Hi there,

I have just got in contact with the management company (Panorama) and I was informed they have sent a snag list on April 12th,  to the project managers of the development to be complete.   This includes our worries on the carpark, the ramp, landscaping and a number of other outstanding issues.

I was also informed that they have met residents from Block C and D to discuss their concerns. Is there a residents association and if so can someone please tell me when is the next meeting.  If not, if anyone is interested in getting involved please let me know.

The tarmac is permanent and the original plans submitted to the Dublin planning authority states it would be landscaped.  So they got planning permission based on certian things that they haven't done.  They can be reported.  Several tenants have had engineers look at the carpark and apart from the security issue there are structural problems and its liable to flooding so we could all end up with problems.  If everyone kicks up enough and complains to Dublin city council soemthing mihgt be done to make them finish the development to standard.sydney
i am just putting it out there but i can see major problems ahead with the underground carpark. cant believe there is only 1 gate leading into it and it is out of view so anyone can break in without even being seen. my last place the underground carpark was constantly getting broken into. There should definately be a strong gate as you turn in off the road like all other apartments blocks i have lived in or visited. anyone any idea why there isnt a gate at the road. this will cause major security problems ....alant

I have just discovered this site and have to say it was a slight relief to know I wasn't the only one with problems! I got all the same excuses that everyone else got, but have been in the apartment since October and very happy with it.

Does anyone know what is going on with the common areas? Is the tarmac just temporary do you know? Also, I am on the ground floor and no patios have been laid yet, has anyone been talking to the foreman about ground floor patios by any chance? I am worried they will go the way of the second wardrobe (even though it is inthe contract).

Yeah the hot water is only mornings, booster needs to be put on for evenings. Thats the way storage works.  Heats up water during night.

The car park is turning out to be alot more serious that we thought - the project manager was there yesterday and is gone off to speak to developer about concerns - everyone should make sure they find out about problemns in car park and kick up - if it floods in winter we're all stuck with apts we won't be able to sell.

Is anyone having problems with their water?  We only appear to have hot water in the mornings and have to continously put on the booster for hot water in the evenings.  Or is this what I should expect???

Everyone should be well aware that there are major problems with the car park - it floods and it seems there may be structural problems.  Myself and other tenants are well aware of this and I for one am extremely worried.  If anyone else has to snag might be an idea to get your snagger to inspect this so far the feedback from engineers hasn't be good.  We are trying to do something about it.sydney

Re NTL, the apartment is already connected for the standard NTL (i.e. not digital)  We haven't got connected yet and we're watching tv away with no bills!!  Given that our esb bill this month was HUGE I'll be keeping well away from the NTL for some time.

Does anyone know who the management company are and would anyone be interested in getting on to them about having recycling bins of some sort?

All the apartments are wired for NTL. You should ring them telling the apartment is wired but that you want to get connected. You'll have to tell them what package you want etc (check out the website).

They'll send a guy out to connect the apartment within a week or so. You'll have to take a few hours off work.  I'm not sure if they come at weekends.

i am moving into block A this weekend and have been trying to find out what the story is with NTL in the block. I have rang NTL but they are fobbing me off. Anyone any ideas ?alant

Its fine to get beading for the wooden floors. You'll probably have to paint it white to go with the skirting.

Usually you should be closing within a week or two of snagging, but with these builders you never know.......

You should make sure you are happy with the kitchen units. I know that the kitchen guy they had went awol with peoples money and made a mess of some jobs. He didnt leave a big enough gap for the washing machine, the fridge or the dishwasher. And I'm still waiting for doors to be attached to the wardrobes.

Still a few cosmetic changes and nearly there.  Putting wooden floors down and with the skirting boards already up, it is suggested to put beading around the skirting. Can anyone tell me if this beading is clean and neat looking? Not too familiar with it. 

After snagging, how long did it take you guys to sign? We are hoping to sign over the next few weeks and hope to be in by end of month, is this realistic?

Will have to have a get together when we all move in to have a proper bitch.

