Yes I got the same letter I think the bank is trying to put us on a variable rate even though I have just e-mailed them to say it was just fine the way it was i.e. a tracker loan, -- not sure if we have choice in the matter

Got a letter from Home Business on Friday saying it only opened on 1st May.

 

Also got a letter from my Bank with new Interets rates etc. Anyone else get it and work out what it is trying to do. Mortgage is with Credit Foncier.

Home Business are sending out next week a letter with their contact details.

Their internet access for booking and rental payment will soon be up and running (apparently within the next month).

For the personal use, you should soon receive a login and password to be able to book online your use.  The weeks in alternative residences should also be available via the website.

For the use of the appartment, the lease stipulates that either you, your parents or children can use the appartment or an equivalent one and that proof of identity may be asked for.

Your second question was an issue I addressed at contract stages. My understanding is that you can allocate to family. What you cannot do is rent it out for your week.

 

Like you I am interested in using one of their other option.

I seriously doubt you get keys to an apartment thats rented out to 3rd parties. The keys will remain with Home Business, I expect.

Now some other questions that I'd like to get an answer for over the next while.
  • Has anyone requested a week at a Homebusiness location other than Val d'Europe? i.e Genva, Toulouse, Cannes? This is supposed to be part of the set up but isnt written down firmly anywhere.
  • On check-in , does it HAVE to be you? Could it be my brother or sister that actually checks in and has the week?
  • Do you have to pay for broadband access as an owner? I would like to maybe do a couple of weeks work while based in France, but the booking site seems to suggest they lob on over €100 for a weeks internet access
Maybe over the next few months if you get some information on these questions you might post back here.

Yes- we eventually got a reply today - same details as Breda regarding exceptions.

I posted a message to g.duthille@homebusiness.fr yesterday evening and received an answer this morning.

Basically, I was told I could book the apartment for all periods during the year with the exception of July and August, and from the 22nd of December until 31st of December.

They would then send me a confirmation of the booking depending on availability.

Anybody have success with booking a weeks personal use? We have tried unsuccessfully to contact Home Businessedamcaul
My understanding is that we get 2 weeks per year. One in Spring & 1 in Autumn excluding french holidaysshanley

Has anyone received a booking form from Homebusiness to enable us to state when we want to use the apartment?

Also, how many week usage do we get, is it 2 or 4 weeks?

And finally,  does anyone have a direct contact for Homebusiness in Val d'Europe?

My bank has sent me the final payment to give to the developer on exchange of the keys.This is their policyHas anybody made arrangements to view the appartments or meet the developer? drum
Just got the letter this morning from Vinci saying to complete the final stage payment, and they will deliver keys to HomeBusiness from 1st April.

And that the opening is planned for 10th April.

3 months in arrears i believe. Plus they get the first 3 months free as a promotional primer. So the earliest we would get rent might be the beginning of October

i.e.
1 April + 3 months free + 3 months in arrears = 1 Oct

Just added progress photos which where taken in Dec 2007, I have more but they are in PDF format - email me with your email address if you want them?  Regarding the VAT back, I hear that this will be processed as soon as handover of apt is complete and it can take 3 to 6 month but can happen a lot quicker depending on how busy the tax office is. - Cheers Liamcliamc

I visited the apartment site on monday 11 Feburary 2008, but did not get access to go inside the building. In my openion there is  alot of work to be done on the site ie landscaping etc in order to give it a finished look. Anybody visited recently??

Hello All

I have some new progress photos that were taken at the end of Dec but they are in a .pdf adobe format, if anyone wants them let me know, and I will email them to you on request.  Also I notice that the development is being advertised on the www.homebusiness.fr web site stating that the opening is on the 28/3/08 (have a look). Not sure about when we get the vat back but will check this out with my agent.

Does anyone know when the vat comes back on these properities ie how soon after closing? I see mention of stamp duty onone of the  brochures my understanding was that there was none, does anyone know if this is correct. I am planning a trip to see the appt in Feb. Has anyone been? did you get in to see the appt? and if yes how did you arrange this?

Hi, I also received a bill for the furniture and have also taken a French mortgage and in order for the mortgage company to pay any invoice, you will need to send them each invoice you receive, on each invoice, you will need to write ‘Bon à payer’ and sign this. As far as I understand this is now you authorise the release of funds for the staged payments. I was due to go over in Dec but had to cancel that trip.  I think the development is due to complete by the end of March. Anyone else got any more info??

Yes, I received an invoice yesterday. Must check with the agent I'm dealing with. I took out a French mortgage and I thought the money should be debited from that.

Any idea of a completion date?

Has anybody been to see the development?

Hi, Got some more photo of the building progress if anyone is interested, these were taken in October. Also from talking to my agent, construction is to be completed by the31/12/07, at which point they will start work on the inside palsetering walls, painting etc etc, this stage of the build is due to finish by the end of March at which point keys will be handed over.  I'm going over in december for a look at the progress. Has anyone else been there yet?- Cheers Liamliamc

Hi, I have just posted some photos taken around the 17/08/07. Also has anyone else received a request from Vinci (the developers) for payment as the waterproofing stage is now complete? If so, I was told that we will need to send the invoice to our mortgage company with our signature(s) and the words 'Bon a payer' also written on the invoice, the mortgage company will then release the funds to Vinci. My agent tells me this means that the roof and windows are in and the apartments are waterproof. Cheers Liamliamc

I just received the paperwork from my Agent late last week. I don't have any more photographs, those I had were taken by my Agent the last time he was in Paris. If I get anymore I'll post them on the siteBreda

I got a huge wad of paperwork from the Notaire at the beginning of February. My Agent told me not to sign it off until I had been sent a financial break down, due within the week. I'm still waiting for it. Breda

Finally signed and paid personal contribution!  Notaire is absolutley useless!

What accountant are people using?  Just got VAT back on another leaseback but concerned that accountant for this property has not even been in touch?

Informed by my Agent that values of increased by circa 20% based on the cost for French Investors.  Not sure whether this is net of VAT or not. Also told that Hotel had run €1m over budget and as a result the developer had to go back for further planning. Expected delivery is now Feb/March 2008.

My Estate Agent has informed me that the final contract notification is finally proceeding. The notaire has committed to issuing all sale deed contracts by the end of January. Owing to the delays of recent months completion is expected to be set back by 3-4 months. The developer VINCI are confident however that they will close in somewhat on the projected completion date over the coming months.

The Agent also supplied me with some development photographs, which I have attached to this site. Hopefully, you'll be able to view them (I'm not very technical, so chances are I might not have uploaded them propertly!)

Notaire contacted my agent, it'll be the 15th of Jan before Notifications have been translated and posted out to non-French purchasers! I have been told that the completeion date is still targetted for Dec 07.Edwardo

I signed in February for a one bed in this development.

I was informed this morning that the Notaire "still had to translate the notifications and that only the co-ownership agreement had been translated".  

I believe development is not due to commence until Dec 06, but I have been told by my agent that it is on schedule, can anyone confirm?

My agent has also told me that property in this area has increased in value already, is this true?

I paid a deposit in February and have paid nothing further since then. Has the development even started? Is the completion time still on target? My agents tells me everything is fine just that the Notaire is slow in preparing the documentation.Breda
