Hello Everyone

I am e.mailing to see whether anyone would be interested in renting out their apartment/townhouse at Polis Gardens between Sunday 12th - Wednesday 14th October. 

My husband and a friend will be arriving in Cyprus on Sunday 12th and will take delivery of C002 on 13th. They need a base for a couple of days whilst they sort out some basic furniture including beds and would naturally prefer to stay at Polis Gardens and hopefully meet fellow residents.  They will be in Polis until 19th October.

If anyone can help please let me know.

I am writing to ask if there are owners of properties on our site who require a cleaning service outside eg.windows,shutters,railings,solar panels,patio areas,fly screens.inside through out,if your renting out your property or you want your property cleaned when you come out,so it is all ready for you or when you go home.

Hi all

A few pictures of phase c uploaded.  They were taken the week ending 19th September.  We were over to take delivery of our apartment which went well.  We are very pleased with it.  Few snagging items but nothing major.

hiya everyone

i also got the home furnishing plus on the one property and they came through pretty nicely yet on the other they didnt they credited by services account that ended up being pretty useful. we have to remember this isnt the UK and in Cy they do do things differently.

Management agreement can be over through if you have 51% of the purchasers on your side for running the project wafter the 2 years we have done this at one of my properties but have found various difficulties getting all the purchasers to actuall coff up the money where as with pafilia you are in a binding contract and you have to pay

Be warned!!! if Pafilia fail to deliver the service as agreed, they will NOT refund the prepaid amount of 300 euros due back to you immediately in cash,( incidentally full payment is insisted upon in advance) but will instead credit it to the maintainance account for your property.

This is NOT the way the consumer credit act works in the UK. If I paid in full in advance for a service which was not provided, I would have no problem whatsoever obtaining the refund as due.

Hi Nick,

thanks for that information. 

Am I right in thinking that after a certain period of time, (dont quote me on this, but is it 2 years?) the residence can vote to keep Pafilia as their maintenance team or get rid of them and get a private company in?  It was one of the selling points that was mentioned to me that Pafilia are still maintaining all of their past developments (an example is Iris Cottages in the Universal area) years after completion as their standard of maintainance is high.

If they are going to put the prices up so drastically, then possibly it is time for the residence of these developments to get together and put the contract out to tender. 

Would this be the position for Phase A residence?

Hi All

Just to let you Phase B & C guys know that Pafilia have put up our communal charges by 30%!!
blaming, and I quote "Increase of petrol, and other factors such as inflation & cost of living" (same thing in my book!) "and conversion to the Euro"  10% at the most would be just about acceptable! AND!! two and a half years on we are still waiting for snagging and our car park to be done!!

All at Polis Gardens, just a tip you may wish to use. Advise their accounts in writing that any item whatsoever debited to your account must be notified in writing and give you the opportunity to review and pay within a reasonable time period. Develpers in Cyprus love to have an open account system and add costs to your account without advising you. Before you know it, there is an unplanned bill to pay with high interest.

Hi JayJay, thanks for your comments re SLOW Snagging, I wish that was the only issue slow I can deal with. It's been a prolonged nightmare of delays, poor repairs, other priorities, refusals to rectify and so on. All I can say is to be very clear, precise and specific and make sure every single item is logged in the initial list. Try to pin them down to a repair time scale and only accept "As New" condition as the acceptance criteria. They try to wear you down but eventually and after many argumentts it will get done.

i am fairly new to this site although i have bought 3 properties i and have had various experiences with all 3 developors. with the snagging with pafilia its not that wont do it they will do it they just take their time and have to go through various channels to get confimation to get it done. i am sure at some point they will get it right and you will be able to enjoy the house. in cyprus everything is down in their own spead which is slowly slowlyjayjay
Good advice re. weight allowances.  Unfortunately it came too late for my husband.  Departed this morning for Paphos from Newcastle ..........texted me to say he had arrived ok at airport (4 1/2 hour drive through the night) but had been charged £40 for excess luggage!

Bring it out with you if your baggage allowances will stand it, be careful though as I've been told that most airlines are getting very strict with weight allowances. Next best choice is a trip to Ikea in Nicosia, it's only around a 1Hr 45Min drive, I would say they are probably the best place to get all the nick knacks for your villa / apartment in one go. We got all our bits and pieces there including light fittings, bedding, pots & pans....you name it.

I have found a local cleaner/keyholder if anyone is interested.

LizIan, sorry to here of your negative exeriences.  My husband is across early next week to take delivery so will let you know if we experience the same difficulties.  There are bound to be things needing attention, but to not have problems adressed is really unacceptable.  Good luck with getting everything attended to.

