Kev could well be right regarding the limited availability, as Pluri are only letting those apartments who's owners have signed a rental agreement. Sandra has told me that the 'search' for Ocean Ville has been very positive, but they will not guarantee a full July and August, 'at this time'.
Regarding the rental income - the owners will receive their 75%, as they've signed the rental agreement.
Regarding the maintenance fees - we can either pay them separately, or have them taken from our income - we just need to let Pluri know. Either way they aren't due until 31st Dec. | critchleyj |

Interesting that there is an official opening of T2, and we've not been informed. I hope Pluri are covering the costs of any breakages.

I tried to reserve an apartment from 6th July to 12 July, and it says that there are only 2 x 4pax and 5 pax T2 apartments left. T1's going like hot cakes too.
The site also has some guest reviews, most of which are promising. We currently have a rating of 8.5 based on 11 reviews :-)

Just got back from Ocean ville today....The main change since I was there in Feb is the bar and restaurant are open and looking great I have to say..The gym equipment is in one of the empty units and I was told that they hope to have the gym and kids club open in August? I was told that there are a lot of bookings for July and August and that the official opening of plot 2's appartments is next Monday...Even though we haven't signed deeds I was told that this wasn't a problem(don't ask me I'm not an expert?) One of the things I found interesting is that the remaining apartments in plot 2 are now being sold for 390,000 euros(yes 390) but with a guaranteed income of 64,000 euros over 5 years..I was once again told that we should be signing deeds in about 4 weeks????

My husband spoke to our lawyer in Portugal today. She has written to Sessimbra around 3 weeks ago demanding to know when the signature dates will be, and the current status of the project. They have not replied tso far.
She has said that the next step will be to force a response on the status via the 'tribunal' (the Portuguese courts), but that this won't be done before September, because everything shuts down next month for the summer. We just have to wait as usual.

The forum has gone very quiet; does anyone have any recent info on the latest habitation license for Plot 2, 2 bed apartments. The last I heard they were still waiting on the local departments to sign this through.

I would lokk around before using Caracuel. I am using them and they are not good at keeping in contact. I have to email several times before I get a response. They do the job, but are not very pro-active. You may be better of with a law firm in this country, which specialises in foreign property. At least they would be easier to contact.
I submitted through Caracuel a request to relinquish the contract and get my money back 4 months ago and neither I nor Caracuel has heard from Seisimbre, but they do not seem to be pushing it . I presume I have met the required 90 day cancellation period, but cannot absolutely confirm this.
I have received an email from Pluri stating that Seisembre will be contacting everybody who has cancelled to justify the delays and set out the procedures and timescale for refunds, but god knows when that will happen. Maybe I'll get my money back ready for my retirement.
Other than this I have heard absolutely nothing from Seisembre, Pluri or Parador since the begining of the year.
Is anyone else in this position?
Sometime, I think the only waty to get any action is to go out there and sit with the Solicitor.

I have now received an email from the company stating the payment requested for condo fees are for July-Dec 08...back tracking from their original email, which clearly stated the past six months. They have stated as soon as I sign for the deeds they will invoice me the said amount.
I stated it was illegal to ask for money when I didn't own the property yet and their reply came back stating "it's only illegal if it's an invoice" which the email was not it was only for information?
ROBERT, I can also confirm you have 90 days to sign the contract deeds from the first day of issue, as this was a question I just recently asked my lawyer.

If you read you contract it states somewhere that you have 3 months from the time you are informed of the date of closing to sign final documents, I know this as it has an important bearing on my loan dates.

We also got that email and agree that we will not be sending over a cent until we sign deeds.
About signing deeds, very interesting to read your post Robert....you say that it is the law that we have 6 months to complete when deeds are ready. Is this information directly from your solicitor? as our solicitor (Ana), said we have 2 weeks. We would also prefer to sign deeds as and when it suits us within a 6 month time period.

Just finished reading your mails about condo fees.From me they want 1600 euro for a t2.I agree with you all that this is crazy, and they will not be getting a penny from me until I sign final deeds.My big worry is , how short are they for money , and what if they declare bankruptcy and the banks move in, thats our deposits out the window.I would be very careful about sending final payment over unless you where there and had your solicitor at you side.What i cannot understand is, if they really want money why do they not put pressure on the local townhall to get the paper work sorted out so they can pick up the final payments.This whole mess has me baffeld,sorry i ever got mixed up in it in the first place, but now i have gone this far , i will stick it out. As far as getting your deposit back because the build has gone over its time limit, I cannot see anyone getting far , does anybody know anyonewho has had there deposit returned.Blacky if your solicitor thinks it would be better if we all called him and we let him represent us ,I am willing to go that way, you could ask him.I still think this project will do well , but our timing has not being great,so do nothing foolish, like paying the fees and keep in touch.I will be asking my Irish solicitor for advice, as our Portugese one is uncontactable.