Nearly three years now since we signed. Thank god, I'm a patient woman.

Hi There,

Snagged in Block A, first floor last Wednesday, sent all three pages to the foreman on Thursday (mostly cosmetic) and hopefully reinspect next week.

I was informed during the week by my solicitor that the maintenance fee has to be paid at closing. Hopefully will close over next few weeks.

Jim reckons Block A will be finished in the next four weeks!!!

Hello Folks

I closed in Block B the week before Christmas. I hope to move in next week. It takes a few weeks after closing to get floors and tiles down, blinds and furniture in etc. Its not as easy as it sounds. All the various suppliers saying they cant deliver it for weeks etc so get organised.

Bought some appliances in DID some good deals but I think its hard to beat PowerCity on price.

In realtion to service charge, you are legally obliged to pay it on closing. And I'm afraid you cant get it back. As only some of the apartments have closed the Management Company does not yet have a full budget. Obviously it does not need a full budget as it is only paying for services in respect of a complex that is only two-thirds complete. The service charge/maintenance fee doesn't really have anything to do with the state of the site. It relates to payment of water charges, electricity for common areas, cleaning of common areas (not much of this is happening at the moment!) etc.

Yes we had to pay our maintenance when we closed sale. I will be looking into this soon as obviously this maintenance fee certainly hasn't been used yet by the management company has obviosuly nothing has been done.  I'm living in Block B for 3 months and its still a building site so I'm certainly not paying 1200 for that.sydney

Bought all the appliances and flooring last weekend.  Would recommend Powercity in Liffey Valley for electrical applicances and btw on the Belgard Road for floors, for both customer service and value for money.

I was told last week we would be snagging this Wednesday so I will keep you all posted.  I dont expect to be in until mid Feb at this stage.

i bought in block A, was in there on saturday. jim (foreman) is saying will be ready to be snagged next week and move in by end of jan but i dont think so, add few weeks on to that. ground floor is bit furthur ahead of first floor and that a bit ahead of second. i'm on second and there is still s lot to be done but its starting to come together at last but no storage room whatsoever, will be getting the place snagged well thats for sure after all these delays,  but all will be welcome to my house warming when i eventually move in, if nothing else for a good bitching session about these shower of clowns.

anyways i would recommend Powercity way better deals than DID and way more choice of brands.

Happy New Year to everyone! 

Went down to see Block A the week before Xmas and Jim has informed me we should be in before end of January.  Kitchen and windows are in and lights and powerpoints. Bathroom and Kitchen are both tiled and it finally looks like it could be lived in.  We are still aiming for end of Jan so hopefully moving in will become a reality. 

Going to buy the applicances this week so if anyone could recommend anywhere I would really appreciate it.  DID and Currys have both been recommended so far, so I am going to start there.

Block B owners:  Just wondering did you have to pay maintenance fee yet considering the state of the site??

No - there is no chance of getting a second wardrobe.  I got my solicitor to pursue them about it but to no avail and in the end I just gave in - thru sheer frustration.

I bought my floors in a place called floor design.  They are semi-solid and I'm very happy with them.  A guy I know put them down for me but if you're interested I'll get him to give you a quote.  I got the tiler on site to do the kitchen.  He was very slow but did a nice job.

I agree about the heating - I'm wearing hoodies all the time - its freezing!

It doesn't really look like Block A will be finished by Christmas to tell you the horrible truth... The apartments closest to the river are closer to finished than those close to the road.  There are still a lot of people to move into Block B too - hopefully that'll improve the heating situation.  Its lovely and warm in the morning and gets colder as the day goes on... ??

Hang in there- I have to say, its worth the wait!

No second wardrobe but I had a freestanding one so didn't push for a second one as they're pretty badly built and would have rathered have put my own in to the master bedroomsydney

Will look into this expert flooring and might also take you up on your offer at a later date.  The heating sounds a little worrying but I do hope it is as you suggested and will improve once other owners move in.I am so looking forward to moving in but I defo think it will be Jan now.

