i am looking out to buy the property overhere.....any idea for property rates going on ...also i would preferto buy in resale ...if prices are attractive and less than as offered by builder....

Hi Guys,
I have a flat in this property. I went through some of the posts out here. Let me share what I know.
- The rates here are lower than rest of Parel/ Worli due to the fact that its surrounded by slums and warehouses. Its closer to Sewri than Parel.
- Having said this, the flats here are a bargain due to long term. The slums are getting redeveloped with SRA and slum people are coming together and redeveloping the area with the help of builders. They get flats and money and good development for sale too happens. Some of it is already to be seen when you visit here.
- The flats are very well constructed with good level of amenities. Being an erstwhile mill land, the areas is huge - 9 acres and builder is developing a huge podium garden with all the amenities you can think of.
I bought the flat due to its affordability combined with proximity to entire town - Worli, Fort, Nariman Pt, Dadar, Airport, Sion - all these are within 5-10 km radius of this property.
So if you are nosey about the locality, etc. and have the money to spend, look somewhere else. However if you want affordable flat and are more concerned with the proximity to your workplace with all town facilities nearby, welcome.
Now, I am looking at renting out my flat (I work as well as stay at Thane so not moving in right now) which I have done up nicely and is ready to move in. Its not yet occupied by anyone. If anyone is interested, you can respond here with some contact details. or my yahoo userid is belwaljc.

I am int in buying here too, but somehow very sceptic, since the price that i inquired is way below what is there in other projects on lower parel.
So can anyone explian why that is so. Also, when i went to their office the people were not willing to give a definate rate for the flts.
inquired with brokers and they informed that they do not have much idea about the project.
Can anyone hlep with the current projetc status and if possible what is the rate?
