Any one else out there buying an RT2 property, on speaking to out agent this week, we have been told that they will be ready for completion in June 08. Hard to believe that the infrastructure around the property would be sufficiently ready to entice paying guests for a good while after. Anyone think differently to this? | Robsi |
Re buying in more than one country;
I have bought in 2 foreign countries including Morocco (LJDF), but I am minded not to buy in any more. The reason is I am concerned my next of kin or worst still my children would find the complex web difficult to sort out, for example complications with inheritance and Tax.

To Pdavies1- Legalex are excellent, especially Macarena. She was very helpful for me.
I would just make sure that whatever it is you are buying, the developer (I assume, Property Logic) has all the relevant due diligence. i.e Build licence etc etc.
Another thing is expect delays. They have been all too common on the Saidia resort, but considering Morocco has never done anything like this before, its to be expected I suppose.
Make sure you do your research. Know exactly why you are buying, and what you expect to get out of it. Dont take a salesmans word for Gospel!!
In regards to other areas, if you are looking for something with a year round rental, may I suggest you take a look at Berlin. Prices are relatively cheap, especially for a major capital city (property 60-70% cheaper than London), and as 80% of Germans never buy their own properties, the rental market is huge. I know of a number of refurbished apartment blocks which are for sale, that already have existing tenants that have lived there for over 10 years!! Guaranteed 5% NET yield for at least 3 years and often more. Add to this very good scope for big capital appreciation, and I would say you are onto a winner.
The beauty of this is the apartments are already built and rented, so no worries about build delays or changed plans.

Also...Does anyone else have any tips of where else to buy? Doing first one in Morocco and then wanted to spread my investments. i was thinking of Eastern Europe as I want something that'll rent all year round.

Hi all. Am just about to purchase and wondering if there are any tips? First time buyer! Using Legalex, how are they as a law firm? What questions should I be asking them? Obviously I want to know that there are guarantees on my money and that the development is completed as planned, but I am buying off plan and so am a little concerned if things start stalling.
Can anyone offer advice to a first timer, tips and pointers they wish they knew?

Is anyone else concerned about the lack of progress on Property Logic's developments. They do seem very quick to release their new developments but to my knowledge only one is underway and we are now about 1 year behind schedule on the rest. What with little work done in August because of holidays/too hot and now Ramadan, is it ever going to be finished?!

| Yes, key in any development is the location, most units on Saidia do have good views wheather these be of golf course, pools etc. However the best plot is RT-6, this is where the Sahara Beach & Spa Resort will be, for those who dont know this is the apart hotel & consists of 204 units which are now on sale, there are offered on a lease back scheme which will offered guaranteed year round rental, owners will have 6-8 wks for own use, anyone wanting more information can contact me, ive brochures, price lists, availability etc | veeparmar |
| If you are to buy a villa it is very important to choose a good position. It is worth spending that bit extra. The reason is because of resale. As you can imagine that in a few years time there will be many properties up for sale. The ones that appreciate the most and sell quickest are the ones in a more desirable location. I find that this is the key to a good investment. Best thing to do is set yourself a budget and then find the best one that suits. I ended up with an Oasis villa over looking golf as this fitted my budget and very pleased with their service. So far I am very happy with the results. | DRJP |

I am considering buying a large villa but at the moment just have far too many questions!) I notice that Sport Du Village has just been released along with Neo's 'Amis' invitation only villas. I am hoping for the most capital appreciation (by selecting a property that is more 'exclusive' in numbers/size) but would hate to get it wrong! | Hi all, we came back from our inspection of JDFon Saturday (No thanks to Easyjet completely cancelling our flight though!) It was a really well organised trip and Sean, the MD of Property Logic spent the whole day with us, answering each and every question people threw at him. Very calm, professional and knew his stuff. We weren't totally impressed with the Fadesa apartments that are nearing completion - they are very crammed in and don't look as luxurious and 'up-market' as the whole resort promises. Despite that, we went to the Fadesa site office and saw a couple of their show-apartments to give us an idea of the size our apt at JDF will be. This WAS more impressive! And we've been assured that the standard of finish/quality of fittings etc will be even of an even higher standard than those we saw. The hotels are now taking shape along the front - reassuringly long and low - and the construction of the Medina is also underway. Sean explained that this will be walled, just like the traditional Medinas in Morocco and you'll go through a huge archway to get into it. Sounds great! The marina has been flooded and work has started on the yacht club. Overall, the whole place was a hive of activity and it was also a very tidy building site as the King was due to visit the next day to check out what was happening. Oujda airport was also a revelation - looks great and very modern on the outside but is pretty basic on the inside - they will seriously need to expand here if they are to start taking direct flights - just one normal Boeing full of tourists would completely swamp them I think! Customs was an extremely long and tortuous process but they were friendly enough and had a laugh at our (very bad) French as we tried to explain our 'occupations' (They seem to ask everyone this). The road from Oujda to Saidia was very good - looked brand new and was dead straight. There's nothing really between Oujda and Saidia though - just locals selling petrol from jerry cans on the side of the road, that they've nipped over the border into Algeria to buy!! Saidia itself was better than we expected and bigger too - and the beach was packed with Moroccan's enjoying the (very hot) sun. All in al, a good trip - and yes, we're going ahead. Roll on the end of 2008/beginning of 2009! I will try and post some photos on the Progress Photos section, but bear with me as this may take a while. Sam | Sunny Sam |

I'm also considering investing further monies as I feel Morocco offers the best short haul all year round tourist destination. | Just bought apartment on LJDF through Property showrooms, and used lawyers Legalex group Marbella, who handle everything and really nice, 1% or 1.5% to deal with the lot, they even recommended currenciy companies to get a better exchange rate. We exchanged contracts very quickly, even though we changed property halfway through.So far it has all been very easy. Hope it stays that way!! | me |
| I think you'll have the easier route! I also heard that John Howell are pricey, but I've met him and was impressed. As Morocco is such a new market, I'd like everything watertight. We swapped to a villa because we thought it would be quieter and liked the idea of our own pool, although the apartment room sizes are actually bigger. I think both should be a great investment. | Hi fws, Interested to hear you're considering John Howell as it's a name that's also been recommended to us although we were told that although they are considered among 'the best' and the most professional/thorough, that they were possibly more pricey as a result! You get what you pay for I suppose! We're buying a 2 bed apartment - block 2A. Can I ask why you swapped to a Villa? We're flying to Malaga and then getting a jet over to Oujda apparently. | Hi Sam We swapped our reservation and have now bought a villa on LJDF through Saffron Villas who have been very good so far. They were looking into changing their recommended solicitors and were talking about John Howell in London. I haven't used them myself but have been to a couple of their seminars and was impressed with their operation. I may use them but have asked for recommendations on other forums. What have you bought? And yes would love to exchange views on LJDF when we all get back. We're going via Melilla were the border crossing is pretty hairy apparently, so it should give us an insight into Morocco outside the packaged zone. Enjoy your trip! | fws |