I'm in block B I'm very happy with the size it is one of the most spacious apartments I have ever seen.  There have been quite a few things wrong but with all the builders on site I can get them fixed quite quickly.  The main thing that concerns me is the heating, we're freezing with it it on its highest setting, I'm hoping thats because all the other apts are empty so the heat isn't rising and the hallways are concrete.  I wouldn't recommend the tiler I got who seems to be doing most of the apts on site, thru tubs and tiles but I would recommend my floor guy info@expertflooring.ie, you're very welcome to come and see my floor just pm me if you wuld like to. the floor guy has a website www.expertflooring.ie

Delighted that you have moved in AF.  Sounds like you are quite happy with everything apart from the dirty site.  We are now told that we may complete by end of year. Well ground floor and first floor by Xmas.  Can you tell me did you get your second wardrobe in? My solicitor is still looking into this for me. Also if anyone can recommend a tiler to put floor tiles down and also wooden floors I would appreciate any recommendations.

We have moved in and, in spite of the huge delays, I'm happy with the place.  The finish on the apartment is very good.  Tiling is well done and the paint work is good.  Only problem is that we are dragging the dirt from the car park up the stairs and into the apartment but I think that's to be expected while they're still finishing things off.  I think Dennis (foreman) is very helpful so I'd be contacting him if there are problems.  Anyone that has come to see the place has remarked on how spacious it is so that's a good thing.  The banging on site starts at about 8am (Mon-Sat) though so no need for an alarm clock! All in all, I'm very happy with it and once we get floors in etc it'll start to feel more like home.  Nowhere for a nice take out locally though! (still haven't got our cooker)

I disagree I think the apartments are very badly built, I got my first snag done and the list of damage, things to be fixed and wrong is about 4 pages long! On the upside they are a good side and mine has plenty of light but absolutely no storage whatsoever! sydney

Hello All

I was actually in my apartment (27B) in June. It was substantially finished except for plastering etc and minor items that would go on the snag list. I've now been told they are still waiting on 1 window to come in from Lithuania!

I know that some people are closing in the next week or two. But realistically I think my apartment  and most others in Block B wont be ready until nearer the end of October.

As for Block A, its just a shell at the moment. I think February is probably optimistic when bear in mind how long it has taken for Block B to get from that stage.

I:f anyone is planning a housewarming (for either block) I would leave it until summer 2007, so its not on a building site!

Unfortunately this is the problem with buying off plans, you never really know when its going to be ready. The upside is of course that your apartment has probably increased in value by €150,000 or more. Also I think the apartments are probably fairly well build if thats any consolation.

I snagged this morning, the water wasn't turned on, my snagger couldn't really snag as there was everything wrong.  My snag guy thinks its at least a month away from closing...too many things wrong to even mention.  Very annoying as I spoke to foreman Friday evening to check that water was on he said it was....he also still seems to think the apt. is nearly ready - dilusional man!  Theres no way I'm moving in there until its habitable!sydney

I was on site yesterday and while there's a bit of work to be done to the outside, the apartments themselves are ready to go once the electricity and water are in.  I think we can expect the site to be messy/mucky until Block A is finished but I would be optimistic enough about getting in before the end of October.  I was very happy with my apartment - had been imagining a dog box with all the waiting but its a good size.  I thought block A was further from Block B than it is though - but I have gotten used to this from walking past it over the last few months.  Have faith!  We'll be in there soon!

I own no.29 Block B and was supposed to do my snag yesterday but surprise, surprise when I rang foreman to make sure it was ok I was told the water was not turned on(even though my solicitor was told it was ready for snag 3 weeks ago).  I've re-scheduled snag for next Monday and foreman assures me I can close a week from them.  I reckon it will be at least the end of October before its habitable. For some reason the foreman seems to think its all ready to move into but I too have spoken to builders on site who laugh when I tell them foreman says I'll be in before end of Oct.sydney

Went down to the development yesterday evening and talked with a builder just leaving the site about 7.00pm.  I asked him when he thought Block B would be finished and he reckoned another month for full completion and easily over two months for Block A if not more.  His exact words were 'Sure that block has only just started' ......Anyone interested in meeting up for a chat about this development?   I am free next Thursday evening September 28th.   Looking forward to hearing from you. My solicitor has received a letter asking us to attend to the snag list. However, Bohans have told me that the my apartment will not be ready for snagging until next week. Anyway, we will probably be served with Completion Notices in the next week or two.

