Had a text from our friends today to say some sunbeds were put out today!
Pafilia have temporarily provided a few sun beds and umbrellas for the development, until the new Sun beds and Umbrellas are delivered by the end of this week - the latest by the beginning of the next.
Thanks to anyone else that emailed Anna about this.

Thanks for the information Alan and Jennifer about the window boxes. Our friends arrived today at Pafilia Gardens and have said that the sunbeds still aren't out. Anna had told us over a week ago that they were due out Monday last week which I see you had also been told. I have emailed Anna and told her this still hasn't been done. We are rather disappointed that Pafilia still haven't managed to provide these, as they are a fairly vital requirement for a Cypriot sunshine holiday.
If anyone else would like to email Anna to request sunbeds it may add to the strength of our voice? Thanks

| Doodles, what I meant about the window boxes was good. We were advised to plant low water type cacti, for obvious reasons. This is what most seem to have done, i.e. of the ones who have set about this. One opposite you has set them in very attractive blue stones. We looked at doing something similar until we saw the price of a small bag of these stones. Decorative gravel seemed expensive and after searching at several gardens centres wound up at one where the guy was great. He bagged some white gravel for us, loaded it into the car and refused any payment. Good old Cyprus hospitality! Reference the staircase issue, we have one that turns half way up so even taking suitcases up is hazardous. The only support is the walls which can get well marked by hands, as you can imagine. I have raised this with Pafilia but the quoted installation of a handrail is very very expensive. Denis and Pauline (who I mentioned) said we should complain and say there should be a handrail anyway. I'm not sure when the get together is planned - not for a while I'm guessing but Pauline seemed to think that Pafilia would write to us all about it. Hope your friends have a great time as things hopefully busy up.

Some good friends of ours are going out to Pafilia Gardens this weekend to stay in our property. They are going to be planting in our window boxes for us. We are ground floor level in Block 8 so this will be near main pool area. What do you mean about interesting things going on with the window boxes?! Do you mean the type of plants being put in (i.e. a bit of a mish mash). We were told the two boxes pool side are our responsibility but the ones near our communual entrance is Pafilia's responsibility, do you know if this is still the case?
Regarding staircases. Our front door (in a communual area for 4 properties) is immediately next door to steps down to a cellar area and there are no satefy measures in place to prevent someone falling into the stair well. A barrier/ rail would have been a good idea.

Could have got cheaper from First Choice for longer period but boss said no! The sunbeds were due to go out the day after we came back, i.e. Monday. Hardly anybody on site so hoping for more neighbour activity next time. Met lovely couple (Denis and Pauline) who live there and were helpful - they seem to be unofficial caretakers for a number of fellow buyers. Bad news was generator went off one night and took the water pressure with it, but the good news was Sterios responded immediately and it was back on later. Pathos not affected by water cuts, so far. There have been complaints about the main pool depth, i.e. no shallow bit. Anybody any concerns about their staircases, i.e. ours has just the walls either side and no handrail which is precarious - quote to provide one was very expensive. Oh, the architect has a place next to Denis and Pauline, so must be a good sign. Overall the development retains a quality appearance, or to quote someone from Anarita development is "quite beautiful". The design is supposed to be based on an Italian street (Venice?) but you probably knew that. Also some interesting horticultural things going on with the window boxes, and I hear that Pafilia are arranging a get together for fellow buyers but no good if you can't be there. Lastly, Simply Red in concert out there in five weeks time - damn will miss that.

Had really hoped to be relocating out there at some stage even though took out as investment initially but you never know whats around the corner - really not much chance of even getting out there to look at the place so photos really helpful. Not sure we should give Pafilia total control, i.e. they take on sale of property, have keys etc without us even going there but not got a lot of choice at moment, thanks again for your comments and info. Hello everyone
I contacted Anna yesterday to find out if sunbeds are now around the pools. She responded by saying that she has been informed that these will be going out from Monday. Hoping this is the case as we have friends going out next weekend to stay in our property. Would be good to hear from anyone confirming when sunbeds are out.
Anna also said that the Gates are not functional due to there being no mains power supply.

