Hi all
Just wondering if anyone stuck with the normal tele channels in there apartments, or did the majority of people go with the sky option, as I was out there last week, and we do not have sky, and I could only tune the tele into 4 stations, three of which were poor quality.
Is there a booster aerial anywhere, or is that the best I am going to get??

Just to clarify my information on the Condominium constitution meeting came directly from the builders solictors. I suggest that if you have not received notification and would like to understand the detail that you contact the builder solicitor at Alves Caetano Ph: 00351289315431 or ac.advogados@mail.telepac.pt
I will be unable to attend and am considering getting my solicitor to attend. The cost of this is about €250-300. My solicitor is Fatima Galvao in Almancil. I know a number of residents are using her services for the purchase process. Perhaps we could ask here to attend on behalf of a number of clients and split the cost between us.
If anyone is interested maybe you could come back to me and I can arrange with Fatima and then everyone can forward their concerns directly to her to be raised at meeting. ( although I assume that a lot of common issues will arise ie complex security, car park access, cleaning of common areas, external landscaping etc

The Condominium Constitution Meeting has been arranged by builders solictors for 5 April 10am. Agenda includes constitution formation ,appoint mgt company , budget ,bank account opening, and insurance issues.
Notification should be received by all this week.
May also be a good time to rise outstanding snag issues with builder

Just got back from a flying visit to make sure all our furniture was going in with no problems, and doing my own snagging list.
Apart from the norm of having Shutters not working, and general security questions, does anyone have buttons for there shutters that work the wrong way round?
Just wondered if this is normal, or should I be getting the developer to change this to the right way?

| We have just returned from 10 days at PV. Brilliant weather, gardens and pool look good, Gate at east end replaced by taller one, but still security issues, and our fob still only raises the garage door at this end a few feet, ?our fob, or door sticking. The geography of the building, that makes it so attractive and unique, makes easy security difficult. The start of some landscaping outside seems to have started but only ay the east end. For anyone wanting to glaze the storage areas in the flats the following is good and very professional - but does not speak English. On the security, it does seem odd it hasn't been done. Its only a gate and fence and compared to the overall cost of building a development must be peanuts. Maybe he'll get round to it - its becoming a valuable gate, given the number of 5% s its worth!
Its a bit of a shame to be stuck on this item because the development is generally very nicely done, in my view.

I would suggest that all our future correspondence is done via the private cluster set up by Ian.
The developer is getting wind of what is being said and, from my experiences last week, it is proving rather counter productive.

I'm heading out there today and hope to get a slap at Joel on Monday as I'm not happy with the way he does his business. I was given the same BS as John and we both told them put up a more secure gate as we bought a secure condominum so I am also holding off on 5%. I was promised by Joel he would sort this issue out and put a bigger gate up once planning passed Praia,I'm not paying another cent to him until it's done. I suggest at this point we do a joint letter from as many of us as possible to Joel outlining what we want done before any of us close. My legal advice over there is to make sure all snags and gereral works are completed before making my final payment. Once he has our money it's good luck and thanks Suckers!!!
I don't think a whinge will do Ian, the only thing this guy understands is money so we will have to hit him where it hurts. The more of us involved the better.

At the moment their is no chance of me paying for a gate, the developer should and will put up a more secure gate as we bought a secure condominum . Previously when i spoke with him he said he would change the gate, again i will be contacting him in the next few weeks when i visit to have another go at him to change this gate .
i will keep everybody posted.

I don't know how to set up a management company I am afraid, but would be interested to know when someone finds out!
I have already collected the contact details of quite a few owners who are sharing their details. Therefore I am happy to help by maintaining a central owner's contact list. If you are OK with this, email me your name, email address, apartment letter and confirmation you are OK with me holding and sharing these details. I will only share them with other owners who want to share.
Re the security gate I think the developer should pay. However, I suspect now the development has been inspected and signed off we will be stuffed, both practically and legally. Personally, I would pay, for the peace of mind and because the battle would be too much hard work (good old British bulldog spirit!).
I would be in favour of once the company are appointed getting them to do it, or getting some quotes. My property management guy could do that.

Just back from Praia Village today and stayed in our apt AH. General areas i.e. lifts, stairs and corridors in very bad state, need cleaning badly.
Regarding the back gate, surely it is up to the developer to change this, why should the residents have to fund a new gate when the security of the first gate is not adequate for the complex?
Any ideas how we are going to set up the management company, is there a contact list for all the residents/ e mail addresses? Maybe 3 or 4 reps from each block could arrange to get together to set this up

This is the reply from our rep at MRI whom we emailed yesterday regarding the state of the complex and security. "Just spoke with the developer, all the mess in the garage is a result of a top to bottom clean out in all apartments, this will be gone today or tommorow, and yes, after the 12th Feb, the developer appoints a condo management company who then sort everything. Keys for the back gate, security code for the front gate etc etc. Although, it will be down to the owners to change the layout of the back gate. I would suggest you vote to change the back to a 6 foot gate and fence, this should only cost maybe 30 - 50 euros per apartment and will give much more peace of mind.Once appointed, the management company should keep everything spick and span."
How true this is I don't know we'll wait and see. Just thought everyone should be aware.
What does everyone think about the the gate and fence change?

John from apartment E, one of payment of 650 euros use your own sky card from the UK there is no other payment, . Chris from CPD is whom several other owners have used ,he is very good hopfully you will also use him and this will save the building from an out break of other dishes.
He has already installed three dishes to the roof area which will cover all the apartments, if you contact him you would be fully installed in a matter of hours.

My Husband and I are just about to sign our final documents for the purchase of a T2 in Praia Village, can anyone tell me if they have had any difficulties with anything, should part of the payment be held back for any reason? I read that someone is complaining about the size of the car park spaces, has this issue been resolved? Can someone tell me how to go about getting the electricity turned on and getting sattelite installed and what companies or furniture stores people have used to furnish their apartments.

Sounds like good advice on the council tax. Too late for me. Damn. Ah well, it had been so delayed the lovely furniture lady was going to flay me if I waited any longer.
The furnishing will be done soon (see above!). For those able to hold off until stuff is sorted, let me know how you get on with the snags/security. I will be interested to see how that goes. The developer seemed happy enough to agree to add keypads/higher gates etc, but as you say, once they have your money.... it would be great if we could get that sorted before we are a bit more powerless.
Let us know if anyone finds out when first site meeting will be.

Chris from CPD satalite has started to fit the three large dishes today on the roof, he is trying to fit them where they cannot be seen. Chris is also fitted my sat today/tommorrow.
Has anyone got any ideas on parasols and beds, will we try and work together and purchase the same style and colour.

Just a bit of advice - if any of you have not closed, I would wait until the new year to do your deeds as you will have to pay €810 for council tax for the whole of 2007 as well as 2008.
I was not aware of this, and my deeds went through last week. It is been a very exspensive breakdown in communication with my solicitor.
I am heading out to Praia this Friday 14th to 18th December. If anyone else is out there, let me know!

We will contact him to fit the dish before we go over at chrismas, there are questions i need to ask the developer before i settle my balance and i need to see first that all snags are complete and that all concerns i mentioned to the developer have been addressed? as you know when you have parted with all your cash you will loose the power to control.
Have you managed to get your apartment furnished? when are you going back over ?
