Are you referring to the reservation deposit? As far as we were aware, no money were taken from our account, as we opted for a charge against our credit card, having being adviced that through this option, money will only be taken out once planning permission has been granted. However if you have parted with the money, you may have grounds to proceed with a claim. | RiverQ |

brownpapa, Yes i have advised people of developments in the north but im not trying to put people off Sunset Beach, i myself am proceeding with a g/f apartment on Sunset Beach, & am just trying to gain as much info as possible.. Yesterday i was seeking for info on the Kerzner Project & did post a link to an interesting article, would i do this if i was putting people off buying? & it appears no apartments / villa's are going to be created so this is good news with regards to rental on Sunset Beach..
Like myself people are buying on several resorts so i am just advising on resorts which i think are good investments, I've an apartment on PBGR, this was a good investment however prices have now risen since it was launched last April / May so im not mentioning it much - Key is getting in at pre-launch prices? Yes??
I'm currently mentioning the Palm Beach Resort in Asilah, it was launched few wks ago, no prices have increased as yet, however people have / are carrying out their own research so anything i mention will not be forcing them to make decisions, im just advising on what i have researched, hope this ok with you... We all need to share info, as like myself were all new with investing in Morocco, you'll see ive been active on these forums for ages & do try give honest opinions. | veeparmar |
Veeparmar: You have been private messaging everyone on Las Palmiers in this forum (and also at the saidia forum) about your vested interest in some developments in the north. I am guessing you are also investor27 on some forums? I hope you're not having a hidden agenda trying to dissuade people from buying at Casablanca/El Jadida in favour of your own vested interests. Anyway, genuine comparison is of course most welcomed, as this is what this forum is for: open discussion.
by the way, your remarks on using meter as opposed to time; Time-frame is usually used as it has more relevance to most people and is the most straightforward/efficient means to measure distance during site visits. not everyone has a tape measure at hand!

riverq, also take on board what you mean by distance from beach, may have been worth talking in terms of meters from the beach.

Casablanca is not under developed!!!
and its only a few miles away, that region is expensive and house some very expenisve homes belonging to the wealthy from around the world,even by moroccan standards the apartments are good value for money. | bads |
| hi veeparmar, I don't know at what pace the person who timed it walked the site end to end, hence I am in no position to comment on the accuracy of the 3 mins/7 mins timeframe unless and until I visit the site and time it myself. It could well take me 6 mins/14 mins to walk the site depending on the pace I take and my physical fitness, but these figures are merely a tool to gauge whereabouts your property is in relation to other properties, using the beach as a reference point. riverq, i take on board what you are saying, however i cant see how the furthest building from the sea on Sunset Beach will be 3 mins from the beach, can you explain,? dont get me wrong i think this 12km of coast will be great but at the moment its still very un-developed, do you know of any other projects in the pipeline? | veeparmar |

Saffron Villas are offering discounted prices to Les Palmiers clients ONLY on the ground floor garden apartments. The apartment that bads mentioned was a misprint on the pricelist. We have explained this to her and apologised for our genuine mistake. Discounts were not offered on the penthouse or beachfront apartments, as there was no direct comparison to Les Palmiers. | Saffron Villas |

45k in LP is zone 1 (furthest building is approx. 7 minutes from the beach); there is no equivalent of zone 1 at Sunset Beach, only zone 2 and 3. The furthest building on sunset beach is 3 minutes from the beach. At LP, zone 1 penthouses were priced in excess of 86k, zone 2 at 93k and zone 3 at 100k, beach zone approx. twice of zone 1 therefore you're looking at around 170k. At sunset beach, penthouses on the equivalent of LP zone 2 starts from 70k, zone 3 at 74k, so in effect, you're looking at minimum in excess of 23k difference in price, zone to zone comparison. Sunset beach apartments are much bigger as well, so in m2 terms, is less expensive.
You're right in terms of this being a long term investment, as the area is undeveloped at the moment, with sunset beach being the first on this 12km stretch of beach, with many more in the pipeline. | RiverQ |

| bads, im not 100% sure Sunset Beach will be a good investment, prices are the same as apartments available in the more established areas, the reason i was for Les Palmiers was the price, 45k... now were looking at 60k min, new developments are emerging quire frequently, maybe Sunset Beach is more of a longer term investment? | veeparmar |
After being let down with las palmiers I ordered the apartment 6 in block7 on sunset beach.I understand now the reviced price was discounted far to heavly and there was know way i would get it at £70,000. Its just i am frightened of reserving any other apartment from the discounted list just incase that comes back as an error also. Sunset beach will be a better spec than las palmiers, so the prices are resonable. | bads |

| Yes I did ... i got an email from Saffron with an pdf attachment with the discounted apartment.....I put a reservation on block7 apartment 6 penthouse priced at £70,567 this is the discount price, I was then told a few days later this is incorrect and the true price is £84,680 which is the full price.....I am just wondering if anyone else had the same problem....I see there are a few Penthouses around £71,000 at the discounted price, are these incorrect too? | bads |

| I was offered sunset beach at a reduced rate by saffron villas. i wanted to reserve an apartment at the discounted price. Its when i showed an interest in sunset beach, saffron villas removed the discount and were demanding the full asking price. I am only glad i didnt put any money down. | From what I understand, the developer had an option to buy the land (compromis de vent) on condition that he gained planning permission. He is now trying to re-negotiate that price, as the number of apartments will be around half the amount on the original plans, consequently he wants to pay a lot less for the land. The future of the development is likely to depend on his negotiations. | Juddie |

| I wouldnt be suprised as other developments along the coast have been restricted to 2 x storeys, which i for one thing is a good thing, they may have thought they could swing it because theres no real development along this part at the moment. | skankey |

Hello everyone,
Have put a reservation down as well.
Was told that the developer has ceased taking reservations as of 17th October. Apparently they are expecting planning permission to be granted by end of this month, whereby price is expected to be increased by an estimated 20%. Anyone heard any different?

| I reckon if Casa booms (and its attracting a lot of inward investment) then it will make this part of the Atlantic, unlike the Med coast, less reliant on European tourists for income which can only help longterm value.I should think that Mazagan will help drag Les P prices up towards their own IF Les P occupiers can access all their facilities (golf etc).I heard that Les P was attracting more Moroccon investment than European, but the same goes for Playa Vista, again outside Plan Azur, which has done very well. This is a more risky long term outlook than Plan Azur resorts, but remains alot cheaper. Has anyone actually been to this part of the coast?! | henryrbudd |

| I think rental could be an issue also,although there will be rental guarantee hopefully for 2 years.I,ve been told the market will manly be surfers and Moroccons.I dont know how true it is but one agent told me he,d sold mainly to richMoroccons buying as an holiday home.As far as europeans renting here i think the fact you will have to have to have car hire for 2 weeks e.t.c,which is meant to be expensive could be off putting.What do you think?Despite this my gut feeling is to stick with this one.Where else can you get a fully furnished 83sqm apt for this price. | kaffron70 |
| I think Les Palmiers will be a good investment mainly due to the price factor!... the Mazagan resort will be much better but i think prices will start at about 90k for a 2bed!... once this costal area from Casablanca to EL J gets developed Les Pal will increase in value, i think you need to be looking at a longer term investment with this one... | veeparmar |
| Not heard about budgets direct to casa but there are big plans for casa with the 24 hectare Marina development by dubai developers. The apartments at les palmiers are cheap because the land is alot cheaper than the med coast. I reckon this project could do well but once Mazagan is underway resale and rentals could be an issue.
