Photos appear under 22 June 2006 for some reason!! Sorry Phil - didn't see your message before we returned. The road to M'diq looks good - dual carriageway now with street lighting and pavements going in. The beach still looks fab. Lots of other developments taking place along the M'diq-Sebta road.

Hi All
Just returned from our trip to Morocco where we spent the final 3 days of our hols in Jawhara Smir.
We are really impressed with the work that has taken place in the area since our last vist (Oct 06). The road between M'diq and Sebta is now dual carriageway with street lighting and pavements are currently going in. The motorway behind Jawahara etc is due to open sometime next year although one part is already open on the outskirts of Tetouan, the next bit is due to open Sept wiht the fianl part to Sebta due to open next year.
Work at Colina is progressing although still a couple of months off completion (we believe). The pool is tiled and the men were planting the lawn surrounding it when we were there. The path to the beach is starting to take shape down the side of the pool, we couldn't view the underpass as work is happening directly in front - a water treatment plant/recycling plant of some kind. The access road is in and work has started on the hotel. Compass told us that phase 2 and most of phase 3 are sold - a similar property to ours is selling for 50% more than we paid for ours!!! There are no plans for any more phases at Colina.
The waterpark was open and an amusement area with bumper cars and carousel were also open.
Marina Smir was quite busy and plenty of moroccans were also on holiday there. Kabila marina hadn't changed since our last visit.
Tangier airport is being extended and looks almost ready to open.

I was their last week and they were improving the roads from sofitel to Mdiq looks great lots of resturants open and Marina Smir and few decent ones at Mdiq also furnished my unit for about £3500 if anyone want some help let me know

As experience from mirador gofl, I can highly recommend their services to go to right shops negotiate for you (in moroccan) and hamid fitted us a new water heater at a reasonable rate because the one moroccan living fit is crap !!

In most cases it can all be done in one day. two days max.
You will be taken to the local shops to choose your own furnishings and white goods.
And in most cases you will get same day delivery.

While I understand your desire to continue using the company that has given you good service, I must inform you that it will not be acceptable in this transaction. The payment method you agreed to is through Snyder, but we have set up the Moneycorp option as the only exception, because of the advantages of using a predictable exchange rate. If it turns out that Moneycorp is less competitive, however, please do let me know that".
Hope this helps. I know that i'll be checking how competitive these company's are but unfortunately unlike dacljalu, who appeared to have received sound initial advice, I didnt....ouch!!!!!

Guys and Gals,
I can highly recommend Moneycorp as I used them to pay the Notaire directly for paying for Mirador Golf and they were extremely flexible in respect of our late completion. I had no problems at all.
However I secured a good exchange rate early with Moneycorp so you can either secure a rate with moneycorp early or risk the exchange rate nearer the completion time of your purchase as we all know how the pound is at the moment.

Yep, CS coming on and looking well, cant wait. I have received the following from Completions Dept at Compass that MAY tempt you to go out and buy the sun cream:
"The builder has committed to finish the Phase 1 Colina Smir apartments by July
31. You will be receiving a letter soon outlining the completion process. I have asked our financial manager Erik to prepare a statement to give you your balance due so you can start preparing your payment already. We have arranged a deal with Moneycorp with a discount for Compass customers and will send you detailed instructions; this is the only acceptable alternative to paying through Snyder and Associates according to your contract, and we highly recommend it as it will work out cheaper and more convenient for you than paying in pounds and guessing at the exchange rate".

| Hi everyone just got back from colina smir was there for a week and i must say i think we have really cracked it here with colina , i was really impressed with the build and the quality of the finishing ,doors, windows, flooring ,shower rooms my apartment is nearly finished and i was happy with progress the pool is in and tiled looks great i think it will be tested in a couple of weeks lots of work being carried out around the area (roads, promenades ect ) any questions just put them on the forum | jack1234 |

