Its a bit surprising to know that most of us have different news with regards to the possession. I was under the impression that all the residents of the Phase 1 have been offered to occupy their flats.

I received a letter from Kohinoor City around the beginning of October informing that the work on my flat is complete and the possession could be taken once the outstanding payment (including 2 yrs advance maintanence) is complete. I happened to be in India during that time. After receiving the complete payment, they were glad to hand over the keys to my flat (Bldg # 11)  the very next day. I was also asked whether i can do a small opening ceremony at my new flat, and they obliged.

The last time i visited the site at around beginning of Novermber, i did see some activities with regards to finishing of few remaining flats, access road, compound, etc. going on. 

However, what seems to be confliciting here is that they did tell me that all the 421 flats will be ready for possession by Oct 28, which doesnt seem to be case.

Just a question again. Now that some flats are occupied, it means builder is offering possesion. Surprisngly, I have not yet been offered the possesion.

Is there any  one else who has not been offered the possesion?

Hi everyone,

I had visited the site yesterday. I feel happy to share that I saw some flats already occupied by buyers. Most of it is already done up and the beautification (garden) work is going on.

As for the rates....... as far as my information goes the current price for Phase II, the builder is quoting is 8000 psf which is likely to go up to 8250 in some days. Looking at nearby projects and the comparing with the aminities comming up in Kohinoor, the price as per my gut feel should touch at least 10000 in couple of months from now. Please let me know if you guys have different views on this.

Annual Rentals as per mumbai market should be any where between 5.25 to 6 % of the current value of the property depending on the location and the interiors one can charge some premium. This project being close to BKC should ideally attract a rental return on a higher side of the range.

The delay was caused due to certain reasons like raising the ground level of the entire site after the July 26 deluge. The drainage being constructed within the complex is highly dependable and reliable. The team at Kohinoor is excellent and very understanding to our demands.

The prevailing rate as I am told by external sources is in the range of 8200/- psf and I hv already decided to book my profits. Dear All Prospective Residents of Kohinoor City - Phase 1

I have read all the comments and looks like everybody is happy about present rates and rentals.  During October I visited the site and as mentioned it may take 2-3 months to actual liveable possession.  Before that I would like to update some facts.  Those bldgs facing the Malls may have problems bcoz in future there will be Hotels or Office Bldgs being constructed.  Which will block the view and privacy.  Also, those bldgs facing each other have floor touching windows and the gap between the opposite bldg is very less and will affect the privacy.  Today the Builder is giving more importance to Mall site.  Also, I have a flat in Sagar Heights in Saki Naka and at the time of booking the builder provided good brochure with garden and swimming pool.  Unfortunately, today after 1 year of possession, he is constructing a 5* Hotel where the swimming pool supposed to be.  At present time Builders are trying to occupy every inch of vacant land.  So get together and pressurize the builder to provide the amenities and also try to get info on what he will be actually constructing on the said MALL site.  I am not disheartening you'll, but sharing an experience with the Builders.

Hi everyone,

I got to know abt this group while surfing. Thanks to whoever has initiated this.

I had gone to the site on 23rd Sep. I feel, the phase 1 will be completely ready only by Dec 07/ Jan 08 i.e inclulding the infrastructure and the landscaping etc. The "soft possession" as they call it, is only for the purpose doing interiors etc. I guess, no one can start living there until Dec 07 .

The road work is delayed a lot & is in a state where even 2 months from now looks tough for its completion.

The progress of Bldg no 4,5,6 is slower than others.

Will keep you guys posted after my next visit.

Hi all,

I last visited Kohinor city on 16th Sept. Most of the buildings are almost complete with lifts and parking area done up. Even paving work has started in the common areas below building. The road work is yet to be completed. They have started constructing the wall around Phase I and have given only 2 entry & exit points for buildings. 1 near building no.1 and another at the end near building no.11

I think they did collect information about people who are interested in renting their flats. Have indicated to them my interest in it.

I guess they were talking about renting to some corporates. Any news on who these are going to be? With the posession date just around the corner, have any of us been contacted further in this regards ?

Kohinoor people are trying to line up the rental arrangements for Rs. 400 psf per year.

For example, if your flat is of 950 Sq feet.