Hi all at Polis Gardens Phase B & C,

I'm not sure if it's just our bad luck, but we have had a frustrating time getting the developer to make good a list of snagging items first advised during the second week of June and still ongoing at the end of August. The holiday break for most of the site repair people and the priority to finish some of the Phase C properties didn't help much. Some of the problems are the standards we as customers are trying to achieve (It is a brand new property afterall) and the seemingly lower standard of acceptance the site people wish to place on us, in some cases I feel they just want to make loads of excuses and reasons not to do a proper job because their busy. Is it just us or has anyone else had issues in getting their snagging issues sorted to the standard a new property should be. My wife has now been waiting for completion since mid June and still ongoing, in some cases European standards of build are not being adhered too. Let me know if you have had any issues.

We have just arrived back after taking delivery of B3 (1st handover in "C" I think).  All furniture/curtains in and everywhere nice and clean to move straight into. Apart from the occasional spells without electricity had a great 10 days.  House is painted and finished to a high standard with only a handfull of minor snagging points. The pool has water but we were told it could not  be used until September, we used pool in phase B which was extremely quiet.  Common areas taking shape slowly with finishing touches to buildings going on all around.  We agree with Steve that the surrounding views are fantastic but would look much nicer if they removed the rubbish off site regularly rather than piling it up all around. Going back at the end of October when we're sure everything should be finished and the whole project looking great (fingers crossed!)

I have last week (several days later than promised 3 weeks ago) taken delivery of my phase C apartment C201. Lots of work to complete on common areas and effectively still a building site , but I have to say a lot of progress during our stay of 3 weeks where we stayed  in Phase B.

Internal standard is quiet good biggest area of complaint being the edging and finishing of the parquet/laminate flooring which we had continued into our lounge because we found the floor tile selection particularly un inspiring.

Its taken 2 years 4 months but the view I have is fantastic and is even better from 301.

On Phase B, one of Pafilia's sister companies EVICOM suppies sattelite dishes usually one to each block if the cabling cannot be linked from block to block. During the build, you should have been asked if you needed the sattelite connection which is basically the cables running into your property. When your ready, go to the EVICOM shop in Paphos and order the system you want, there is a mix of one payment free to air channels or subscription channels. We chose the free to air Astra system which gives you access to a number of BBC channels. Once paid EVICOM will connect you up. They actually gave good rates on new TV's, maybe be best to keep all the viewing costs with one company.

Well that is me back home  and I have not seen the sky yet!  Grey clouds and fog.  I met some lovely people from Phase B, very friendly so it seems like us Phase C'ers are going to join a very happy friendly complex.

Hi there!  Just back from a wander around the development.  They are fairly getting on with the painting.  That is Block D almost finished, also Block E & F and A.  Block B should be the next one as the "fancy" brickwork on the exterior now looks complete.  They have yet to start on the exterior of Block C. 
Alison, not managed to find anyone to ask about the completion time of the pool but the exciting news is that the small pool outside Blocks E & F is not only completed, but is filled with water!  They worked quick on that one as the last time I was there they hadn't even lined it.  By the way, the large pool in Phase C seems to be the only one they are using mosaic.  Both the small pool in Phase C and the pool in Phase B has plastic liner.   The development as a whole is looking good.  Won't be long now.

I had a lovely day to day.  Went up to Polemi and had lunch overlooking the harbour then "threw" myself off the rocks to cool off!  And guess what?  I didn't shiver with the cold when I got out
My husband who has gone back to work (in Angola) sent me a forecast by e-mail, for our area at home for the next few days!  Didn't make me look forward to coming back I can tell you!

Thanks for the new photos, they look great ! I think I spotted ours on the second batch of 6 ( end of row on left and the view of the front door ( front elevation ) but not sure. Ours is F8 in phase C.

They say that in August the temps could be in the 50's !!!!!

Hi, another 13 photos posted this morning.  Alison, looks like they are installing windows on the top floor of Block C which should indicated that they are almost finished inside. 
Rob, it won't take 2008 as a date although that is the date I am inputting, obviously a gliche with the system.  That is why it is so confusing to view the photos.
Have discovered that the little pool is definately a childrens pool and the large strip between the two pools is an overflow channel which is to be decked with wood. 
They have started on the pool and unlike other developments that I have seen, the pool is being done in mosaic rather than plastic lined.  
Really very hot here which is why I am in the cool of a cafe that has free WiFi - a lot of the cafes have this facility which is great if you have your own laptop.
