I also support what you have said. It will be better if we can meet up and take a collective decision. I know one of my friend, who also have booked flat at Drewberry. These people suddenly is trying to act smart and is planning to milk the current flat ownerrs, who have booked. Like you I was also told that it will not go beyond 1.5 lacs, and that too was in Jan 2008. Now they are asking 2.5 lacs to 3 lacs. The best part is that there will be no legal paper that will be there to prove your ownership. Unless the same is registered, u can't claim ownership. My previous article says, that it can't be sold and will belong to the society. I tried to figure out, how the buider is going tpo ensure that the parking will remain to me, when the court order clearly says, it is illegal. If it would have been a small amount then, one can take a risk. For 2.5 lacs, it is too much. I have already decided, that I will not buy a slot as I can't afford it at the current cost. If people like you also joins, we may force the builder to come to compromise citing the court rulling. Would like to have other members of the project also to come out and voice their opinion.

Hello Friends,

I just came across this group and i am shocked to see that there are so many people like me who are equally frustrated with the unprofessional behaviour of the Everest World Group.

I received a letter from Everest World regarding the parkings for Drewberry on 11thJune'08 indicating that the parking would start from 12thJune'08. Today (15thJune'08) morning, one of my friends who has also booked a flat in Drewberry visited the site office. He spoke to someone called 'Ketan' who told him that there are no stilt parkings available and if you need podium parkings then you would have to pay 2.5 Lakhs in 15 days and then you would be given 'preference' (this is not  a guarantee for a specific parking slot but just a preference if and when they provide the slots) in the parkings. Ketan had some paper which just vaguely indicated the parking slots but he did not provide even a copy of that paper to my friend saying that we are not allowed to provide it to customers.. it is only for viewing at the site office???

I am surprised how can this be done so unprofessionally??? Is this all illegal? is that the reason why all this is so shady???

First of all they are asking for 2.5 Lakhs for parking (when i booked the flat in Oct'05 i  was told that it would around 75,000 to 1 Lakh max.) without providing anything in writing about this and also no guarantee about any specifc parking slot? 2.5 Lakhs is definitely not a small amount and giving a notice of just 15 days these guys are asking for the total amount of Rs 2.5 Lakhs to be paid and not just some booking amount.

Secondly, if you do not pay them 2.5 Lakhs in the next 15 days they are saying that they may increase the parking slot rates (> 3 Lakhs) after 15 days and also no parking preferences maybe available even if you are ready to pay 3 Lakhs or more!!!

Why are they asking for the full amount to be paid now itself?? normally you pay a booking amount and at the time of allotment of the parking space you have to pay the balance but these guys are asking to pay the total amount of Rs 2.5 Lakhs and that too in max. 15 days!!!

For these guys, 2.5 - 3 Lakhs is a joke??? nothing provided in writing, no guarantee even after making the full payment, even after paying the money you would not know which exact parking space you would receive...

When i booked the flat in Oct'05, i was told that i would receive possession max. by Oct'07 (keeping 6 months of buffer time!!!) but now everytime i call / visit these guys, they have some or the other reason for postponing the possession date which in case of drewberry does not like anytime before June'09 (officially for now they are saying Mar'08 but going by what has happened so far i am sure it would get delayed by at least another couple of months) and on top of all that this parking stuff is all in a mess....

I also saw one of the members on this Message Board posting a link from economic times regarding some High Court order which does not permit the builder to sell parking slots as it should be part of the society.. do you guys have any leads on how this whole stuff can be controlled??? I am already going crazy with all this and i am repenting for booking a flat in Everest World wasting so much money already and i do not know what needs to be done with this..

Guys, lets get together and do something about this.. doesn't anyone in this group have some real high level contacts so that this whole mess can be sorted out and things could be done more professsionally.. do yo uhave any idea on how this can be sorted out???

Well everybody.. got an intimation from the builder, that the parking plan is starting from Apr 12th. The Customer Relation guy has informed me that the stilt is 3 lacs and podium is 2.5 lacs. When I booked the flat they told me that the charges will not go beyond 1.5 lacs. In any case, the recent Mumbai High court judgement says that the builder can't sell the parking slots including stilt as it is not part of his FSI. in that case, the builders have no right to sale the parking and collect such exhorbitant amount in the name of parking. Would like to know others view on this. I would rather park on the road then pay such exhorbitant rates.

