Hi Everyone,
To answer a few questions that are coming up:
Completion is schedulded for end of July 2008. I received this update within the last 3 weeks, so should be fairly accurate (hopefully). On our last site visit, last October, the quality and build of the site was looking pretty good (as far as you can tell when its still a building site). At this point, all the blocks where up and all but one rendered. Some had got floors and kitchen walls tiled.
La Cassia is directly on the Royal Cabo Negro golf course, so I would expect prices to be higher here than on some other developments?
If anybody is interested in buying or receiving a price, I can put you in touch with the developer - if you send me an email, I'll pass on the details (best not to put their eail address on a public notice board).

Recently completed handover of apartment in Dubai. Yes it was 6mths late. Yes developer paid compensation. Apartment snagging was easy and yes it was finished to a great standard. Now have beautiful apartment on Marina for family use only. Yes it was stressful waiting 2 1/2 years for it to be built, but at least in Dubai it was finished and it is luxury by the sea.
Looked at Bulgaria in Oct (Windows to Paradise - Balchik ) decided not to buy. Site visit for three people only cost £600 for two nights in five star hotel. That is nothing compared to wasting thousands Will visit morocco before buying. Would never buy without a site visit.

Anybody got info on a fair price to pay for 1 or 2 two bed on this development. Are prices being asked on the web really realistic? What were prices on first release?

dear all
as i m still looking (thanks to all who replied on my message on the mirador golf board) for a well priced holiday appartement for personal use can someone give me an idea on the La Caissa resort , since surfing on the net give me not enough information: the positive points, weaknesses, etc. of the complex.
are there still appartments for sale as i am looking for a 2bedroom appartement . thanks all for your help.
any information on other projects in the area are ok, but only those on a completion phase, as i am not interested in off plan buys and pre release stuff etc.

Hello,
Completion is now estimated at April 2008 - but, by summer 2008 at the latest.
Visited the site in October 2007 - and it is well on its way. I'll be surprised if it is not completed by June/July 08.

| Having just woken up, and realising that the message about the status of the site was sent April 2006 and not as i though in 2007 i presume the project is well on its way and nearing completion ,my mistake. | keano |
I can say that a comlpletion date of June 2007 is to say the least a little ambitious taking the the slightly outdated machinery available to the construction engineers in the area.For example our project has a similar completion target but is at about the halfway point at this stage,so i would be looking for a penalty clause in the event of late delivery just to make your lives easier in the event of an overshoot.With regard to rentals property managment and if necessary resales you should be getting advise from your agents on all of the above and if not should demand it.The meetings i have had with local companies coupled with what can be achieved using the internet have been very positive about securing a a very respectable annual return for my clients on the right side of 6% of the property value,something we are confident will improve even further with the help of improved access which is to come about from the open skies agreement. You can expect a charge of about 10% from the letting agent.Your question on agents operating in the U.K I cant answer for your complex but my business partner is a geordie, and though his office is in Bilbao he is operating viewing trips through our agent in London who is working on our project, and we cover the trip for our clients as well as accompanying them.You should expect something similar to apply in your case.It is possible that like we ourselves operate one agent may have an exclusive on a set number of the apartments or indeed the opposite where many agents are advertising the same units.I advise you to take a tough stance on the issue of comlpetion and to seek answers for any questions you might have while you are still in the strong position of prepayment as you lose some bargaining power after you part with your pound.Also use the time of your trip favourably and make price comparisons to satisfy yourself on your side of the deal,rather than on the advice of a non paying third party.We have developments all over europe and are bringing Morocco to our clients as a very sound investment but as is always the case some people will pay more than others due to not being thorough enough in their approach.Cover yer bases as the man says,

| I have been on several recent trips to Cabo Negro and will offer any assistance that i can to interested parties.I have two half completed apartments 5 mins from the golf course which i have played several times and can say with no doubt is of championship standard. I am in the real estate business myself serving a customer base in Ireland for which i am providing viewing trips and the necessary research in terms of property managment and finance,and have a network of local contacts for assistance on everything from car rental,property managment right through to the golf course providing club hire and caddy services.I will be happy to share this knowledge if asked to do so and will leave my e-mail address.I have also sourced furniture,air conditioning units etc and can give an approx costing on the basics required for your start up.Price comparison is a wise course of action in all areas as they do tend to vary quiet considerably,on everything from car hire to property prices.I will offer any assistance that i can so feel free to drop me a line,and i will do my best to point you in the right direction,and keep a few extra quid in your pocket.I am well researched in property prices in the area and can perhaps cofirm or not on wheter you are getting the maximum value for your hard earned pound.Regards,Fergal Kenny.p.s i have sent on my e-mail using the private message facility.pps I will be in Cabo Negro again this week and roughly every second to third week thereafter through the summer and will be available for a coffee and a chat if anybody is over,depending on how tight my schedule is.all the best | keano |

Although I don't have any details as such - there is due to be a 'management company' on the resort who will handle cleaning, linen and keys for changeovers etc. etc. We have alos been told that they will be marketing the resort and may also be able to deliver some rentals! | biscii |

Any La Cassia investors..
If it is of interest, La Cassia is only 1-2 km away from 'Mirador Golf' - so there may well be information on that latter site's photoboards (which have many galleries, inlcuding of the surrounding area...), and also mesage boards re general, but relevant, stuff which may be of interest to you.
