Dear all,
Anyone looking to invest in Marina Village Olhao, please get in touch. I have agreements to sell this product and run a family business here in the UK. Prices direct from the developer. I have lived in Portugal for the past three years and also have contacts with lawyers and financial advisors for mortgages etc.

This is probably a very good development. However, please be careful of sales techniques that might be used to convince you to invest. This developer has already teamed up with MRI to sell apartments in Albufeira, and according to a forum set up by the investors, 86% of them were given the same sales pitch which was very misleading. The main areas to watch out for are:
You might be shown a very nice pool and garden and led to believe this was your pool. This pool might be your neighbours pool to which you have no access, and your neighbour will be competing with you for rental clients, so you have been kicked twice in the youknowwhats.
You might be told that you are buying into a secure gated community. When you move in, you might find out that, not alone is it not gated, but that there is a public road running right through the middle of the development.
You might be told that air conditioning will cost approx. €1200. If they have pre-installed a VRV system, you will have to pay over €6000.
You might be offered an aftersales service by MRI. You will get nothing for your money, unless you enjoy being kicked in the youknowwhats.
You might be offered a rental management service by MRI. When the time comes around to rent, the projected weekly rent will have reduced dramatically, and when you do the sums, you will be luckey if you make any return at all from renting after MRI have taken their healthy yearly fees and commission.
My advice is to be very careful in believing what you are being told. Take notes during the viewing on the various reasons to buy you are being fed. Send an email to your sales agent and look for confirmation in writing. Also it would be a good idea to hire an independent lawyer rather than accept the one suggested by MRI. | tec |
