Hi to all of you,
Just have noted a talk of apartments for sale and I am selling mine. Have lived on Mirador for the past almost 5 month and my plan for future has been slightly altered. Don't wish to let it, because it is just too nice and the prospect of people not respecting other people's property is not very comforting, so that is No to rent! So what's left is, just to sell it!
It is on the corner of Block C, on the 2nd floor with pool view and also good view on Martil.
And from the bedroom windows, on the mountains. It is 63 square m with good layout in kitchen and sitting area, it is well separate with nice free area in between, for the parties! Good sized bathroom and 2x double bedroom, easily. The sun is on the balcony from early morning right untill late afternoon. It is well furnished, leather setees and other good furniture and everything is sorted and paid up, ready for use.

Hi, welcome to MG. What you do about the tennis court and playground is ask Compass, and they answer with a beaming smile that it is being started on tomorrow. They have lots of practice saying this, having used the sentence at regular intervals to me and others for the last few months.
What I have heard is that it is the developers who are meant to have installed it, they have sub contracted to a tennis court installer, who say they will not do it until they have a number to install in the same area. I do not know what the excuse is for the playground and you may also have heard of a mythical courtesy bus that is yet to materialise.
Vista Rent , who are first cousins of Compass Properties and have the contract for maintainance, have also told me that they are pursuing this, but that was two months ago and the high season is upon us, so I am not holding my breath. If you have not completed your payment yet you may be in a stronger position to push than those who Compass can no longer expect a profit from?
I think a tennis court will be especially important for renting to Europeans in the cooler months so it is truly maddening that it is not being built. | bess |

Re utilities - apparantly the utility bill will be posted through the door of your appartment each month . You can credit your account in advance, ammedis will automatically debit your account according to usage, but it is not possible to credit your account remotely. This has to be done over the counter (either you or you need to arrange for someone to go in and pay money into your account for you)

So good to see you all having fun out in MG. Im one of the unlucky few in the aparthotel which is still not ready. But when it is we will be out there.
Anyway just wanted to say should we all not be trying to sort out the playground and tennis courts situation because all these extras make a big difference.
It seems these are being put on hold or not being made at all.

What's the procedure for paying your gas/water/electric bill? Vista-Rent are managing my property but I paid a few hundred into a Compass account to get the utilities connected and to pay for about 6-12 months worth of energy/water.
How do you know if you need to top this up? Who's monitoring it?

Rentals with Vista Rent are listed at £511 per week for July/August, as of yet I haven,tgot any bookings I think JS will go first then hopefully MG may start filling up. I,m going out again 17th Oct for 1 week doing the Malaga/ferry route.

I phoned Hamida at V-R on Friday. I phoned because my e-mail had not been answered and JS owners have expressed concern about the lack of communications on their site. Micah and his wife had a baby boy. They went to Ceuta for the birth and are still there dealing with registration etc according to Hamida.

Hi dpterry - thanks for that. Vicky said she had a long chat with you in the pool. Hope the rest of your trip was successful.
Have posted some pics. Our appartment was one with the very small second bedroom and a separate dining area. We've got round the small bedroom by buying one of those beds that has another bed underneth that when brought out makes a double or twin. We also got rid of the 2nd wardrobe to make the room a bit bigger.

I was ther at the same time.Had a chat with your misses Vicky in the pool and glad that you have sorted your issues.You must have frazzed in that heat sunbathing for that long lol....
The complex really looks good now.The bins are there, the sunbeds too but they need more than 20!!! The gardens are really cared for, gardeners there every day and grass was always watered.
There were a few people around the pool, so got a good feeling about the place.I have clients there for the next 2 months, so hope to get some good feedback about the area.We had a couple of things to do to finish and collect the deeds, so really had the time to enjoy it.The swimming pool is really nice.It's a good size and very warm too.Anyone renting out will be glad to know that it seems to be a very nice complex to spend some time at.
Phillipe is hoping to partially open his shop on Monday, but going by the lack of work going on, I will just have to wish him good luck with that one.He will sell all the things that are going to be asked for, water and beer.....oh and foods and meets etc....
Micah at Vista Rent is still off, so could not find out about the shuttle bus.Are we actually going to see one?
Well if anyone can get out there soon then do.It must have been in the 30's most days and the pool is great.

