Are you using a proper air con company to install these Haven ? could you tell us who they are ? as we don,t want some cheap labour doing this or someone who has been in the trade for a year if you look on the haier web site you can see the diffrence of noise level between Daikin, Lg and Samsung which they come out bad on indoor units noise again we have heard a few compaines renting clients properties out without telling them. Again Haier are not the sister to Sharp we have checked this out. | morgan11 |
| Should anybody want to actually see and hear the units for themselves then please feel free to contact me. What people are chosing to not understand is that VRV units are far too commercial for these apartments and typically one external unit could actually power the whole block of apartments let alone a T1 with two internal units. Unlike many other air conditioning companies we at Portugal Haven carry out the installation of the units and the bac-up service is second to none. We don't just take your money after fitment and then go as we are looking to secure a relationship with the overall property management of your property from both a security, rental and management prospective. It is therefore imperative that the units that we fit are not noisy and are fully capable of the full usage within the busy summer period. Haier are infact the Sister company of Sharp and please note that ALL air con PCB's are made in China. At the end of the day I have happy clients from both an air con and property management point of view. Hi all,
Due to an impending move to Australia, I now need to sell my 2bed/2bath & 2 carpark spaces apartment on the Corcovada complex. It is in block 40 on the second floor overlooking the 2 pools in the main central area, so great for keeping an eye on the kids.
We are gutted that we can no longer keep the apartment as it is a fantastic complex and have noticed on various rental sites that many of the apartments are filling up quickly with renters and so proving that all our predictions for rental were correct.

For those of you that would like to rent your property out to holiday makers I wanted to tell you about a new rental agency that does not have any up-front or annual fees, like the websites you usually see.
It is run by 2 british ladies that believe in a fair deal for both the owners and the visitors. You choose the days,weeks or months that you would like them to let for you, and they will let it on a strictly commission basis. no lets for you, no fee for them, simple!
There are no rules on using an 'in-house' cleaner or key holder if you already have a good cleaner etc then you continue to use them, if you haven't yet got all that sorted then cleaning, airport transfers, welcome packs etc can be arranged for you.

We have signed up with Algarve Getaways. So far we are really happy with their services. They have found tenants for some weeks in March and April as well as July & August. It looks as though it won't be long before we are booked solid. They have been doing this for 10 years, so we felt they had the experience to look after our investment.

| Hi Ammo, I have found time and time again that MRI just get more and more expensive. If you shop around you can save 5 or 6 thousand on furniture for a 2 bed apartment. And if you ever ask how succesful they are at rentals it's like you've committed a crime. I agree that the apartments are looking great and with the road improvements its looks as I was told by the salesman. | Kirbs |
For my T2 apartment I contacted several air-con companies who were asking crazy prices and only had very expensive units like Daikin etc. I contacted Portugal Haven (received their details from a eyeonwordlwide member Ken Harrison) and spoke to Simon Moulson. He gave me three options of which we went for the middle option and was delighted with the price & service. I have also gone with them with regards to the management of my T2. There are quite a few websites that you could advertise your property on such as holidaylets.net , letsholiday.ie , holidaylettings.co.uk etc
Rates are reasonable and range between €100 - €150 per annum and are quite userfriendly in terms of uploading info etc.
With regard to local arrangements for cleaning you could try the Island Bar at the roundabout near the Corcovada Club House . It is run by an english couple called Mel & Joan. They currently provide services such as cleaning, meet and great, transfers, welcome packs and other services for apartment owners in the immediate area

Hi everyone
we have a T2+1 which we are hopefully finalising in March I have had a quote from MRI for marketing and cleaning etc...which seems a "bit extortionate " to me !!( Short term mgt fee 375 euros, Health and safety etc...2,800, total package over 4,000e! on top of this there is an 18% commission charge for rentals.
Has anyone been able to find a local cleaning firm? and any advice on the best websites to advertise? or is there a more competative firm out there that can do the whole thing at a better rate than MRI?
We would be grateful of any advice on this and to hear of others experiences.