The estimated annual rent = 400 x 950 = 3,80,000.00

therefore, Monthly rent - 31,700.00 approximately.

That's true Kohinoor city Phase -I  rates increased very much i.e. when all booked it was only Rs - 3000 / sq ft approx and now Rs - 7000 /- sq ft.

Is anybody have idea of similar kind of up coming project where investment will be of same advantage  - Do let me know, would like to invest.

I am not quite sure about the price. But there is one thing. When I visited Kohinoor office 15 days back, they were more than eager to arrange the sale of my flat @7000 psf.

That means they are having the buyers at more than that price.

This forum certainly looks like the right place to raise our issues and concerns, the primary one being the delayed made by the Builder (Kohinoor Developers) in providing the possession.

It would be ideal if we can get more and more people to join in the new yahoo group created for Kohinoor (kohinoorcity@yahoogroups.com ).

By the way, most of you might be knowing this, the latest rates for Phase 2 are as follows:

Currently booking is being accepted for only 28 apts 
Area statement : 3 bedroom Apartment -   1330 square feet. * 4 flats on each floor.

To book an apartment in you have to make the complete
100% payment at the time of booking @ Rs.5500 per sq.ft  (thats a whopping 74 L)

Dear All,

pls note the bill for delay in possession is not yet been implemented and as such we will not get compensation as far as delay in possession is concerned.  since there are many reasons which he can put forward for the delay.  as for the transfer fees of Rs.200/sq.f. been charged by the builder we cannot legally force them to waive. 

We have other points also which are also of importance, since i have not seen anybody talking about the carpet area (which i feel is less than as mentioned in the agreement), the amenities been provided like tiles, kitchen cabinets, etc... whether the same are as per agreement or at par as been agreed by the builder. ( i had seen chinese tiles been fixed during my visit).

We need to analyse each and every aspect of the agreement and check whether the same is been fulfilled by the builder, since atleast we can fight against the builder on the following points and the same is not neglected due to our core concentration on the delay.

I would appreciate if anyone has further observations, since we can check and demand for compensation on basis of other defeciences if any as a whole group.

Regarding compensation what the builder is indirectly telling everyone is go fly a kite. We are not giving you anything.

And you cannot do anything as there is nothing mentioned in the Contract about compensation to be paid for delay in possession or delay in construction of the club house etc.

What we can object to is about Club House charges of 2 years which they are asking in advance at the time of possession OR about the p.s.f. charge of Rs. 200 if someone is selling their flat

It’s a good initiative to have started this group.

I strongly believe that there should be a compensation paid to all the purchasers by Kohinoor for the delay. The last time I contacted, the builder's office gave me a date of Oct'07 end for giving the possession of my flat 0716. Though I had read in the papers that there was a bill supposed to be passed for the compensation against delay in giving the possession of flats by the builder, I am not very sure about the fate of that bill.

What ever the case may be, the builder can’t be asking for sell back of flat to him by the purchaser, that too at the price it was bought at as to be liable for paying the compensation. This is ridicules. On the first hand there is no connect between the compensation because of the delay at builders end and the resell of the flat back to the builder. Secondly the present price builder is quoting for the new phase he is building is Rs7000/- per sq ft. Thus logically the flats already ready/near completion should be fetching a rate which is more than that.

the last time I met them, about 2 weeks back, they were unwilling to commit to a date.  They also told me that the only compensation we will get is about 9 or 10% on the cost of the flat and that too only if we sell the flat back to him at the rate we bought the flat on.  Does anyone have any update on this?  Is there no other recourse for us.

Builder cant charge any transfer fees that we havent signed up to. Its not legal.

Well Dipika,

It's this way. If you decide to sell the flat, the builder is charging 200.00 psf towards transfer fees.
Why I pointed it out was because this thing was never told to us or written in the agreement. And you will appreciate that this is a significant amount.

By the way, if you or any other reader has photographs of the Project, please do upload on the site. It will make lot of sense.

I agree with you regarding the delay. However, it appears that the Agreement does not have any significant clause to help us.
However, he must be pressurized for club.
Kohinoor sold the flats in the name of "CLUB" and now they are not bothered.

Delivery was promised in June and there will be a 3-4 months delay.

Effectively 15% interest on the whole amount paid to date??