Have just got back from a 2 week trip to finish furnishing our appartment.
The swimming pool was fantastic - bins and sun loungers have finally arrived although a bit short on numbers. Apparantly the developer has commissioned the tennis court to be built but it is a separate company who specialise in clay courts and they won't build it until they have enough in the area to make it worth their while - so it is coming but I wouldn't hold your breath.
We are really pleased with our appartment (big thanks to bess - now we're back we will contact you separately, and big thanks to hammid and janet for all your help out there). We had some issues with damp and mould on the 2nd bedroom walls where there had obviously been a leak from somewhere. Morrocan living finally sorted it after much chasing from ourselves. Bilal is a hard man to get in touch with but once you've got him in the appartment he did (very eventually) sort things out for us. Had quite a few problems with Rasheed (developers foreman) but thats another story. Have changed our locks thats all I'll say here.
The appart hotel looks no where near finished and the workman only seem to be working on it spasmodically. We looked inside and the rooms are tiny although the recpetion looks nice as does the whole building! The shop/cafe was not finished by the time we left and I can't belive it will be open by the 15th July.
We hired a car from Tangier airport via AVIS - was really straight forward, the car was fine - a bit gutless but had aircon. Was £150 per week
The surrounding area was teeming with holiday makers by the time we left (mainly Moroccans) but still had the pool to ourselves most days at the Mirador complex!
Big hello to crystal - bet you had a brilliant time watching the football. We listened on Spanish radio!!!!!

Hi We did this with no probs, car handed over personally at the airport and all papers correct. About 2 hrs to Algeciras on the very scenic motorway, except during the rush hours when it gets blocked at places.

Had a great week at MG and even went in the swimmimg pool which was wonderful!
The complex is looking great even though the Aparthotel is not yet finnished.
I met Micah from Vista Rent who informed me the bins would be arriving on Monday and the supermarket and cafe bar will be opening on July 15th.
Janet and Hamid are a great couple and made our visit much easier and very enjoyable from being picked up at Ceuta throughout the whole week.
Hamid did all the legislation at the Notaires, took me to Amendes, shopping for furniture, key collection and any electrical or building work that needed doing in my apartment. If you pay Hamid or Janet to do anything for you IT WILL BE DONE unlike others who have been paid and have still not completed work in owners apartments.

If you havn,t bought your furniture through Moroccan Living i can recommend doing it yourself its much more fun!

| 31st october , Ryanair land at Tangier . It is via Marseille but some flights are free , just pay taxes , so what you save should pay for overnight accomadation. You fly from Marseille at 07.50 ,so get to Tangier at a nice time , not midnight as with atlas blue . Think it will be only a matter of time before easyjet or ryanair go direct . Also dont know if anybody noticed last week on news Rio Ferdinand , Gary and Phil Neville , John Terry have all just purchased on the med coast of Morocco, can only be good for investments . | nicole |

I used Intersure for the insurance......0845 111 0680 .....cost £138 for the year.Can arrange over the phone in about 5 mins.
I did get a quote from someone who can arrange it in Morocco.It was about £60 plus £15 for the guy to help you sort it out.Only thing was the liability cover was only for about £180,000 where as Intersure is £5,000,000 so quite a bit in it really.Rather have the large amount as accidents do happen and 180k isn't a lot.Also don't know if it was a local company either, so could be a real hassle putting a claim in.Intersure use Lloyds of London, and they speak English.Do what you feel comfortable with is all I can say.
Bess.....will let you know how I get on and give you info on anything of interest too.My little girls can at least enjoy the trip this time and not be dragged around chasing people with an oven in my arms lol....

