I am having the same problems with Parking space. RNA have sent a threatening letter yesterday saying that if I don't buy the parking space then they'll sell the flat to a third party.

Surely thats illegal and they can't do that right.

It's really stressing me out. Shall we meet up to discuss this and may be gather a few more flat owner who are facing the same problem, which I am sure there might be quite few.

I will say I have mixed experience. The initial dealings were good. The locality is good and the prices have appreciated. Construction quality I really cannot comment as typically construction of high raise buildings require light material construction materials.
NOW FOR THE BAD PART
But once they realize the property has appraised looks like they want a share of the profits that you made. Case in point  - As per a Mumbai High Court ruling the builder cannot sell parking space open or stilt.
Yet they openly demand 6 lakhs for stilt and 3-4 lakhs for open. If you say THANK YOU I DO NOT NEED A PARKING LOT...Their response is "NO PARKING ...NO POCESSION"
I think I would agree that this is FRAUD.
I agree with earlier assessments that they are holding off on procession. The buildings are all ready (the 16 & 18 floor ones...the others are already occupied as part of phase 1) and can be made ready in under a month but the builder is holding on and working at his own pace.
My point is "UNLESS THE BUYERS UNITE AND FIGHT AGINST THIS (LIKE THEY DID FOR PHASE 1) THE BUILDER IS GOING TO TAKE INDIVIDUAL BUYERS FOR A RID.

i m surprised with the +ve views for NG royal park. I, myself along with few more people think that this builder is not at all trustworthy. You book a flat, he will demand for money without any agreement. He is never upto the quality & promises. The building which had all the floors constructed one year back doesnt have even a single possession so far. He has taken 100% money and now at his own leisure deployed people to work on. Already, 9 months late with the possession, he is not at all concerned with customer satisfaction & promises he commits. I committed a mistake but would not like others to do the same.

This builder is a REALLLLLLL CRAPPPPPP & FRAUDDDDDD

I got your mail Mr xx. Let me tell you that, I didn't have any bad experience with the RNA contruction at kanjurmarg. This is a just a kind of feeling that i got after looking at the structure of the building. But If you have made up your mind, please go ahead and buy it. It has a great future ahead as there are many other contructions happening nearby. Just for your knowledge, you can also look for other projects with similar rates in close vicinity like DREAMS bhandup, etc. which is a sprawling complex built on 30 acres of land.ashishkm

Good location, Good price,  good growth prospect but poor quality construction. : (. I think RNA should start building projects in central suburbs like the way they have built in western suburbs. Let eastern suburbs get good high rises and skycrapers.
