Hi, you were very quick to spot the new photos, there are so few messages on this forum I wondered if anyone looked at it.

I was told that the flat ajacent to mine has recently been sold for twice the price I paid ( I was one of the first off-plan buyers): of course that does not mean that we could get that - tax etc and selling it. I may have more photos an another camera, if I can , I will post them. | bess |

I have heard nothing of how they are getting on recently, whereas the other forum , Mirador Golf, where I have also bought has lots of information recieved. I have completed on Mirador Golf just recently but have not been able to go out straight away to arrange furniture etc, last time I was in Morocco I saw some building work on the Kariat site, but not on the block where I have bought (fron t left from the road.). | bess |
Hi, I have bought a property in this development, I have had no news recently and although the completion date is set for late 2008, I have read all the delays in other deveopments along this coast due to the floods, surely as this deveopments is on the top of a hill the floods have not got into the ground works????
Has anyone had any news on the completion dates? Or should I make other plans for Christmas 2008?

In the last edition of the 'A place in the Sun magazine' here in the UK, there was a buyers guide suppliment to buying property in North Africa. On page 41 there was an article on airlines that fly to these countries (Morocco, Egypt and Cape Verde). On the Morocco section in says and I quote 'On the cards - There are plans to introduce direct flights from the Uk to Tetouan and Oujda - so watch this space...'
Sounds very exciting and promising.

I have just come back from Morocco where I was looking at flats I have bought from Compass at Mirador Golf that will shortly be completed. There was a lot of building done on the Kariat Smir site since I was last there. I spoke on the telephone to the person who sold my flat to me, he says that his company has merged with another, but have not stopped selling. He did not comment on MRI but said that his company was sorting out a new website and it would be business as usual.
The only definite thing is that I saw the building progressing well, at about the two story hight now and the surroundings are great and I have papers relating to my purchase. The Moroccan government is extremly keen on the expansion of the tourist industry which would be injured by any misselling problem, so hope all will be well. It is certainly true that prices are lower at the beginning of a project but more scary then to leap in. | bess |

I bought C 1-5 through MRI who assured me that as of last week they had become the exclusive agents for the scheme so I would not be able to go home and buy through someone else. I then got talking to a chap from Compass in the Sofitel who also sells flats in that area, told him I'd put a reservation fee on C 1-5 because I'd fallen in love with the view from what would be the terrace. MRI had told me that the Kariat Smir site went right up to the wetland nature reserve in front of C block and it would be very unlikely that that view could be obstructed without draining the wetland which would be expensive and highly unlikely. It was that which swung the sale.
The chap in the Sofitel said that was rubbish. There was another development going ahead between the two and my view would only last until the new development was built. He also told me that he was surprised that MRI were now selling Kariat Smir/ Kabilla Vista or whatever it is called because they had been as scathing as most other agents up to now because of the lack of certainty over the building licences, bank guarantees and whether it would actually complete. But then again, he pointed out, MRI had almost sold out Sania Plage and Marina Beach so needed something to sell in that kind of price range.
With all alrm bells ringing, I looked on the internet when I got home and saw there were a fair few agents selling Kariat Smir. I phoned three - one was still selling and the other two had pulled out in total agreement with the bloke from Compass.
MRI have also supplied me with a quite iffy contract which I'm currently having checked out. And I really don't know who to believe and what to do next.. | BarbGw |
I bought through 4seasons,they appeared to be a reasonably long established firm and are a member of FOPDAC. I have had no reason to worry about them - where did you get your information?
There has been a lot of criticism of MRI in the press and on web sites but it seems to boil down to possibly overenthusiastic selling of overpriced property in whichever area. It is really a case of caveat emptor, you have to work out if it is what you want at that price and do independant research. MRI boast that they sell to a very large proportion of those they take on trips.
I believe that agents place messages on the internet to make readers doubtful about rival developments and steer them in the direcion of others, so you have to take everything you read with a large pinch of salt... | bess |

I've just come back from an inspection trip through MRI and reserved an appartment (C1-5) here but have heard a lot of talk since I got back about the developers being very iffy with no bank guarantees, building licences or likelihood to complete. Does anybody know much about 4seasons cos I'm really undecided now whether I should go ahead if there's a strong risk of losing my money? Also, does anyone know if there are plans to build between this development and the nature reserve and take away the view from C block? MRI says not but they've done nothing but lie all weekend and went for the flat because I loved the view, inspite rather than because of the agent.
Was interested to note that someone has posted that they've bought on the fourth floor of B block. MRI said that the 4th floor is not released yet.

Hi The agent I bought from says we are talking about the same place, he says one is the developers name and one the place name. Anyway, a rose by any name would smell as sweet!
I will be out there next week and will try and post some photos when I get back. Nice to have contact with another buyer, this has been quiet here for a long time while Mirador Golf string has been buzzing because we complete in August. | bess |

I have posted more of the photos on this board- sorry, looking at them I have posted some twice! The coast views looked exactly like the ones in the advert but the views of the mountains at the back are very nice too, if one got a flat facing that direction, also on the left overlooking the lake, though on the right there will be another development eventually blocking that view.
The tunnel is under the road on the right hand end of the sight (facing the site with back to the sea). When we went to the beach by taxi, the driver was asked at the gates of the beach estate where we were going, when he said 'the beach' he was allowed through and dropped us and returned an hour later- I think he was not allowed to park and wait, though I could have misunderstood. I am not sure whether it means that one can only walk or taxi to the beach, not leave a car parked there, but it seems so. | bess |

The huge new port development is on the coast, not so very far from the sites we are talking of- I imagine it will eventually take a lot that now goes to Tangier as road access will be easier. Also that while it is being built there will be a big demand for rented accomodation at all levels.
I had not bought overseas property before and like you veer between elation and terror. I invested successfully in- buy-to-let in England some years ago ( in a smallway) I liked Morroco and the Morrocans and hope new build will help their economy without grabbing a profit on their homes and make me a good profit too. | bess |

i think the idea of having two in different areas is great and i have p'med you about your other development, but like you say the price has to be right.
The new port you mentioned is that the one in tangier? as i was told much the same about that port, and also that lettings supposedly go crazy in july & august so much so that the rents charged during these months are enough to cover your annual outlay, although i will reserve judgement on that, as seeing is believing!
Is this your first overseas investment, or have you done this before? it will be my first and i'm excited and nervous all at the same time. | hohoho |

It is principally as an investment,I have bought another flat a few miles away which should be ready next summer . I have been told that there will be a big demand for residential letting ( people working at the new port), so I shall wait and see what is the most lucrativ/least hassle- though I do rather like the idea of letting for holiday use and also using it myself! I need to be sure the price is right compared to other developments, what do you think? | bess |

I have just been to see the site,it is an excellent raised position though you are right, there is some traffic noise. the views of the sea and lake are amazing so it is views and noise or an inside position and less noise. Or perhaps at the back, a pleasant mountain view and no noise?
There is a tunnel under the road and then four minutes walk to an fantastic clean beach- we swam there and the beach slopes gently into the sea which was comfortably warm. They have surounded the site with flag poles, the flags have fallen off as they were not fixed.. Next door there is another company who have started work. | bess |

| It is being marketed by essentialmorocco, and 4seasons, but I understand that the development is being done by 4seasons. There are plans and photos on the net and I have been dealing with someone called Mamoun who knows the area well as his wife is from Tetuan. He told me that though the development is the non beach side of the coast road, there is a tunnel under the road for beach access. I made an early refundable reservation, because I believe a sea view is important. | bess |
