We are not hearing much about our apartment in the Millenium.. We bought a one bedroom.

I am so dissapointed with the lack of progress at this resort. We bought a 2-bed apartment in April 2005 and three years on we still are no nearer to completion.
The Developer wants a new contract, as the original apartment number ion our contract was wrong (!) but there is no way that I am agreeing to sign anything - the penalty clause is the only thing left to rely on.
We have not made any further payments for over 18 months and do not intend to - our next visit to Sharm will be to see a lawyer as we do not have the time to constantly chase this matter up.
My advice to anyone thinking of buying there is dont - the Developer is untrustworthy.

Hi All,
We have a 2 bed chalet, recently completed, its really great, but we were told t by Mr Hosni & Associates that prices should go up significantly. we spent £115k almost a 1.5 years ago. We've been told that we can only get £110k, albeit without furniture and A/C. We paid £15k for furniture and A/C...so we have made a great profit of -£20k...

well zayna i think the maintenance is decided by the manageging company of the resort where u buying and it depends on what is offered,u have to check this b4 u buy and again saying this it could change after you buy as it happened in oyoun.it is nothing like buying in europe.i am going in a couple of weeks to stay for 3 weeks, i like the area it is going to be the new sharm,as for the hotel i have no idea what is going on,i heard that work is progressing in the vila and apartments section on the left hand side when u enter the main gate.we own a villa on the right hand side tho as it was the first section getting built when we bought the place.i hope all will go well,prices r going up at the end of the day so it is i guess a good inverstment with a twist of a headache lol :))) | oceanbed |

As a separate subject does any one know what would be reasonable maintenance fees for say one bedroom apartment in this resort or similar resort in Sharm? and how it would be managed throughout the life cycle of the apartment? and whether they provide annual reporting on revenues and expenditures as we do in Europe or North America? | zayna |

I am excited to finally find someone to talk to about the project! We own along with our daughter in the Villas section. We are looking forward for it to be finished and get to finally use it. We now reside in the United States.
Anybody knows the latest progress there? especially the villas section? Also, what are the values for resale? and the rental rates for the apartments, chalets and villas?
I will be there hopefully in January, 2008. Can't wait to see the progress......if any....

Going back to Sharm next week, i was told by a friend that the hotel is fully booked for october.The owner even contacted us if we wanted to rent the villa for a couple of weeks.we didnt agree cos i was going and we didnt officially receive the villa yet.
We found a good lawyer after looking for a longtime,this is good news :)
The present millennium manegement i must add is not very good,we r having problems with them starting with a GM who has no idea how to run a hotel,he ordered to cut watering our lawns which was so bad as he didnt even approach us to discuss the monthly maintenance.We were in Uk at that time and the lawn after beeing the best turned into a desert yellow space.My mother contacted the owner which was so helpfull and he sorted it out .The owners are trying to sort out the problems caused by the mellinnium company,i hope they do sort it soon ! I didnt expect from an english run company like the mellinnium to be useless like that (if u meet the GM u would know what i mean).
the hotel had so many problems in the past and the opening kept being delayed,all the rooms of the hotel are fully functional now.I was there last month and i could see work is on full speed in the apartment and villas section(left when entering the main gate of hotel)....problems seem to be getting sorted slowly but surely ( I really hope so)