My solicitor has written to the Builders solicitors regarding the wardrobes issue and I would that everyone get their solicitor to do the same. The Plans clearly show wardrobes in all the bedrooms. We have not yet heard back from them. But everyone should get their solicitor to do this as they will become annoyed receiving all these letters and perhaps urge their clients to give in and install the additional wardrobes.

Hi - yes me too, I suppose if we were united it would be harder for them to fob us off. Apart from the wardrobe issue the lack of shower in the second bathroom is ridiculous, does that mean if they tile the bathroom you have to then rip the tiles off to put up your shower. I dont' think there is any point in meeting foreman sounds like hes doing the best he can and is just an employee - better off meeting developer. I'm getting pissed off with a certain estate agent never returning calls or emails and not being able to get a straight answer as to when it will be finished. A work man on site the other day told me it would be xmas before block B is finished. sydney
I agree with AF and SPUDO. It seems that the developer is intent on short changing everyone. My contract drawing shows two wardrobes, but only one has been installed. The foreman says that no appartment is getting the second one. I would certainly be interested in meeting other buyers with a view to addressing the many issues.redaido

About the wardrobe - get your solicitor to check the plans they were furnished with by the developers solicitor and it might be (as was with mine) that they had put in a line to indicate a wardrobe in the second bedroom. If this is the case then they cannot now charge €500 for something that's included in the contract. Its a bit of a disaster alright. Have also been told end of August for Block B but that seems about as likely as pigs flying. I wonder if we could get them to leave the name at simply "St. John's Well" I know I wont be putting the "Way" onto the end of my address! Maybe if we call to the site en-masse and stare at them for a few days it might get them to hurry up a bit!AF
Every time I have been on site including weekdays there is only ever a few workmen there, 4 at the most no wonder its taking so long...I just wonder is there some kind of cash flow problem with the builder. Would explain too why corners seem to be getting cut! sydney

yes I am getting increasly frustrated its all starting to sound dodgy! I was told Block B woudl be absolutely no question of a doubt be ready mid-July at the latest. I visited the site last week and it looks like its at least 4mths away from completion. When I enquired I was told there were a delay with the windows that are coming from Lithuania and my apt won't be ready til end of August which I'm assuming is prob. oct. I met a guy on site and he moved into one of the finsihed blocks a few months back and apparently hes had so many problems with it, they're just not built very well and they seem to have done everything on the cheap! So I suggest everyone does a very detailed snag and do not close until everything is to your satisfaction!sydney
Hi there, I was just informed this morning that Block A will not be complete until now mid-Oct..I was also informed there would be no wardrobe in the second bedroom and also got a quote of €500.00.. (Would rather make one myself).Yes, the name that was approved for this development is now St John's Wells Way (what a tonguetwister..) As a first time buyer, I find this whole experience scary and cannot help but feel there is alot more going on behind the scenes. If there are anymore concerned Block A investors out there I would love to hear from you. Go down each week to see progress and being realistic I'm thinking completion just before Xmas.dee8staunton
I've bought in Block B, and am also extremely frustrated. Its impossible to get a straight answer as to when it woudl be ready. I was told the end of June for sure they are still trying to tell me it will be ready mid-july, I'm starting to think they're all dillusional on site as I was there 2 days and to me it looks like at least 2 months from completion at least. I just don't understand why they can't tell you the truth and are insisting that it will be ready in 2 weeks. I would have build it quicker myselfsydney
I think the name approved by Dublin City Council was St. John's Well Way. That's as much as I know though.AF