| Hi Rocky99,we're going over tomorrow. Ironically there's a severe water shortage over there and what's the forecast for while we're there? Rain.
I worked out the other day that if I was buying our place at Pafilia today compared to when we did (over two years ago) I would have to part with a load more sterling. This is due to the price of similar properties going up and the euro strengthening massively against the pound. I'm no financial expert but the detrimental effect must be on the sales side right now as buyers will be concerned about the poor exchange rate. I can't be certain but I guess the Cypriot Pound - if it was still with us - would have similarly strengthened against the pound. Don't know if that's been any help but you might check out the message boards for Anarita site (on this website) and see what one of the buyers has said about the euro exchange rate.

| Hello everyone, we due to visit Cyprus next few weeks to take delivery and hopefully sort things out as quickly as possible. Can anyone tell me whether they know of anyone selling their property on Pafilia Gardens, either through Pafilia or an agent in Cyprus, and also, has converting to the Euro had any detrimental effect on the value of properties on the site. Hi All,
I was over with my sister at the end of March and have to report that the weather was pretty lovely on the whole. Development really slow but thats Cypriot progress 4 you. You have to accept thats the way they do it there i suppose. If it was in the UK or Germany etc it would have finished about a year earlier. It is starting to look good though and Stergios is always helpful.
One thing which is dissapointing is the lack of tall mature palm trees which would give it a nice finished and exotic look. In other developments by Pafilia they have very tall and mature palm trees in plentyfull supply which they installed at development stage and i personaly like to see them. Maybe they will be planting them later? Anyone else feel the same? I haven't the patience to wait another 10-15 years for the little shrubs they have planted to mature.
It was nice to meet a couple of the new residents on site.
I see they still have the main sea front road in Kato Paphos under development and the mayor has assured it will be ready by end of May. Looking at it I will be amazed if its finished b4 Christmas.
Everything is more expensive when you go to eat out now with the weakness of the pound against the Euro. And you have to put up with the fat, gobby, northern, chav tourists in there football tops on the next table which is funny as most of them would drop dead of a heart attack with the thought of any sport. Hello everybody. Just got back having taken delivery on 28 March. Have posted a few photos, sorry was a bit cloudy! Nice to meet some neighbours. Really pleased with the finish of the apartment, had an issue with floor tiles not matching but Pafilia resolved this well.
Only problem we really encountered was the electricity supply, as still on the generators. We found that when the water heater on and washing machine at the same time or any other large appliances the electric tripped out. This happened on quite a few occasions. Our property has been restricted to 32 amps while on the generator as were the rest in block 8, from what we could see in the electric huts outside, where the trip switch has to be re-set.
Pafilia are hoping the mains will be connected in the next few weeks and there are large trenches left open near the main entrance, which hopefully supports this. Gates up but still not operational. Noticed a few cars of young lads driving in and having a slow look round and then driving off quickly. No sunbeds or parasols out yet but told won't be long.
All in all very pleased with development.

Yes, Pafilia Gardens is on a generator and I believe Sterios said that it would be like that for about another month. Didn't cause us any problems whilst we were out there and I guess the main advantage is we didn't pay for the power we used. I think the generator was at the back of us near Block 6. Taking possession Friday (28th) this week. Anyone else over at this time? We are in Block 8 no 6 and would be good to meet any neighbours. If anyone wants any pics or info let us know.
Just a couple of questions before we go. What is the electricity situation. We gather from Anna that Pafilia Gardens is not connected to the mains yet. Anyone know how long before this might happen and in the meantime is it powered by a generator? If it is where is the generator?
Also is there a wifi hotspot available in the vicinity of Pafilia Gardens?

| Hi to new and old subscribers. We got back on the 19 March after a very busy time out there. Our story is much the same as others - pleasantly surprised at the standard of workmanship. Snagging is mostly minor issues. Popi put our curtains in and they look good - they also took us for Sunday lunch in Latchi with the whole family! Wish we had had more time as, I'm sure like everyone else who has taken over, there's lots of chasing around - not to mention the Water Authority - allow for spending at least an hour there. Sterios helpful as always as was Marios from Pafilia. If John and Jane from the site read this message - nice meeting you.

