If you want to sign up for the in house management contract you do have to use their own furniture pack if not iam sure you can find a better deal else where and would have thought Experience BG can recommend someone. I have used HiFx and took out a future Euro contract last year and have been very happy with the service they provide. | diz |
Hi, we have bought on the Lighthouse in GDB. We spoke with Experience BG this week and it appears completion should be end of June.
We were thinking of furnishing the apartment ourselves as the packs don't look very good. Has anyone any experience in doing this, we wondered how easy it will be to furnish? Or possibly crate the goods over?
Also can anyone recommend a money broker, should have done this earlier - obviously with the changes in exchange rates!

I have been informed by my solicitor that the payments must be paid in May.
To be fair the payments are dependant on when the apartment is completed.
Mine is in GDC block, which is due for completion in June,where is yours?

Has anyone out there received notification of the following fees (this is a copy of an email received from my solicitor today)....
Please be informed of the following:
1. After signing the notary deed, you will have to pay a 3% municipal
tax, 0.1% - 1.5% notary fees and 0.1% for court fees for registering
the title deed. These fees and taxes are based on the price of the
property, declared on the deed (in your case 110193.14 Euros as per
the preliminary contract).
I have calculated the fees for the amount of around 4102 Euros.
Therefore you have to be ready with this money. I'll let you know
when to transfer it (it will be around the notary transaction - May).
It is just for your information.

Yes you have a fair point there !
These yields are a little lower then the marina area of Balchik but once the complex is fully operational i would expect them to be at the least on par if not higher which would imply a 15-17% increase for the next year or so.

1 bed) winter 100 eur per night. spring/autumn 120 and summer 185 eur
2 bed) winter 199 eur per night. spring/autumn 239 and summer 301 eur
3 bed) winter 295 eur per night. spring/autumn 355 and summer 449 eur

Here is a copy of a letter from the developer
this summer almost all the complex will be finished and functioning,except the Lighthouse District and the private beach.So the soft opening is on 31 of august 2008,but the grand opening in 2009.

I don't if it's of interest to you, but I bought my apartment through Experience BG and they recommended a third part managent company who are a lot cheaper and he is an english guy who also provides a snagging report and rental service at a very competitive price and of course he speaks english.
What I do like about his services are the fact that you can have your source your own clients to rent the property and he provides a full management service including airport transfer etc .

Yes, I suppose you are right I bought a penthouse in block GDC in October 2005 for 110,000 euros ( I have spectacular views of the 15 and 18th hole and sea.)
A similar apartment GFA 504 with no views of the 15th and limited views of the 18th holes is now selling at 156,000.
Not a bad return for 2 years investment.
Well, I have to admit the quality of the apartments are second to none.
In fact the I was impressed when I met the developer in his plush offices in Sofia in 2005 in fact he his a very down to earth and very unassuming chap.
I suppose one should not be greedy!!!
