attending the AGM on 25th Jan 08.
Temporary committee members have phoned or emailed you to get your vote.
Without all owners voting or proxy voting, Aristo will have control of the AGM and choice of the committee of 3 to control management of th common parts. These common parts are not being kept up and are degrading due to Aristo's poor after sales commitment.
YOUR INVESTMENT IS DEVALUING AND WE NEED A VOICE THROUGH AN ELECTED COMMITTEE. THIS WILL NOT HAPPEN UNLESS 70% OR MORE OF OWNERS PASS ON THEIR PROXYS OR ATTEND THE AGM.

Good morning

I am not sure if anyone is still reading this, but in hope I shall carry on. My husband and I have purchased a one bedroom apartment in Queens Gardens and will be going to Cyprus in December.  Are there any tenant meetings/discussion groups around this time, as we would like to attend.

We will be looking to furnish the apartment during this time, do you know of any good electrical/furniture stores?

Any other tips would be greatly appreciated e.g Insurance/maintenance..

hello everybody,

can anybody give any info regarding the meeting that was scheduled on the 3rd of august re;the breakfast bars that were on the plans but not in our apartments!

we have a one bed apt in queens and have only managed to visit once last october and are basically in the dark about what is going on.

would really appreciate if anybody has any feedback as we keep getting fobbed off re; breakfast bar.

     the gym is now complete,the cafe bar will be open by the end of july.    the complex was very busy on some day you couldent get a sun bed.

I want to know how much money does she lost this litle sugar with the Aristo property and how much she was going to gain from another developer property.The properties at Queens are the best investment on the island at the moment and all of the buyers there they will see that next year.If some of you they were born missarable they will be always,i suggest to use some more sugar because is to litle!

I honestly believe that things are going in the right direction now, sunbeds have been provided, club house opening dates have been annouced, gym equipment supplied, more security fencing, full time security guard. Still some way to go but there is light at the end of the tunnel.

I bet Sylvia would be happy to buy at the figures she quotes, so would I but I would not insult your intellegence.

Queens was not even designed by Aristo. the builders who did disign it and had great plans for its opening on how Exclusive it was going to be and how everything was going to be run, went bust, and good old Aristo jumped in and grabbed a bargin, thats why they are not one bit conserned that its not going to be Exclusive, they would of told you anything just to get you to buy them. The best lined I heard was, that George Michael had brought the top penthouse, because he was born here you know !

I really do hope that you all manage some how to get some compensation back for all the lies and faulse hopes you have all been sold.

I know all the above as fact and if anybody wants to email me, I will be only glad to help in anyway I can, but I do not hold out much hope as I brought from Aristo in 2003 and we are still waiting for things to be finished off and for building faults to be rectified.

We are considering purchasing an apartment on this developement hopefully to rent out/ use as a holiday home.  Im now a bit concerned after reading comments about break ins etc....

Can anyone provide some helpful information about this developement, good and bad points would be appreciated.

Hello everyone,

My wife Elizabeth and I purchased a 2 bedroom maisonette in Regina last May,ordered furniture with Aristo customer services in September and went in December to find everything completed and finished to a very good standard.We are going on 2 May for 2 weeks to stay in the complex for the first time so happy to speak to anyone about our experiences or just pass the day with a Keo or two.We have had a good solicitor,currency exchange company and are using an English Facilities Company who are really friendly and efficient.Aristo's support has been really good with eg bank accounts,utilities etc and we will have to see if they have done all the snagging next week.

We voted against the complex being opened up to the public and when I e mailed the after sales last week no one has yet been signed up to run the facilities.I have also questioned a large one-off deposit which they took off me and was told it would be used against common charges 'when they have been worked out' at the end of the year.

We have still to purchase outside furniture - any info gratefully accepted

I purchased my apartment 3 years ago and was promised a breakfast bar. I took delivery in October and was surprised to see that there was not one.  No-one at Aristo could give me an explanation.  Like others I am not impressed with the lack of facilities and think that Parasols and loungers at the very least should be provided by May.  I am in Cyprus in May and intend to address these issues with Aristo.Is anyone else there w/c 20th May?Vivienne

Surely, because the property has been marketed as an exclusive, secure, gated development with sports facilities for residents there is the implication that the development is not open to non-owners.  I suspect that most people bought properties on that understanding.

We will ,as owners,no doubt be paying a considerable amount towards the upkeep of the development  - this would greatly benefit a company running the gym facilities.

I would be interested to see the evidence of the voting

We have thought long and hard about our vote and maybe we bought our properties for different reasons to you guys? This is not meant to get personal and I would be happy to meet you and here your point of view. I have been out voted and that is democracy working, I accpet that. It does not change the fact that we chose this development because it was central to all locations and we thought would be quiet retreat. All I am doing now is finding out what my options are legally if the place becomes too over crowded for our liking and we decide to sell, it may well be this is not the case and we live happily everafter who knows? On thursday the 5th a few of us are having a brabaque and drinks at our place and you are both welcome to join us from 6 ish until all fall down, please let me know.

I also have not spoken to anyone who voted to share, I have asked my Cypriot solicitor to look into the missrepresentation laws in Cyprus which she is doing and she has also contacted Aristo to express my dissatisfaction. She has asked me to provide her with any brochures which led us to believeing the facilities were exclusive to residents. If any of you have such evidence please post a copy under my door, 1 Berengeria Court, I will be there from the 2nd April for a week, or if you could post to me at 25 Standbridge Lane Sandal Wakefield WF2 7EE before then I will be happy to pass thenm onto her.

