| News at last.!!!! Habitation licence granted as of today 12th June. Purchasers ( us ) now have 3 months to complete. Other news!!!! Life time aftersales of which we thought we were members appears not to be the case.It seems the annual fee has been discontiuned and replaced by an individual charge for any or each of the items that used to be included.i.e.snagging,cleaning, collection from the airport, or other services. | Paul65 |

| March 31st. completion date has come and gone. We are now heading for at least the end of April. before completion .After that I believe the developer has to obtain the habitation licence which apparently is required after inspection by some officals who confirm that the complex is completed. Has anyone any knowledge of this licence or how long it takes ? | Paul65 |

the good news is
the money has surfaced. It is on route from the Tetouan notary to the Spanish solicitor.
The bad news is
it is going to take 7 to 10 days to make the journey.
Which is rather odd as you can probably do the journey from Tetouan to Spain in car and ferry in a couple of hours!
Perhaps it is having a break and taking a med cruise first.
In comparison I have sent money from the UK to the US in two days or UK to a Bulgarian village in 1 day, so not sure why electronic transactions take so long between Morocco and Spain.

Has anyone had their money back that canceled in September as yet?
I was one of the many that chose to cancel when forced to choose between bank guarantee and penalties. Not only that, but I was sold a beach front apartment with pool and community/childrens area for delivery June 2007.
It looks like what will be supplied is just an apartment in Feb 2008, for the same price.
Well it is 13th Jan 2008 now ( 15 weeks after the contract was canceled ) and I cannot seem to get a straight answer as to where my deposit money is right now.
Notary?
Solicitor?
Developer?
But one thing for sure is it is no longer covered by the bank guarantee that I needed before investing abroad and was assured the development would have.
I find it hard to believe that the Morocan system of controlling exchanges by authorisation takes this long to process a simple cancellation. If it was the proceeds of a sale and tax calculations and witholding tax was involved then maybe it would take a little longer.
But I have yet to find anyone that can justify the length of time.
I wonder who is benefiting from the interest from mine and presumably others deposit monies for the last 4 months? Capital value would be in the Euro hundreds of thousands.
The UK Moroccan embassy is helping me now.
I will post back here when the funds are returned so people can get an idea of the length of time for getting money out Dirhams / Morocco.
Or maybe it is something to do with my team of people working on this. Who knows?
Anyway it will be food for thought for people that are looking to invest.

fyi,
I just had a call from the Morocco office.
It appears the agent has got the developer to do a u turn on the penalties, bank guarantee and cancel decision of September.
If you agree to come back to the fold then you get penalties and the bank guarantee ( as per my understanding of what we should have had anyway ).
I wonder what prompted the u turn?
Still no further news on compensation for the pool we were sold that is now not going to be built.

The hot topic seems to be the bad news about the pool, and I see that the comment before this one is the content of the statement/email from MRI.

Firstly, the apartments are on track to complete in July as expected without delay. Secondly, the swimming pool as you state is in the air at the moment. The developer was always putting in a pool to the rear of the apartment block, however, the environmental agency has said there is a natural stream of water on the particular plot of land in question and under Moroccan law, the environment must be protected. This has resulted in the licence application for construction being initially refused. I have been told that the developer intends to take some kind of action to rectify the situation with the authorities to allow the licence to be awarded.
Ultimately, although it is a disapointing situation it has not affected the value of the apartments as the location to the beach is the real investment here and not the pool. It certainly will not affect the rentability of the units for the very same reason as your market here is Moroccan and they are beach lovers, not pool. We can re-sell these units for you should you wish.
I hope this answers most of your questions and appologise on behalf of the developer for the pool situation. If it is any consolation, I can tell you that the cost per square metre in the area now is between 2000 - 2400€. You paid 1400€. The whole area has seen huge growth and your property already has proven to be a great investment. | Gordon Gekko |
yes .Seems to be a problem about a river where the pool was going to be so the local environment agency said no but think developer still trying.Lets hope he is successful.