I own an apartment in the IRS complex next doar and furnished the apartment myself.
I bought some of my furniture from Sofa VIP located in Valparaiso Industrial Estate, which is located off the main road up to Fererias. While manufacture is a bit slow, the product is excellent and they deliver and fit on a day to suite your timetable. The saleslady in the shop, Cidallia, is very helpful and she speaks perfect english. I bought other items from Comforama, which is located in the retail park beside algarve shopping. They too deliver and will assemble and fit items for a small extra charge. I got very good value for HD ready LCD TV from Comforma in their New Year Sale last year. By the way the New Year Sales in Portugal are regulated by law and do not begin until well into Janaury.
On the opposite side of the road to Algarve Shopping is Leroy Merlins which is great for lightfittings, bathroom fittings, other electrical, plumming and harware etc.

I've also been reading the messages on the Corcovada Forum which indicate that completion could take some time (my solicitor says end of Jan but others say June or later).
I have considered MRI rentals and am concerned that you get little bits of information at a time. Last bit of information I found out was that if my parents go out (free of charge) MRI still expect their 8% to meet/greet, check inventory etc - this has put me off completely. Am also a little concerned about the key box idea as I am not familiar with it.

As for the completion times for corcovada purchasers, it seems that there may be longer time to wait. I have read messages from a number of people on the 'Corcovada Forum' who were informed by their solicitor that that the settlement reached between the parties will have to be first ruled (i.e. read out, approved and put on court file) in court before the developer is in a position to hand over any good title.
I understand that this process is very slow and according to some this could take anytime up to the middle of next year before its completed. I am still awaiting for a reply with details of this from my own solicitor and I will revert with any further news.
As for purchasing furniture from Villapac, be aware that some rental agents may charge you for not purchasing their furniture. For example MRI Villas and Apartments will impose a charge if you purchase furniture form some other supplier and you then intend to use MRI as a rental agent.
I purchased my furniture with another company last May, unaware of the prejudice that this would cause to myself. Following this, MRI then informed me that as I did not purchase their furniture and I then decide to use their rental service, I would have to pay €2,610 (inclusive of VAT). This represents items such as a health and safey inspection; conformity snagging; rental ready accessories e.g. smoke alarm, carbon monoxide alarm, fire blanket, first aid kit, health and safety folder, a torch and door stickers as well as a key safe and emergency lock box. Any resonable person in down town Albufeira could pick up these accessories for a very modest figure and install them as household goods!!
Further, I was informed that despite my purchase of a sufficient number of bed clothes e.g. bed sheets, pillow cases etc and towels and crockery and cutlery sets, MRI require that I purchase this from them also.
No allowance was made by MRI for the fact that I had purchased the same number of replacement items that MRI sought to charge me for in order to use their service.
As for those who contemplate entering the MRI rental contract, please take time to read the provisions and their consequences.

I'm just back from Portugal. Corcovada has turned out well. Very pleased with development.
There will be a rentals company on site - Wishlist (www.wish.list.pt) who will look after the rental of the apartments. However, they do not have a lot of information available yet.
There will also be a management company on site - All Year Management (www.allyearmanagement.com).
I have been to Vilapac in Villamoura and they quoted me £10,000 to furnish a T2 with good quality furnishings - no MDF etc. (www.villapac.co.uk).
Completions due to commence before end of December 2007 for cash buyers. Early 2008 for those with mortgages. I have given my solicitor powr of attorney and hope to complete in January 2008.

I have just been contacted by MRI regarding completion and furnishing the apartment for rental. I must say I was very surprised to find that the cost of furnishing a T1 for rental is Euro5 off Euro16,000 I know all the crockery, cutlery, bedding, towels are all included but I also know that it was said very many times that the cost of furnishing would be about Euro 8000 which at the time we thought was average for the average furniture in the show apartment. I know that MRI need their cut but 100% mark up is a bit steep. If we say we will get our own furniture I presume that they won't manage the rentals - talk about being caught between a rock and a hard place. Also the safety pack is Euro 348 extra or the first aid box, smoke alarm and fire blanket!! Regarding aircon 1 when is this put in and who does any making good afterwards is it the installers or the builders 2 has anyone put sensors on the doors and windows to automatically switch off the air con when they are opened.

I have the same info from my lawyer as teddyz regarding the dispute. Frankly I'm quite pleased with the delay as it gives time to get the apartments ready for next season without paying the mortgage for 3 extra barren months. We were origionally told by MRI is was December anyway which was a factor in our decision.

has anyone looked into the real value of their apartment because according to a few local estate agents i have paid 175000 euros for a large 1 bed and it is clearly not worth that apparently thats before fees air con etc has anyone else done any homework on the value of theirs because if you have bought it to re sell at a profit you may struggle according to some local agents around the albufieria area.