Hello everyone,

Just came across this site by accident through Google and  had to join to view my comments. I agree with everything that Steve says re exclusivity and security. When we were over in November to pick up the keys the delivery van belonging to the Furniture Store was stolen - from the 'secure' car park! Fortunately the thief was so stupid he couldn't find his way back out of the Car Park and eventually lodged it between two walls.

We have aired our views to Aristo regarding opening the gates to non Residents very strongly and filled in the Form with a sound REJECTION. Aristo have been very complacent to say the least regarding the use of the Gymnasium and Bar area and obviously did very little study regarding numbers that might use these areas. In our opinion they are embarking on a 'knee-jerk' reaction to the problem and not really giving it enough thought. By opening it to anyone Queens Gardens will be no more than a holiday camp rather than an exclusive resort.

They say that the service charges could be reduced if it was opened to all and sundry, that may indeed be the case but what are the Service charges? We have tried on several occasions to get a figure but nothing has been forthcoming.

Hello all.

Just come back from Paphos. Still concerned about security. No point in having security gates, people who attend the clinic next door have to enter the complex to get to clinic through a small wooden gate. This gives them access to Dora complex, which then in turn gives access to all of complex.

This would explain the break ins that have occurred  Have been informed that groups have been seen hanging  around complex by clinic.

Regarding the travellers. We were told that the land next to the complex owned by the councilholds a circus every year.

Complaints aside, complex looks great and the more occupancy the safer it will become. Especially if security around clinic is addressed.

reading the mesages I note that in one message ( Posted by John) that trvellers are expected move onto the waste land, does anyone have any more information on this or in fact where did this news originate. I feel totally let down by Aristo in respect of the failed promises of the facilities being exclusive to residents.

I  would add that there are many new developments (i.e. Romans across the road Aristo) and many established residential properties adjacent to Queens Garden that do not have any pool facility, our pool being of the splendor that it is could well attract many residents from these localities, thus making our exclusive facilities becoming common place for all and compromising security, after all this was sold to us as an exclusive development which was a major factor in our choice of purchase

First ime I have used this site.  We have a property in Berengaria Court and are worried about security as well.  We are in constant contact with Aristo but are not getting much info back.  Have been in contact with neighbours in Queens Gardens and we all feel very let down by the company.

John, when you go you will find your mail box stuffed with companies wanting to help manage, sell, repair etc. There are lots as I'm sure you've been told by now.

The other issues, whilst very unsatisfactory, will eventually be resolved i'm sure if we all work together. Above all, the complex does look good and i'm sure rentals will be strong.

If security has been on since 1st feb, how come Lydia was broken into on the 3rd feb. Do you think we need railings all around. Our property faces the wasteland, what will happen when the travellers move on there shortly?

Who is there for security during the day.

Also on a more personal issue, Having 2 properties do you let one out? If so would it be possible to let us know your agent?

I have bought a 2 bed townhouse in berengaria court, I am going to paphos 2/3/7 to check up on place. bit worried now about break-ins. has anyone heard of anymore problems? Hopefully there has been none. Does anyone know of any letting agents or management companies as KEV previously asked.Seems to be a lack of them in paphos.Security seems an issue Aristo need to address quickly. I have emailed aristo to check my place.

  Would be a nightmare after spending a lot of money on furniture etc if been broken into.

Hope someone finds a decent letting agency or are people keeping secrets in our friendly communal gardens.

i find it hard to believe that aristos did not have a management company in place to run the gym/bar ect before advertizing our complex was to be gated and secure.for me that was the attraction of the project . there have been breakins to appartments already because of the security system not been up and running.now they want us to let anybody in to share the facilitys.i vote us the owners get together and organize it ourselves.spider

Is anyone worried about the lack of security at Queens Gardens.  My property was broken into yesterday (3rd February) with the burglars firstly smashing a patio door to gain access through the bedroom, then because the bedroom door was locked inside the property, came back out and smashed the kitchen window to get in.  I had some paying guests staying there who had gone out to dinner and came back to broken windows.  Obviously they were very shaken, but commented that lots of men have been hanging around during the week.  Of course, the world and his wife appear to know the access codes at the gates, and personally speaking I am not very happy about this.  I market my property as gated access to enhance security, but this is actually a nonsense.  I think it would be a good idea if other owners e-mailed Aristo and Artha Estates to voice concern over security in the hope that many voices will add weight to the issue. Aparently there have been a speight of break ins of late.  We are visiting 3rd March for a week - if any owners are there at the time please introduce yourselves - 110 Dora Block.

just back from queens gardens after taking delivery,some internal finishings needed a lot of snagging and are being attended to.

but the basement i found to be a very poor quality finish with concrete levels not smooth,areas cracking ,gaps around drainage.the paintwork is flaking in places and looks as if its been put on with a catapult.im back over there at xmas and feel it needs sorting out sooner than later.

olso the design of the kitchen has been changed and a breakfast bar has been omited,has any body else noticed this.

Our maisonette has been confirmed for completion 20/11/06, exactly on the day they originally said. New pictures that have appeared on Aristo and some other web sites suggest its looking nearly finished, although the planters are not planted. Maybe i'm about to become a long range gardener.

Hi Guys,  I bought a 2 bed maisonette in Queens Gardens way back in February. I've just been told that completion is on the 15th Dec. Does anyone have experience of the best way to go about the furnishing and appliance side of things. The packages i saw when there all seem to be really over priced and not that good looking. I'm after something like the show flat.

Also, I am planning to let my appartment out. Has anyone got a good agent and management company?

Just out of interest I am told by Aristo Customer Services that they intend to hand over about 40 units in October and 50 units in November. It will a busy time for those of us going over for hand-over.
