hi,Visited the site july 2nd.lots of work been done in year since work began.Grand enterance road ,3 lanes wide servicing 2 developments,only hardcore at the moment.All the villas and apartments in phase 1 have been started,some only foundations and some upto roof level.Have been told show apartments ready for photos next month and all phase 1 ,should be comptete in 12 months.But this info.given by a moroccan on site through an interpreter i.e. the taxi driver and they don´t always tell the truth.

Nothing stopping us all going on holiday there for the next few years. think what the apts will be worth when we get the keys? my friend was there at the weekend and there is alot more than just groundworks going on, loads of work going on in section A . ive been happy with prestige so far why dont you trust them? | atlan |
i spoke to Luke and its just ground works at the moment and they are starting a show block to help with the re-sales they still so its on track for their 3 year build timetable which ends may 2010 so will be a long way off for holidays

Hey thats good news about the flights, its just a matter of time, the extension of the airport looks great and is almost complete,
I was over there the other week and things are moving on now, its just a matter of getting the things started, managed to get to the top of the hill near the back but the views were amazing.
I noticed our neighbours are at similar stages, emmar, and Quatar, tracks roads and leveling,
not sure where this site is getting 2008 completion from ?? more like 2010 , it was always 2 -3 year build from licence or start, and they only got that about june???? | atlan |
Info for anyone interested in direct flights from London to Tangier.
I've just seen an item on BBC news website that Easyjet have bought GB Airways from British Airways. GB Airways currently provide direct flights to various North African destinations including Tangier although Tangier is currently only served during summer months. Hopefully, now that Easyjet have taken over there may be more frequent (and possibly cheaper) services.
I also note that Royal Air Maroc also offer direct flights to Tangier from London and can be found under £150 for a return. For those prices I think it's definitely worth avoiding the ferry from Spain (on which I had the pleasure of a 6 hour delay last time!!)

Paradise Golf and Beach Resort in Morocco

Following our second site visit in June 2007, Steve Ritson has now been appointed as the golf course architect at Paradise Golf and Beach Resort near Tanger in Morocco
Work on the construction of the villa and hotel site has already started with the clearing for the main access roads and the golf course design will now commence in earnest, with the construction of the golf course scheduled to be started soon after.
Plans showing the layout of the golf course shall be available soon, so watch this space and the website www.paradisegolfandbeach.com for further details.

| I flew in and out of Tangier airport last week and over Paradise Beach. All land cleared and ready to go, but no sign of building work as yet. Have apartment at Jahwara Smir on other coast and that took a while too | purplevicki |
Things are looking brighter for PBGR, ive been advised building work is starting this month, its been a long wait for the Building Licence, glad the wait is finally over.

The money is held with the solicitors client account until guarantee recieved as I understand it?
It a big Government backed project so I dounbt the King will allow any backed project to fail.
Going to be a great and exciting project and Moroc booming at the monent.
Give it 5 years and will be on the way to where Spain has gone, out of reach for second homes.
So much money being invested in to area it really cant fail in my opinion.
The worst synario is you get your money back and what you would of earned in a UK bank on interest. So not a brainer.

| I spoke to Russel in the Fuengirola office. He said that the planning consent had now been agreed and the signatures to paper will happen on the 19th April 2007. Bank guarantess have started to be sent out. He said he would call me back on wether mine has gone. Still waiting for answer. I suggested to him they should post updates on the website as the lack of communication I find is poor from Prestige. Perhaps if other people suggest the same they might listen. | gbspain |

UPDATE FROM PRESTIGE -
The technical plans have been completed. The authorities have requested that Hotel plans be amended according to advice from tour operators who plan use this facility.
This unfortunately will delay submission of plans, the technical plans are now expected to be approved no later than 31st May 2007. The personalised bank guarantees will be amended accordingly. The final plans will be released once approved.
As with all such Government backed projects the plans need to be seen and approved by a wide variety of officials and Government departments. Bureaucratic delays are unfortunate but inevitable. | veeparmar |
Visited the site last week. It is still undeveloped although the property next door has begun. The area really looks great and is very close to Tangiers and Asillah.
The plans look promising, they expect to start cutting ground in March. We are about to recieve contracts in the next 4 weeks. As the funds are gauaranteed by the Bank I think it is as safe as houses ...or apartments.
With developments like this that promise such a good return you have to expect some risk. | ryjoel |
Paradise Update 04/01/07: From Norman @ Prestige
BANK GUARANTEE
The developers agreed the bank guarantee with Banque Populaire some time ago, since this time they have been in negotiations regarding the terms of their own agreements with Banque Populiare. These agreements are now finalised and we expect the release of client’s guarantees promptly. Please note that this is a new system and may take a couple of weeks to activate properly.
CONVENTION
We can confirm that the ministers of Morocco, detailed below, have recently signed a convention which adds to the developer’s current agreements with the Moroccan Government and CDG. This convention confirms the approval of the project - Paradise Golf and beach Resort.
Ministers included in the convention:
Prime minister
Minister of finances and privatization
Minister of industry, trade and economy
Minister of tourism and social economy
Minister of equipment and transport
Minister of land settlement, water and environment
CONSTRUCTION
The developers are purchasing part of the land with infrastructure; therefore some work (land clearance, roads, etc.) may start before the licence is in place. We expected to see some work on site late 2006. However, no party is contracted to commence until the licence is granted.
LICENCE
The technical plans are now completed. These will be submitted for approval in approx 2 weeks. The time period between submission of plans and obtaining licence is at the Moroccan authorities’ discretion, however usually we will receive an initial response 1 month later. As per the bank guarantee we expect the licence no later than 30th April 2007, thereafter the developer is contracted to commence construction within 6 weeks.
Note: Morocco is a developing country and systems often change as development progresses. Please be aware that the above systems and timescales may alter slightly due to unforeseen circumstances. | Gordon Gekko |

The general feedback from this forum I get is to steer clear of this development.
I am due to pay my 40% deposit in the next few days - but am concerned that this development will not get off the ground.
Does anyone have any positive news - or would it be a better idea to wait for the new development at Port Lixus ?

Is there any one on here who was transferred from the original Asilah project to Paradise beach? Prestige promised the original price, this they did....but!....7% vat was added. I am trying see if anyone managed to avoid the 7% vat.

spoke to prestige this week pp not due until april 2007 but hopefull it will be approved by february.
I think this is much more realistic considering the amount of work required preparing all the plans etc.
