May 2008 We had agreed to purchase a 3-bed apartment in May 2005 and completed the purchase in October 2007 . We were perhaps the first people to actually stay in the Apt. in Nov 2007 when the developers provided us with temporary electricity and water (NO CHARGE !)(and NO LIFTS !) and with builders still there .The office staff were very helpful. Furniture was purchased from a few furniture shops in Guia and Portimao ( from Decoradora Morinha - very helpful ). We were there this month (May 2008 ) and the site is now looking good. I have had discussions with offive regarding their linkage with TV Cabo ,where we have to pay a subscription for FREE channels we can get on SKY (or OTHER freeview digital boxes ) if they have a dish to receive those channels. Also with TV Cabo , you do not get ALL the free channels. Please push them to do something about this. SK | skp |
| Some nice pictures there of Salgados,but just one caution! Dont try and cross the bridge across the nature reserve unless you are entered for one of the jumping events in Beijing at the Olympics.I am afraid there is no way down on the "reserve side" unless you want to jump the 8 feet down.The "dodgy" ladder has been removed! Hi, here an update with some picture I took in March 08. The works on the central building are in full progress and the works on the hotels have started. The clubhouse of Salgados Golf has been completely rebuilt including pool and SPA - very, very nice! The course itself got a makeover as well. Here the shots I took:

Moved into our new apartment in August. Bought most of the furniture locally (even if some came from UK!). Surprised at how few apartments occupied, were many bought of plan for investment?

I too have finally taken possession of my apartment and despite the hassle getting to that point over recent times can now say it has been worth it. ( with caveat that we still do not really know what condominio charge will cost us!).
One thing I would say is do not go for the various 'standard/ all-in' furnishing packages on offer unless you are really desperate to finish or just lazy. We did our own throughout with a mixture of personal oddments brought from home, and (mainly) new things, including a few E-bay purchases bought from the UK & brought over for a modest sum by some excellent shippers from Chelmsford, plus a bit of brand new designer furniture bought in Portugal, - a good tip - quality modern furniture that suits HdS very well like Bo Concept is much cheaper in Portugal than in UK & ROI.
Whilst obviously somewhat biased, we not only like our own place a a lot more as a result than we would have done with anything 'standard' that we saw on on offer from agents and developers, it honestly cost us around half of what was being quoted as necessary to furnish/equip a T3 properly throughout.

i bought my apartment almost 3 years ago and received it 2 weeks ago. I bought with a friend and he bought the main furniture in IKEA in Lisbon. IKEA Sevilha is almost at the same distance. My friend had lots of work to decorate it, but i think it is looking geat now!!!

May I ask why they had to remove the woods of the air conditioning units?
And by the way, if you allow me to comment on the issue of the satellite dishes, I would say that I fully agree on prohibition of those units, after all we have cable TV available that is much more friendly of the architectural design, don´t you think? We have just returned from our apartment,and although they dont expect the Club House to be ready until next year, " things" are beginning to take shape! Our lifts are working, the swimming pools are finished and there is a small poolside cafe operating,they are using the golf buggies to shuttle in supplies .Luis is now running the facilities down the road at the golf club,where the new club house is now open.Luis is still running backwards and forwards,but now Antonio who was the manager at CS San Rafael is now in the office at 8A.With Mara the other customer relations lady,they try and be helpful We signed up to their TV,until the condominium agree on allowing satelite dishes for sky,they wont let me install a sky dish . As I wrote before the wood infront of the air conditioning units have had to be removed in the bedrooms and still have not been replaced. I know this may sound crazy,but I believe there could be some therapeutic qualities in the air at Salgados.I better shut up or you will think I am mad!!Just one other thing ,and its an indulgence!! We dined out at the Vila Joya for our wedding anniversary at Galle a stones throw away,and if the restaurant is not one of the finest in the WORLD ,I dont know what is!! | gracie |
As of about three weeks ago it was still very much under construction, and showed very little evidence that it would be ready this year - I sincerely hope they do pull it throught for the main Portuguese holiday season (Aug) but......
Pleased to note from pimpa that some pools are finally open - but the main infrastructure for a premier resort is still far off in my humble opinion. Having said that we will probably give in and complete soon - if only for our own use this year. | columbinha |

We have just returned from Salgados,we were supposed to stay in our new apartment,but all the furniture had not arrived and as we were there with our children and grandchildren we stayed in the CS apartments in San Raphael just up the road."Things" are coming along slowly at Herdade.The Club House should be finished in March. I believe talking to Luis Nascimento who is the service manager of the development that only 60% of the properties have been sold .CS will keep 78 apartments for themselves, obviouasly offering golfing packages with the Salgados golf club which they now own as well.They WILL build the hotels on the area between the devolpment and the sea in the next three or four years and we were told that the swimming pools will NOT be gated now and can be used by all of the residents.Everytime we come to this area we love it more and more,we did not know that the BEST restaurent in Portugal and infact the premier boutique hotel in the WORLD the Villa Joya is just a stones throw away at Galle.We indulged ourselves there last Tuesday and the restaurent is worth its Michelin two star rating.Once again over the Christmas and New year period we had the best weather in Europe.I believe that CS at Herdade Dos Salgados will get their act together and that this area will shoot up in value.

