Hi,
We are buying on the Hauts du Lac phase - and just about to take 'delivery' of our property.
We had been looking for a holiday home in this region for some time. There were so many places within an hour or so to see and visit - but we now feel we have found somewhere with plenty of interest 'on the doorstep' - so you don't always have to travel to find things to do.
We have visited several times over the past couple of years to check on progress. Most recently was at Easter 08, when we stayed in a completed villa in Port Minervois. We were impressed with the design and the construction.
Each time we visit, we are more confident we have made a good decision to buy. Hope this continues as we begin to use our own property!
Does anyone know what we should do about insurance? Should we insure the building, or the 'standard' contents (or both)? Or do we just insure any of our own possessions that we may leave there?

Just back from 2nd holiday in Port Minervois. Were out in July and were impressed so went back with idea of buyoing in new phase (near the lake). It is going well - some of the smaller houses are finished and the tar is down to them. Pool is being built now. Most of the villas at the side and back are up with roofs and tiles in. They are spraying on the render and interior plaster this week. I'm amazed how quiet the place is though - only 3 or 4 houses used in the whole complex with the weather perfect (sunny and 18-22 degrees). You owners neeed to plug the place to get more rentals!
For anyone going out... try the wee pizza type place on the main street in Olonzac -= their 15Euro menu is superb. Also the restaurant up a side street almost opposite the Credit Agricole is very good but dearer at 22euro - much niocer setting though. We found a place in Azille that was a real delight - don't be put off by the ricketty stairway up to it beside the shop - the place is lovely - just lacks a piano player.

| We have just returned from our first holiday in our property at Port Minervois, and found the villa to be excellent.
Very well constructed and well finished. The furniture is well made and the overall impression is one of quality - dishwasher, micro-oven, hob, etc. Take a TV though, as only paying guests have it as a standard issue, and the cost of renting (£30/45 euro) is a bit steep imo.
If I had been a 'paying guest' and not an owner, I would certainly think about buying a villa.
The management seems well organised, and were quick to answer any questions - and they are bilingual, so even if you are not great at French you can get by.
Carcassone and Narbonne are about half an hour / an hour away, and plenty of beaches within an hour drive.
I was suprised at how much work is still being done - they are now on phase 2 just up the road - but it was not disturbing to any great extent, and no-one complained.
Very much an international place, with plenty of German, Dutch and Fench owners, which is probably another reason that the quality is high - I don't think the continentals are as willing as the Brits to 'make do' with inferior quality or 'second best' finish.
(Some of the Spanish stuff I have seen is pretty poor, and is squarely aimed at GB.)
Food and wine, of course, excellent and cheap, and with shops and restaurants a five minute stroll away from the main gate there really is everything you could ask for.
If I could afford it I would buy another in the new phase.
Our villa keys came through on the 10th of July, and it was instantly booked for the 14th to the 21st. We stayed the 21st to the 28th, and it is now booked for the whole of August.
I don't know if that's a typical pattern, but it cheered me up no end!!
You can, sometimes, get a loan from a UK bank to buy, but it will cost you quite a bit more than getting a French Mortgage.
It's a bit of a palarver, and took us about 9 months from start to finish, but we are saving money, so we're happy.
You will need a French bank account to pay mortgage, taxes, etc, so get this set up early, and look carefully at 'deals' to transfer money - they are not always as cheap as they seem!!
Remember to put some cash in your french account for the holidays as well and then you can pay with your debit card/chequebook without having the all too familiar fees that will otherwise appear on your VISA card statement.
The management company 'Coralia' are part of a larger organisation with a good reputation, so I feel confident that things are being done properly, and there is also and owners association where you get the chance to have your say.

The leaseback where the owners have 4 week usage and the rental return guaranteed, are the first to be rented by the management company. The houses/apartments where the owners give the management company the minimal rental (4 weeks or more per year) then seem to be filled, based on holiday demand. I got one weeks rental in 2006 - but then it did not open for business until July.
I am very pleased with the quality of the villas/apartments and the Management company (Coralia). They have dealt with any issues I brought up and are very helpful. Furniture is fine, except added a TV. | micwalsh@hotmail.com |

| In the process of buying at Port Minervois now. Anyone got any advice on pitfalls in the process ? Also does anyone have any experience of the rental from Coralia, eg how much of the year got rented out in 2006, what properties are rented out first etc ?
