 I am one of the Golden Beach Villa Scam victims. As some of you may know we are pursuing legal cases here & in Turkey. We urgently need the opening of communications bewteen the UK & Turkish authorities so if you have a spare moment could you please sign our petition to Downing St at:

   Was out early July and the complex was finished but the builder had dug up 5or6 foundations across the road from the gate. When I spoke to him ,he said he was not sure of what to build there, but to me it looked likely to be more villas.

I noticed on an estate agent's photos that the road had been resurfaced with tarmac and every thing looked pretty good. Hopefully this year we will get a bus service especially with the complex behind us almost finished .

This message board is for the Golden Beach Villas complex, which is next to Golden Beach Complex, that you refer to. All very confusing.

Golden Beach Complex is progressing well, and Didim Design Group are well established. Get a good independant solicitor, and follow their advice on payments etc.

Hi.

Can anyone give me some information, i am from Ireland and last night went to a presentation about golden beach complex, there was an architect there from DIDIM DESIGN GROUP, the presentation was very useful and the architect seemed to be very good, there was no pushy sales speach just simply showed us what he had available and advised us to come and look at them.  The cheapest available apartment was approx 85000 euro, the one we were interested in was 109000 euro, do these prices sound right? or maybe overpriced? Any info would be really appreciated, we are going to Marmaris in september and have arranged for a trip to altinkum to view the properties while we are there. At which stage we would hope to put down deposit.

Hi All,

  Looking through the builder's brochure I have noticed that all homes are advertised with an alarm system. Would like to know if anyone had an alarm from the builder? Is there a bus into Altinkum yet?

Merhaba,

Unfortunately, it looks like everyone in Altinkum will now know about Golden Beach Villas, and for the wrong reasons ! Only those that had dealings with Kelly and Co / Anka Construction / O'Kane / Atmaca, are affected. The "real" builder, Mr Akyel has nothing to do with this scam. He has in fact been tryng to contact anyone who was a victim ,so that he could e-mail them directly. Not that he could do much, as he has not received any payments himself. As long as you use a reputable solictor and agent, there should be no worry with Golden Beach. The builder is sound, as is the land and properties. I have my villa at Golden Beach, and a valid Tapu, as have many others. It is a disaster for those that have been taken in by this. You have to be extra careful buying in Turkey, and don't deal with anyone who says they will take care of the whole process, unless you really know them.

You may not be aware there has "potentially" been a huge fraud involving these villas. Many people, mostly from Northern Ireland have been caught out by the "builder" supplying false deeds. See www.voicesnewspaper.com

           Bought our villa late May last year and had the Tapu early August.

         At the beginning of April the gardeners began to weed the lawns.No water in the pools. Spoke to local person who is friendly with a Didim council man who lives down below at the Turkish holiday villas. Having a struggle to get our builder to help, as he promised, to prepare the existing beach for the holiday season. They do'nt think the builder will pay for an extension to the beach, as the law gives the public the use of the 1st  50metres of the shoreline. It cannot be a private beach.

                  From the west side of our complex, a wall has been built up to the road and beyond. Once he sells more villas, he will commence the next phase. In time there will be villas all the way down to within 50 metres of the shoreline. Hoping this information is of some use.

Re. travel to Bodrum. Found it cheaper to book a low cost package holiday than a direct flight. Had to stay one night in hotel on our arrival, never again, room grubby, paint peeling of shower door, large tin of Nescafe at breakfast, when more bread was requested we were told to use the ends of the french bread first!. Then the 18 year old manager welcomed us with the words "Welcome to paradise".
Has anyone recieved thier Tapu ( Deeds) as I am getting quite concerned, money paid but no proof of ownership.
Is anyone on site to maintain the gardens and swimming pools?
Is the man made beach completed?
Would appreciate info on above.

Hi there, and Merhaba !

Don't think you can book direct with Onur, but there are lots of  agents that will book you onto Onur flights. Onur are used mainly by Goldtrail for their package holidays, and all you are doing is filling the spare seats. Goldtrail will  do flight only, and people like A1 Travel, Otbeach, Co-Op Travelcare and others who you can book a Goldtrail package holiday through, will also do you a flight only. Amazes me how agents can undercut the main operator Goldtrail ! No problems with Onur as yet, basic but efficient, although some language difficulties with all Turkish cabin crew. Will have to learn some Turkish !

I wouldn't worry as yet about the utility bills. We have never been approched, but I'm sure that they will let us know when the time comes. It's early days at GBV, and I suppose at some point proper methods of paying will be set up, with standing orders, or similar. From what I am told, it will be a function of the Complex Management Structure, put in place by the developer, to read the meters. They will pay the bills on your behalf, and you will pay them. [ No markup, I hope!] So there is no need at present to register with the utility providers.

 As you probably know, it is necessary to have a "Dask", or compulsory earthquake insurance. For buildings and contents, there is a UK company, Intasure, who specialise in holiday homes abroad, but also in Didim there is AXA, at the top of Ataturk Blvd, near Migros, and not far away, Gunas down one of the alleyways, off the south side of Cumhuriyet Caddesi.

The international property agents are ruining it for everyone, by  pushing Turkish property prices unnecessarily high. They are taking a big slice of the cake. The builders probably don't benefit either, unless the internationals can provide an increase sales. Often the same property can still be found much cheaper with smaller agents, or locally. A bit of a wind up for those who have already bought at a higher price.

 I count myself  lucky, as I am one of the  fortunate ones who  bought at Golden Beach at the right price. Soon prices will go like Spain, and those with limited resourses will priced out.

Golden Beach is still a good buy, and when completed, will be one of the most sought after locations in the area. There is still a long way to go yet with surrounding developments, and infrastructure.

Just happened upon this site. Had a week in our villa in July and really enjoyed our stay. Some snags rectified immediately and others to be completed. We could have saved ourselves a lot of money on the purchase price if we had known the (contacts ) that since we have become aware of.deadeye
Have heard about  the plight of Gilhooley before and can only commiserate with her. You must get a TAPU for the the villa to be legally yours!! I have had my ups and downs, but got there in the end. Villas are great, but lack attention to detail in finishing. Now fully furnished but snagging still left to do!! Have had holiday  there August, but will probably be another years before complex is fully complete, and could accept paying guests. Regards to all.yeni
hello there ,My  husband  purchased  no 47  Golden Beach  off plan  in  March
05.We paid for the villa in full on 20/07/05.We were hoping to furnish the villa in May 06.Unfortunately the builder would not allow us to have the keys,He said
he did not want us to have he villa.We never had a reason  for his decision maybe it was the snag  list we had presented him with in Oct 05.I could write a book on the whole sad scenerio.We  did get our money back  ,however this
property was a dream and because the contracts are not worth the paper they are written on we lost out . Julia E  Rushton