You can arrange insurance via a company called Intasure, just google them and phone up. I have insured my apartments contents and buildings works out about £11 per apartment per month. If you havent already paid for the aircon suggest you arrange yourself if you are going out there much cheaper, expect to pay around £500 for 2units fitted. | woodhead |

Hi DPterry - Yes, in the end it looks great I think - cost a lot more money and hassle than I had thought reasonable! I arranged it a s luxurious double room but VR thought it was most rentable as a sort of dormitory for five: on the premiss that Moroccans have a lot of children. I need to repay the cost, so left it to Griffin to rearrange. I'll post a photo.
I was told that it is possible to arrange dolphin watching trips via a supermarket on the way into Marina Smirr, but did not have time to investigate. Sounds fun.
Does anyone know if you need a permit to fish? I saw people fishing from the pier outside the Petit Merou.
Perhaps the prospective shop at MG could lease fishing equipment to people who want to try? Maybe golf clubs too, it sounds as if it is a course to give an amateur a fun day, but perhaps not worth experts lugging out their own clubs. And of course one day, there might be a need for tennis raquets and balls...
It is a really good idea to hook into La Ferma , they might like to promote riding facilities as well as the restaurant?

I will go to La Ferma next week and see if they are keen on doing any discount vouchers or anything else that they can come up with.Free bottle of wine with your meal or something like that would be a starting point.
Where do they do the boat trips from to see the dolphins? I can see if any of them are keen on some vouchers or something to promote their trips too.
It would be nice to offer my clients something of interest to fill their time out there.I will be seeing Vista Rent too, so they must at least have some ideas as to help promote attractions as in leaflets in their office to give clients upon arrival.

I did suggest golf promotion to Micah a few weeks back, but he did not seem very enthusiastic- it was he who told me that the golf course was not very good.
I think it would be good if we could make deals with other local attractions as well- ie beauty treatment at the Sofitel, water park, riding at La Ferma, boat trips to see dolphins ; they would promote their business and we would have something to fffer tenants (and ouselves!). Maybe tennis, as it does not seem to be happenning at MG.... | bess |

I think your right in saying that the Golf Club needs to offer promotions.I think the best way is to suggest this to Micah at Vista Rent as he is in a very good position to negociate any ideas.
He will be off for a while as his wife is expecting any day now.I was hoing to meet up with him as I'm out there from Saturday, but hopefully someone else can meet him face to face and push for him to contact the Golf Club.
More players means more investment, so can't see why they would say no, especially if any more courses are due to open in the area.
Will post some pics when I get back.

This could be done by means of a golf passport ie play 3 courses in the area for a set price in high season and then low season or even the 2 for 1 green fee vouchers. HI ALL, UNTIL THE LOW COST AIRLINES FROM THE UK START (if they ever do), maybe we all would benefit from trying to book rentals from the French tourists. They have more regular, and cheaper flights from all over France to Tangiers, perhaps Vista Rent, or whoever, could sell Mirador Golf vacations to our French neighbours. We feel that Cabo Negro needs promoting more, especially this summer, ready for 2009. Saffron.............

Gordon , you say the course is always empty , why ! Didnt want to cause a fuss with my comments , just giving an honest opinion. The course is better than a municipal but they are only 10 or 15 pound . The new holes ie back nine are good, it is the old course ( front nine ) that needs work . Caddies are mandatory at 100 dirhams each , course is about 30 pound, so 40 pound a round. Having played in Portugal , Spain and i live in France the course is not a 40 pound a round course. That is why it is empty , people will play elsewhere.

i think the golf course is miles better than your local council course i've walked around it the greens are good and the course is in good condition and more often than not empty ie not full of hackers like in the UK and more than a match for many of those in Spain and UK the views are spectacular of the Rif and the sea

We took the ferry from Algerciras to Tangier cost £90 return..we stayed in Tangier for 2nights at the Dar Nour Riad and then picked up a hired car from the Hertz office on the main street. We had a brand new Corsa which was economical (at 50p litre we cant complain), for 11 days £280 which i think is very reasonable..and where in Europe can you get two cafe lates, 3 egg barms and a litre of water for £2-20!!! | woodhead |