Hi! One thing I know. The high standards are not being fullfilled with the air-conditioning divices on the roofs of the buildings. I've been informed by the local town hall that those devices are not legal and that they have to obtain permition by changing the project. This means that you can refuse to celebrate the "escritura" until this alterattion on the project get licencedby the town hall.
I think think that everyone should press CS change this situation as fast as they can. | pca |
Hi! We just now decided to buy two units in HSP. My husband and I just now returned from Portugal. It looks like the project will be finished only in march, but the standard to which they are building is really high. Hopefully it will remain that way. Does anyone know what the prospects are for air-conditioning for the interior of the house?

| I have just returned from Salgados and took possession of my property.We thought the standard of our apartment was very good.I believe rhat CS are holding back 60 apartments for themselves obviously for rental.The Club House building is in full swing and will be finished later this year. I believe it will be ready for use by March or so.CS have bought the Salgados Golf Course next door and the new club house there is being built.Alot of work has been done obviously since we last saw the complex and 40 properties have been taken possession off.Its good to curtains in the windows.I was told all the one bedroom apartments have been sold,but there are no plans to build the hotels at the moment. | gracie |

I get an information on the Albufeira´s City Hall. They told me "off the record" that those machines are note authorized my them. I still have to confirm this with the arquitech who has the process. If this information is true we can press them to change that situation, and refuse to do our escrituras until they put accordingly wiht the licenced project. | pca |
| Hello everyone - some good news at last. Went to visit last week and what a transformation - escrituras are, we were told, available from Sept 15th, subject to booking in (a lot to do at once & can only do 4 a day) and our apartment was not only much closer to completion but , glad to say, done to a pretty high standard - a few snags but isn't there always. And, even better some movement on work on reception building at last as well - will be ready about January they say, so make that March in reality - just in case, but happening! Anyway for those who want a late year holiday looks like all will be OK and for those like us who are not that bothered about winter lets, then completions can be done up to end Jan. Good luck all, do keep in touch and perhaps sometime next year we can all meet up there sometime for a celebration drink once we all have our new homes ready. One last caveat which leads me to believe we need to keep in touch - the condominio charges are still not published but now they are saying that the 3 current pools being built will be open to all apartments and the 'club monthly payment option' will follow later but no prices confirmed as yet. Well I have had some positive news from my Portugueese lawyer today.She tells me that we will exchange contracts in the second half of September,and that we will be able to move in early October.They want to ammend something in the contract which I will look closely at. I spoke to Solange Nunes today the lady in the site office,and I believe that things are beginning to move!! | Sorry kasuku (and others) little positive to report. Went there 3 times in total as first two occasions the sales office was closed, possibly doing viewings but.....On Wednesday it was open but none of the sales staff we knew were there, only a gentleman who said he was a lawyer drawing up documents, so unable to take me on site, he said the sales agent we dealt with was on leave. I walked the perimeter of the site and there is still a lot to do, and apart from some landscaping works, nor was there much else going on, it was very quiet. The lawyer phoned a colleague when I asked about dates and told me that we should expect further communication around September with a view to arranging escritura in October. He claimed that this was the same for all buyers, and no earlier access was planned. He also added that reception and other facilities would probabaly not now complete until next year but that would not stop us taking possession - we'll see. I have taken a few photos which I will post shortly. Kasuku - what exactly did your letter say and who did it come from? the gentleman I spoke to denied all knowledge of such letters after talking to his colleague. PCA - I agree with your comments re: air conditioning, not only are the external units ugly, from what I could see from the road, internal units are not concealed as in the show-flat but basic wall mounted units. None of the apartments I could see from the road, with the exception of Lote 5a & b have kitchens installed and a few have wardrobe fronts. Most buildings now have windows, the glazed veranda and screen but not all. My husband has tried to contact our sales agent for more info since my visit but no reply as yet. | columbinha |

Altought very common in Portugal projects suffer some changes, and in the end things are quite diferent from what promoters promised. I'm not an investor, althougt I may think in sell may position in contract, I don't know. Have you notice the air conditionar machines on the top of the buildings. I can't understand that in a 5 star project this things could happen. I think we should press the promoters find a way of redesign thaf. its an oful view. The same with de parts in wood they say were going to be near the stair, outside of the bildings. I bougth in HDS becouse of the arquitecture. my wife is an arquitect. | Do you know which of the original 'phases' your property is in? Ours being Block 11, Phase 2 we have been told by the Sales Agents there (who are nice people and with whom we have some rapport) that ours will be later than that. We are independent , direct buyers (anglo - portuguese but currently living in UK) and interesting to note we have had no such letter yet. I am going there w/c 26/06 and will report back on what I find. Do agree wholeheartedly regarding the communication issue though, and CS's constant policy changes cannot help but give cause for some concern - hopefully irrelevant in the end result ! | columbinha |

| No I don't think it will be finished in August from what we have been told and from what we saw a few weeks ago. Certainly some apartments are ready now but the facilities were not anywhere near. As the other correspondent said, your choice will depend on a number of things - current pricing - we know apartments like ours are now priced much higher than when we bought but not too high for the specs promised at current rates, 2- if you are prepared to accept escritura with the apartment & pools etc done but not the other facilities. We have done this before and it suited us OK but it would not suit everyone.3- are you in a position to fight for first occupation wre some to come availbale in August? i.e. with over 300 units needing to complete the legals together they will have a bit of a race on for those wanting some occupation this summer season. | columbinha |

Ours is in Phase 2 and should originally have completed for Mar 06 - we visted a couple of weeks ago and have now been told escrituras will not commence until September.