sandra said the same to me that its for july to december etc, thats not the point in my view as how on earth can you ask for condo fee up front hoping you will get the licence is the last straw for me ,these people think we are asy meat who will put up with what ever they do or charge but we wont as believe me they are not banging the doors in to buy property there anymore ,i told sandra that even if you get licence in next few weeks i have a 6month time period to complete on apt anyway and that is the law so i will complete as and when i see fit from licence issue day to my 6 months etc, i said and when i sign the deeds in my own time when its suits me best within the 6 months then you can start me paying condo fee on a monthly basis by direct debit and all signed and done professionally,
this smacks of desperation on pluri behalf for money of any kind and that has been my fear of this saga from realising what i had bought a year after i did all along, that fear being that if its not making them money they will look to get it from somewhere and that somewhere being us(owners), the problem being if i do complete they can do as they wish cause i have alot of money tied in there then and they will know this and squeeze at will, (in other words if the right deal is not stuck with them on our terms we will be giving them all the aces to deal out as they wish

I also spoke to Sandra today about this as my first impression was it was for the 6 months just gone.It is in fact for the 6 months starting 1st July through to December.I certainly won't be paying until I have signed contracts.Sandra is saying they are waiting for the town hall to release the deeds which should take about 4 weeks with no problems forseen.(It always seems we are 4 weeks away).She tells me that they are now taking bookings for the t2's as well as the t1's?? I have contact my lawyer on this issue as I too cannot see how they can charge us any fees of any type until we have signed for the deeds. I will post information as soon as I receive any.
My 18 months wavier for pulling out comes up on the 19th June and I am very serious about getting out; Robert your right it's a buyers market and prices have also dropped in Portugal.

i have got the same email as Paul asking for money for the 6 months of condo fee ie in my case around 1150 euros for a t1 apt, i have spoke to Sandra OF PLURI and told her i dont owe a peny for nothing and wont pay nothing as i dont own apt yet and until i do what you are asking is illegal ,she said to me it is to your discretion to pay or not as i am correct, ill be honest i have totally had enough and am going to Portugal to see Blackys lawyer and am getting her to act for me, i think i want out, the excuse given by sandra was that it was costing them alot of money to upkeep OV and they are hoping we will pay to help them out, i repplied what on earth has that got to do with me ,i dont go around giving money out to people on a hard luck story , i told her when i purchased all was rosy in the world 3years ago but now its all changed its a buyers market everywhere and i being the buyer will call shots ,

On the 20th October 2007, Pluriholidays held the first Owners Meeting for the Ocean Ville prospective owners. One of the purposes of this meeting was to introduce the condominium budget, which was changed in November 2007 in order to meet your expectations (as per my email from 21/11/2007).
During this last six months, Pluriholidays has been supporting the maintenance of the communal areas, so that you can find a pleasant resort every time you visit us.
Although, and bearing in mind that you are our partner on the preservation of Ocean Ville resort, we kindly request that you settle, at your best convenience, the amount of 1.610,40 Euros (one thousand, six hundred and ten Euros and forty cents), regarding apartment number xx from plot 2, corresponding to the last semester of 2008.

I'm in the same situation. I asked Sandra earlier this week, and she replied, "We are now only waiting the inspection final report is issued in order to be delivered to the Town Hall and for the license to be granted."
It's not the queen's English, but a further email indicates that we are waiting for the Town Hall. Pluri don't seem to be pushing for it, in true Portuguese style.
I asked my bank to extend my previous offer for another 12 weeks, and they did, which takes me up to the end of June. Not sure if they'll do that again.

| Not sure if anyone has used their apartments and been charged for laundry and cleaning. We returned 10 days ago and have just been told that we will receive additional bill for €38 for cleaning 2 duvets and a bedspread, this is in addition to checkout laundry and cleaning of €57+. We did not have cleaning during stay due to cost. The cost of €95 is not much less than we could have stayed at another 4star aparthotel, where we dont have all the benefits of being owners. I was hoping that we would at least get some cheap holidays even if the rental income was not as anticipated, but even that now seems a remote possibilty. | kev patrick |

I asked Sandra about the 3 / 5 pax restriction, and it doesn't apply to owners, family or friends, explanation from Sandra below ... (not sure if we can book more than 6 people though, I'll ask.)
Thank you for the feedback on the website. Our main concern was to launch it online and then all contents will be managed by us. The English, Spanish and German versions are being worked out and will be added very soon.
It is true that customers can book only up to 3 pax on the T1 and up to 5 pax on the T2. The reason for this is because we have understood by the feedback from Owners staying in OV during last summer that the sofa beds were very uncomfortable for 2 adults to sleep in. As you will agree with me, we cannot afford to give as first impression a bad night of sleep to our paying customers. While we understand the inconvenience of this situation and the need to replace these sofa-beds as soon as possible, we also know that we cannot do it immediately. Although, this restriction is not applicable to Owners, family and friends.
