I am due to take the possession of my apartment in Starlake Point. I have noticed some serious water seepage/leakage issue in my apartment. I have been following up with the concerned people for last one month for really no use. The whole of master bedroom and the bathroom is damp and the paint is scaling off.

Has anybody else faced the same problem? If so, please let me know if there is any action taken so far. Else, we can decide together the next course of action. It's really frustrating to follow up with these guys irregardless of the issue type, be it small or serious.

Hi Kiran,

I don't think we can do anything about the raise in the EMI. It is the same with loans elsewhere. I checked this with my fellow colleagues who have taken loans from other banks.

Call it a price to pay thanks to the goverment. No matter which one !

HI All,

Has anyone taken home loan from BHW Finance. If so what is the rate of intrest charged, cause today I got a letter stating that the rate of Interest is raised to 12.25% .  Isn't it supposed to be at 11.50, that is what it was raised by the goverment some time back..

Hi All,

I was wondering.. has anyone spoken to the Neptune managment on this lift buttons?
Its a small thing but its confusing for a lot of visitors.

To go on the 3rd floor , you have to press the 5th floor on the lift?  There needs to be a 2 floor adjust ment - they need to put B2 - B1 - G  or B1 - G and then the floors. 

Hope this is changed soon.

  This was just with reference to the news about the builders cannot sell the  parking,will it be implemented in neptune..as i was waiting for the parking spce to be allocated to me,,,,,

and have still not made the payment for the same....

Good now, complaints are being attended quickly.

5. Expected schedule for delivery

Depends on what phase you are in. Speak to the office guys.

6. Payment plan

Same as number 5

First Phase being - Starlake, Horizon and Sunrise point, posession is in progress. There are people moving in to stay.  If you belong to these buildings, you will have to come over and talk with the concerned people on your plans of moving over. That way they would priotorize your flat out.

Phase 2 is in December.

There is no more Akruti mall, it is changed to some Office space. They felt their mall will be failure as many malls are coming up in 2-3 km radius. More over in mumbai office rentals went up, so they decided to convert it into office space.

Also with Dreams having a mall and one coming up Akruti is still ok.
Still Mulund Dmart & Hyper are not that far away for huge scale shopping.

Metro doesnt have the policy of giving to normal customers.

The policy is same in all metro shops world wide..they are not gonna change just for one store.

And builder cant force either, he can only request, 99% probability is reject. I dont think builder promised metro, he promised mall.

So best is to do what Anant said. But its a headache for the person who does it, i mean maintaining records collecting money. And one cant do window shopping etc.

Hardly money saved would be Rs 200-300 per month. Not worth the effort. So leave it.

Heard that reliance fresh is gonna open in mall. I guess that would be good :)

Dreams have big bazaar.. hardly 5 mins walk !! So dont worry abt one shop in the mall.

during our meeting with builder we had voiced this concerns and he stated that since this is in neptune premises he can try to have meeting with the METRO, idea was that neptune once forms the society they then have the authority to purchase stuff from Metro

It will work as under, We all form a firm ( Non Profitable )  and get a VAT license for same . Let us have a single point contact and identlfy a person who will take orders and collect same from Metro. The firm can in turn bill it to individuals by keeping a small margin to cover the costs.

Trust this clarifies , Will also call and talk to you.

Super idea!

However - would Metro allow that? One registered member and over 500 Neptune people using their card. Well.. they have nothing to loose, but do their policies allow this?

Secondly - this is a good idea, but how would Metro validate a Neptune customer, just based on one card? Will they give a card to each flat owner, etc etc.

I like your idea and we can talk to Metro on that.

Hi All ,

I had been to neptune living point yesterday. My flat is in Charming Hill. Also been to Metro, It is true that only registered members can buy from Metro and it is a business to business model. Wherein you buy products at wholesale rates. Suggestion is that we all neptunites form a group and register with metro and buy products that will suit all of us at wholesale rates.

Do let me have your views on the same . I feel this will suit our requirements as well.

I am not quite sure about this Metro.
In US there was a store named cosco or something like that. You get stuff at wholesale rates, provided you are a member there. There is a member ship fee in the start and only members are entertained. They considered every member to be a registered buisness partner.

I believe this could be the same concept here. However the next time i am at Neptune. i would enquire on the same.

  Just was going through the broucher and found Neptune had said a shopping mall at the doorstep,but the metro mall is not for common people and for shope keepers only,so i guess one promise will not be fulfilled...

  Iam from Autumn Hay,i had been to the site on saturday 12th May 2008,looking at the progress i dont think we will be getting possesion for alteast another 3 month,

Iam still looking for a parking which has not been alloted to me i have been aske to pay 4 to 5 lacs for the parking which seems to be absurd.

I would rather wait for nano car to come and buy 5 different colors of car which would match for every day..;)

hello everyone,

I had been to inspect my flat today. friday 10th. Some minor cosmectics left for overall finish. Something that could have been done in 3 days is delayed for long.

However I expressed my concerns with the team in Neptune.  They were thoughtfull to take over my concerns and had the right people in action. It was good to see some change. They assured me that things are in control and the big part of the work such as MSEB, Water connection etc are all being taken care off.  I also expressed that they should have someone from their end to inspect the final flat work before calling the customer.