Thinking of buying at the Oyoun ? DO NOT DO IT!!!
Ever since I paid my 25% the developer has been putting back the completion date and has avoided giving me a contract. Mr Hosni knows that the penalty clause will cause him a problem. He never answers any emails,phone calls or letters
I have just come back from Sharm where I had meetings with him at the Oyoun (One of which he aranged then simply did not show up for , two others which he cancelled on the morning they were aranged). During the meetings that I did have, he stated that he will only stick by any agreement that he has in writing.- If he told you something but did not put it in writing, forget it.
He finally got a contract for me to sign BUT it had been altered from others which I have seen AND he had put my purchase price up by 100,000le ! Saying that the price I thought I was paying was a mistake by the real estate company. Fortunatly I had something in writing and he had to back down BUT he now insists that the furniture pack, agreed in April 2005 does not include the Air Conditioning. and this is an aditional 55,000le.
I have now pulled out having been worn down by the constant fight. He did give me my money back - of course he was only too happy for me to pull out so that he can now sell it at a huge profit!
Think of this -
a) if he will not answer your calls now what will he do when he has got all your money and something is wrong with your property? b) If you pay all installments, can you sell it - I spoke to a real estate agent who told me that because of his poor reputation there is no prospect of a sale in the current climate. c) Has HE put in writing a price for the maintanance contract? d) does your furniture pack include Air conditioning AND does he state a price in writing- if not expect to pay more. e) do you think he will correct any 'snagging' problems - I was told not to bother complaining if there were cracked tiles etc when I took possession of my apartment!
I have serious doubts about this man and what his motives are - Now that he is solvent again does he want or need private buyers on the Oyoun. My guess is that his complete lack of care for his customers is to get them to pull out - He has won as far as I am concerned -I was not prepared to put good money after bad.
Ps Don't expect any help from Sharm El Sheikh Real Estate ( if you bought through them), Tarek had £3,000 comission for every apartment and both he and Hosni blame eachother for any problems.

Hi Everyone,
Just got back today. The hotel is amazing. It hasnt completely finished but what has finished is a good sign. The hotel has not completely opened as it has only had the soft opening but the hotel went to full capacity with no rooms available. It was a good sign. They want to finish the other part of the hotel first and then end with the completion of the villas. i would rather this than trying to finish it all off and then get no where.
I will get some pictures on the site soon.

I have a villa in Oyoun. I have booked to go there to stay at the hotel 8th April. I do expect the villas to be completed by late summer at the worst but I will let you know on my return. Re the lawyer I have spoken to a few but please just hold back until I get a few quotes from some trustworthy sources. Will keep you informed. we own a villa in oyoun and i just got back from sharm,the hotel is very impressive and finished to a high standard.i understand the hotel will be open to guests end of march-start of april.
i am going back first week in april to finalise everything,dont know anything about signing contracts or lawyers lol very confusing but the owner mr hosni is a highly respected in sharm so we are relaxed.
anyone has any idea about the issue of contracts and lawyers?

Thank you for the info...... we managed to go to Sharm Dec. 4th - 18th.. we did go and see the hotel and were also very impressed with what we saw. There is nothing new to report as everything has been said. My husband did fly into Cairo and met with the developer. It helped make him feel better about everything,

Hi,
Just got back from Sharm and visited Oyoun whilst there. The hotel is almost complete and is very impressive! The original plans have been changed slightly - the hotel is to have more rooms than originally planned and it looks as though this extra three storey block will be in place of some apartments (approximately half way down the left hand side of the plans if you are looking towards the lagoon)
The hotel has not yet opened but we are told that it should be ready for February this year! The apartments are still in progress - the shells of some of them at the lower end nearer the lagoon are up. Ours which is nearer the top of the resort (2 bed/2 bath with roof space) has been built up to the second floor so far and there are still a couple of blocks of the 2bed/2bath type at the very top of the resort that are just having the foundations laid.
We have been told that these apartments should be ready for handover between July and October this year.(18-21 months later than we were originally advised ours would be ready). We're keeping our fingers crossed!!

Myself and a friend have been buying at the Oyoun (previously the Hilton) for a long time now and whilst we have been waiting the completion date just keeps being put back . They now tell me that the hotel should be open now and that they had 100 rooms booked for Christmas.
I do know of a fellow purchaser that is in Sharm at the moment and when he last called me he said trhat the hotel reception, bars resturants and rooms were fully furnished. But that work on the apartments was not progressing very quickly.
Mr Hosni did say to me in October that he promises to complete the apartments by July but I do not feel very optomistic. -my guess is that we will be lucky tto be in them by Christmas 07 !

We are buying at Oyoun. We have been told that part of the hotel would be opening Dec 2006 - March 2007 with the remaning apartments/villas opening about March 2007. It is shown on the Milleniun Hotels website but no bookings are being taken yet! Do you have any further news??