Hi everybody,

Its been a month and there are no new messages. Any news about phase II ? The everest site was last updated in july 2007. They are not changing their site anymore. If anyone has the latest photograph for phase II please send it.

Mumbai is flooded in recent rains. Any effect on the construction at everest ? Is the internal/external plastering work is on ? I was very much interested for "may flower" status.

All is going well at Everest World ,but one point I want to discuss that first they have not told that their will be  podium garden now they r planning the same n underneath parking that to n cost of 2-2.5 lakhs that’s to much, what about the club house what about all the amenities nothing is ready till date, instead launching new phases with 20 to 25 stories n showing  all the new buyers the same amenities n assuring all will be ready in due course of time but when?
One think I like to share with all, slit parking will be decided with n luck draw n remaining people will have to take the parking under podium, about open parking if u see the layout their is no space to park the vehicles so no open parking!!

Hello everybody,

Was at the site recently. Work is happening at good pace. Phase 2 - MF & Juniper 20 slabs done, Tulip 18 slabs done. Brick work also completed up to 15 floors. They are talking about giving phase 2 for interiors by Aug & possession by Oct . The office has moved to phase 3, and the old one is being demolished (for club house). Work is also happening on the podium parking. In Phase 3 also, about 11 slabs done.

Parking - this is were is some bad news. They are holding on to parking and say will only release at the time of possession. Unofficial statement is - no open parking will sold, limited stilt parking and 3 floors of podium, stilt/podium will cost about 2.5 lacs! (heard that they had sold stilt for phase 1 at 1 lac!).

BTW there are is a forum on rediff connexions with about 128 members. This i guess has mostly phase 1 members, but the group has ben pretty dormant. However, hv heard that phase 1 members had joined & raised lot of issues (before & after they got possession) and got most of them resolved with the builder. Guess need to have some sort of collective effort to address common issues.

The 10th slab is over and heard that 11th slab will be through in another 8-10 days time.  Got a similar reassurance for the forest land issue.  Infact they said that they are gonna shift office in phase III in 2-3 days and there has been no stop work notice.  What is this about the parking?  I feel they are not bringing out the parking plans on purpose as later on they can charge higher rates for the same.pai_trupti

I also have booked at Drewberry- Ph 3. The last time I was there the 9th slab was over. And 10 was under preparation. Just now spoke to Ketan and he says that 10th is over. Also asked him to clarify the forest land issue, whether it is also in any way is affected. He assured me of not being a forest demarcated land. Also spoke to the LIC guy, he also has confirmed. Anybody is aware of the issue, pls highlight.

heard that parking can't be sold by builders (as per new rule),  it needs to be decided by the building society. So don't know exactly when the parking will be sold.
 
Another info is that they are now working on 18th floor slab for may flower

Not sure about the tulip but the mayflower building the 16th slab is placed and brick work over till 10 floors. 

Expecting to finish the slab works by end of april.

I booked my flat in mayflower.  Received the 9th slab status and a request  to pay my installment. Everest gives 20 days for paying the amount,  the letter what I received was on 19 sep but received it on 5 october. Do you guys think that builder want to extract fines ? There was an argument with the finance guy there, who promised that nothings like this will be repeated.

    Did anyone else got such trouble ? Did the builder ask for fine, for none of your mistake ?

 I have bought in phase 3 at Everest World. Wanted to know what is the status. The last I had seen it they were going to complete the plinth work in May end. Would like to know if that is completed.

Guys it seems the everest area is likely to be more popular in view of Hiranandanis buying the 83 acres of bayers factory opposite everest recently. i am not aware of current rates though it was 3100 psft on Jan 15 in phase 2

I've recently been to the site.  The work on Phase I has started, work on phase II will start probably in feb...after excavation for Phase III is done.  They've employed only 2 small JCBs for the excavation work in Phase III, though they're promising plinth by March.  Don't think they'll b able to do it by then.  If u guys know of any other details, kindly post it.