So far everything seems fine. Work is in progress, arguments do happen, delays also are unavoidable but people are expressing responsibity for it. Which is satisfactory.

They also addressed concerns about some flat owner messing up the beams on the 4th floor for his flat. Something that he shoudn't do ..  I wish he/she understands what they are doing, which if incorrect, will be a concern with everyone of us.

That appart, people please post in your real names here with flat numbers. Not alias, let this be  a open forum and not some rival builder bad mouthing about the work.

I don't think the land comes in forest area. Atleast Neptune's name was not there in the list of builders.

- However I would like to share my views on the possession. Neptune looks like have given contract to a few people to complete the end work. And these guys do not know the meaning of the flat being ready.

NEVER SIGN ANYTHING, INSPECT YOUR FLAT WELL ENOUGH BEFORE SIGNING STUFF.

They said my flat is ready.

Well.. balcony was not cleant nor polished, cracks on the marble, door knobs rusted, no patch work... apathy with the work.  Whats worse is that Neptune does not have any member from their side to even inspect the work.

I can write a lot here.. but get more eyes to inspect your flat. See every corner, every place, take a day or more than a day to inspect it.. 

And God knows when there would be a decent enterance to enter the building.

i think it will take another few months more.....maybe by Diwali. now they are even planing for phase 2 construction  so living point will turn into leaving point due to the amount of pollution and weird noises all around.

Hi All,

I have flat in Sunrise Point, no letter recived so far. shall be circulating next monday onwards.

Keeping touch with Mr. Shyam Nambia -9322901283 who is talking on behalf of Living point possession issue and other stuff.

As per dicussion with him all the Builing Phase-1 and Phase-2  (i.e. 3+3) shall get the final possession in one go, which is 6 months later / (actually as other 3 builing are ready). The Car parking shall be alloted that time.

The space between phase-1 and Pahse-2 buildings shall be club house and some other amenities.

However for the 1st three building, part-possession letter shall be recved, if we pay other changes. We need to pay other charges stuff (for Light meter and some same stuff).

If some of us can meet this sunday between 11:00AM and 12:00PM and talk to him regarding the Possession and other charges (maintaance etc) together shall make some impact. and have realistic dates.

The charges that we need to pay at the time of possession are :

Other charges as agreed during booking + 6 months maintainance ( @ Rs. 3/- per sqft ) + 6 months parking charges ( RS. 1500 / - per car parking)

Please check and plan your fund payment accordingly.

You mean to say.. they actually said 3 RS Per Sq Feet and now they are reversing it back to the old rates?  That is the rates as per at the time of booking?

Did you get the new letter? Stating the correction?

If Yes, then thats good news.

I do agree on what you have written, regarding all of us being on the back foot here. Is there some way we can meet or discuss this? Maybe in a mailing list .. which would be spontaneous?

Thats asking too much from them....These things are nowhere near viscinity, these will come perhaps on completion of of the whole project, means the top 2 towers complete( Sales Office Site). And hence you will have to get 4-6 years more older to see all these...!!!

As far as the maintenance charges are concerned thats what i was communicated, that its mistake and changed accordingly kindly re-confirm before paying them.

No when i last talked to them about the high maintenance charges they said there was some kind of mistake and its been corrected accordingly as per the agreement rates. So please check it up and pay only when they give you revised letter stating that.

Yes a lot needs to be done out there. 15 days committment is a way too optimistic.

Actually all of us are taking back foot in terms of not confident of taking any steps legally i agree that builder has not put it anywhere in writing the date of possession but if its mass who are coming up as evidence stating that there were so many false promises perhaps we can do something on this especially when we have gone ADF and have to incur so much on interest alone. I am sure we can take them for toss. Surprising of all is that there is no remorse or any good communication, they behave as if it was our mistake that we have booked in flat there.

I have lost hope, i do not know when and how the project will come up..!!

Nasty surprises when least expected. ( I am referring to the high maintenance cost letter from Neptune)

I had been there 2 days back. Everything's still a mess. They may give you the flat in 15 days, but then expect some hill climbing or off road driving in order to reach home :)

When they would delay my flat by 8 months, I have no much doubt's to think if they would clear up the area as well.  The high maintenance cost is..  3 rupees per sq feet for 24 months. Rest of the charges are almost the same.  I did have a word, cause I had booked for 1.50 per sq feet, however they said, they cant help it as the expense of cement etc have gone so high. Legally also, we cannot do much on that I guess.

That could be still understandable if they are legally correct to do it.  However a new rude shock I got was.

Parking charges - No Open parking even for motorbikes.  Pay 50,000 to park your bike..in your own spot, which seems ridiculous for a 22 acre area!.

If in case anyone is getting clarity on High Maintenance charges please keep updated on this forum.

Builder is promising of handing over the flat in 15 days from date of receipt of balance of payments. Looking at the state i think no way he can adhere to 15days..!! A lot of tits and bits needs to be done. Bathroom fittings are not in place. Finishing, paintings, clearing the debris, lifts, safe staircase, parking, road leading to building all these yet need a final touch...!!

So 15days is too optimistic by going by their standards !!