We have just discovered the website and have read all your messages. We are coming out to Paphos next week to take possession of our appartment in Block 5 no.7 .
Looks like we will be neighbours to 55 Degrees North. Can't wait to get back out to Cyprus, hope the weather and Pafilia are sorted for our arrival. We are planning to let out our proerty to folk we know so if you are needing a wee love nest for any one then ours will be free unless we are there.

Dear All,
Got back from Cyprus on the 11th Feb, but onyl jts got around to adding to the site. The site itself still looked like it needed a bit of work especially the landscaping and planting. Stergios and the guys were very helpful, especially when we came back from the beach to finds our master bedroom looking like the swimming pool!! Just glad it happended while we were there.
Re the car theft I did notice a few guys wandering around after dark- they looked like Albanians or something, which I did report to Pafilia. There were also a couple of instances with some local kids throwing oranges and grapfruits at some of the windows. Hopefully instances like this will be few and far between once the site becomes more occupied and lively, but it is worth makeing note so that you can make your property secure when not there.
Does anyone know what is happening with the gate? The guys were constructing it when I was there, but apparently it was not going to be ready until the end of Feb.
Overall I was really pleased with the finish, and only had a few snags for Pafilia to look after. Actually got an e-mail today telling me that they had been done, awaiting my satisfaction.
I've uploaded a few photos of inside my house, just so everyone can see the finish.
Back the first 2 weeks in June for anyone that may be there.

Got back lastnight from the horible weather!! The site is really moving on and the landscaping is being done very well. Had a meeting on site yesterday and we asked about the farm and apparently Mr Eliades has spoken to the mayor about it as its illegal but there was still no definite answer about when it will be moved. There was no explanation about the building site behind us and next to us either even though the plans have been in since 2004 so wouldnt hold your breath. We are back in a couple of weeks as our place was not complete so we had a wasted journey. Try again next time and hopefully the weather will be better. | mel |

My name is Sandy , we are in block 4 and have taken possesion at Xmas time - we have an issue with Pafilia in that they promised when we purchased our apartment that the " animal farm " next door would be gone by the time the development was ready and obviously it is not although they say it is in the hands of the council .
We stayed in the apartment over Xmas and New Year and our break was spoiled by the noise , animals from the farm wandering around the site and I can see it ruining many other peoples holidays as well.
Does anyone have any information or update on this ?

will ,let you know how we get on with the money side of things, we are taking out cash to change over in cyprus but i am also going to enquire with the bank as i also got the card info through from hellinic bank, we are stayin at iris village (a pafilia site) very reasonable, special rates given to purchasers - off in the morning early hours and back on Sunday - so it's shop til we drop i hope!

Yes, interested how you get on with the money transfer. Coincidentally Hellenic Bank has just sent me details of a new system they have specifically for people like us to transfer funds. I need to check this out. We hope to get over in March to sign off but I'm getting a bit worried because, reading all the messages on this site, you lot will have your towels well and truly on the sunbeds by then! Can I ask all our readers, did you stay in hotels whilst you were arranging the handovers? I was thinking it would be difficult to move in without curtains, furniture etc.

Hi Rick,
We took delivery on Thursday morn and did the paperwork with Anna in the afternoon. Amongst that you will need to pay CYP£600/EUR1025 for management fees. This is for the first 6 months where 300 is for that specifically and 300 is basically for a slush fund which you get back if you sell. Also buildings insurance is required on the property and this is worked out on what you paid for your property etc. Ours worked out @ CYP£168 for 12 months. These can be paid when you get home as you will be given bank details. There is a fee for connection to the satellite system but this too is paid on your return.
We kept back funds for the snagging as per the contract and this will be complete by 5/2/2008. We return to Pafos on 16/2 so will check everything then before sending the final payments. | mel |

Still been keeping a keen eye on all whats going on, glad to hear everyone seems to be pleased with the development. I am out in 2 weeks time to take possession so wanted to ask what "extras" do I need to account (money wise) for when going over?
Can anyone confirm if they kept any money back until the snagging was done??

Hi all, got back from the sun late last night. Was 21 deg on Friday! Site looks well, Stergios says total completion should be end of Feb. Met a couple of the residents as a few people have already taken delivery. We need to go back next month for our main apartment as thats not ready yet. Had a few agents round to see the places in block 7 so if anyone wants an opinion let me know. They have already started the prep for the new Aristo apartments which will be built behind block4 and further along the rock formation. Stergios has the plans and it is quite a big site - not pleased about that!! Harbour area is a mess and most of the big hotels are still closed as are most of the bars and restaurants so it was very quiet.

It's a bit of a lottery. The last time I went over I took a few thousand £CY, but the pound was stronger then. The risk (more so over here?) is carrying all that cash around and there is a limit as to what you're supposed to take in. If you pay by credit card I guess the rate you'll get right now is poor. I have used one of the currency houses in the past (Foreign Currency Direct) and they will shop around to get the best deal, i.e. go on the back of a big purchase that may be going through and get a better rate. Maybe they could forward it to your Cyprus Bank although they may make a charge to receive it. Good luck!

Hi, All. Our property isn't finished yet (Anarita Valley) but we've done some checking and we really liked Gernich estate agents. They have a branch by the harbour road and a base just behind Pafilia's offices. They only charge betwee 3 and 4%. We spoke to Leftheris (an English born Cypriot) who was absolutely lovely and a truly honest Gent. We will use Gernich if and when we sell. They actually advise placing your property with as many agents as you can, but I had a really good feel for them. By the way, they came with a personal recommendation form our Lawyer.

It is a standard 5% commission from all estate agents throughout Cyprus. This includes Pafilia if you use the resales department. You can use multiple estate agents to sell however they will all request that everyone sells at the same asking price otherwise you will have to go with a sole agent.
I am not aware of a 5% charge to buyers!!
In addition you require to pay the cancellation fee to land register to cancel your title deeds. This equates to 3% of your original purchase price.
There will also be your solicitors fees at approx 1% of selling price.
I have just sold my other Pafilia property and it has taken approx 12 months although I wasn't pushing it as I wished to keep using it before taking delivery at Pafilia Gardens. The new development has been worth the wait. Once landscaping and final touches outside are complete it will be terrific.

Firstly, Happy New Year to everyone.
I am considering putting my apartment on the market (No.2, Block 4) and noticed that you will be doing the same.
I have been informed that estate agents charge 5% to sell and charge purchasers 5% to buy, although this is added to the selleing price. This semms hugely excessive to me and reduces the profit quite considerably.
Who do you use to sell and what is their commission.
Any advice for selling would be greatly appreciated.

I have just returned from Cyprus having been told it would be finished by end of November for block 4. It's not yet finished and needed a couple more weeks but i took the keys anyway and had a holiday. So I will have to return again but the good weather there does wonders for your mood.
Someone asked about a solicitor. I heard Yiannis Papazacharia mentioned. I would go with someone else also as i found him to be completely useless, although he's a friendly enough person and likeable but thats if things go according to plan. If there's a problem in my experience I got the impresion he can't be bothered and I didn't feel he was interested in my interests and i regret wasting my time with him. I did far better resolving issues myself than using him.
I saw Stelios the on site manager or foreman and chated to him and I like him and he's very helpful he has promised to correct the kitchen worktop that was supposed to be black but grey or rosa beta was instaled. At a guess I think this was probably down to communication error as there are not many Greek speaking workmen on site as there 1st language. There are 6 on site who are Russian speaking from mainly the caucasus region, and other countries too who spoke languages i did not understand, maybe Bulgarian or something. Still, he's promised to replace this granite worktop to black so thats fair enough. They were still finishing off the main pool and with tiling the walk over bridge when i was there last week.

We have decided to go with Intasure for property insurance, you can pay in GB pounds by credit/debit card ,set up over the phone and it seems a lot cheaper. However you can never tell with insurance companies until you need to claim . They will cover you for 60 days out of the property and throw in public liability for 5,000,000.