If anyone needs to hire a mini van we can highly recommended Jassime. We arrived at the Ceuta ferry terminal from where he picked us up. He did all the frontier formalities for us and drove us to our destination and did the same on the return trip. We even jumped a long queue at the frontier.
Jassime has an 8 and 12 seater mini van in good nick and can pick you up from either Tangier or Ceuta. He is a very freindly and formal person and is a cautious driver. He also speaks some English and Spanish.

the truth is to take photos and to ask about the completion not make me a lot of work, only to go down the car a bit before coming to my apartment and do a return in the phase 1:), as for the facilities I would be been charmed with of doing this work , clearly, in the measure that I can, I suppose that of many houses I will not be able to be busy with furnishing, because this would suppose looking for the furniture that are to the taste of each one, look for the best price and the best quality, to send the photos and if he is agree and sure to initiate the purchase, to deal with the transport ... and in case of the facilities, look for a good installer , be with him in order that the things go out well, since we want. This is nice, I like to furnish and to decorate, In this year I have decorated two spaces, my house where I am living now, because before i was living in Spain, we came, I and my family to live here last summer, and the medical consultation of my husband, I can order you photos if you want. Here I am not working, am studying psychology and am a mom of two children, the smallest it he has one month and a half, already you know the care that the babies need, but this work I can do it with my baby who accompanies me at all the places in his cart:), The house where I live now is in the beach, and we have bought in floor(flat) in Tetouan where we are going to live in winter, leaving this one to spend the summer, for what also I am furnishing the floor(flat); entrusting furniture, installing cupboards of wood ..., with this I have known many installers, carpenters, electrec...etc. For this I can continue in the same line with your apartments.

Graham and I have bought an apartment on this Phase and it seems ages since anyone has posted any recent photos. It was great to see the progress made and it seems completion might not be too delayed. Once again, thank you for taking the time to post these photos. Also, like Phil, we are all going to need to have air con, water heater etc fitted. Is this something you would be able to help with? You could end up finding yourself with plenty of work!

I put the photos that I have taken today, they are all of the phase 1. At the entry of Colina Smir, also they are employed to put sidewalk and garden, a continuation of the route that exists opposite the royal palace and that it bequeaths up to the M'diq. I asked a worker when the phase will be ready 1, he said that for August, then I returned to ask other one that was installing the cables of the telephone and said that they will be ready at the beginning of July ¿?, but they are very anticipated, within they are almost finished, the bathrooms are put, the (mámparas) of the showers, the windows, doors and everything, What still they have not done is what you see in the photos; the facilities of outdoor (i'm sorry for my bad english)

I´ll visit the development tomorrow, I will extract photos of the phase 1 and will ask when it will be ready. I will try to place the photos tomorrow in the night. As for your question, I do not know any company that deals with this, may be there are interior decorators but I do not believe that they deal with gas instalations, air conditioning ..., It is possible that there is this type of companies in Rabat or Casablanca, I don't know it. But if they exist surely they make it very expensive, Because in addition there is the question of the transport. If you want, I can offer to do this work, can order you photos of corners that I have furnished, and you tell me what you are interested in putting according to your taste and budget, I can send you photos of objects and commenting on the development according to the march. what do yu thank about that?

I'm with Chrissy on this one. Photos and expected completion of Phase 1 would be fantastic, thank you. Apart from Moroccan Living would you know of a local company who would be willing to furnish the apartment, including water heater, air con and gas connections? Although I would prefer to purchase the items myself I simply cannot afford the time away, therefore any suggestions would be greatly appreciated.

Is anbody else, like us, funding the balance of their payment by a Morrocon mortgage: if so we would welcome any advice/feedback. For example exactly what documentation is required and how long does the process take? Also, does anyone know what and where any banks are that offer these mortgages?

Personally i am going to be kitting my apartment out with furniture etc.... myself from the various markets that exist around the area as this is a much cheaper option ( lots of haggeling) and that way i get to invidually pick the sort of quality items and exact styles that i want! You can also get them to deliver in with the deal. Anyway i wish you luck with whatever you decide! Regarding air conditioning and hot water boiler i have the number of a local electrician that i hope will be able to carry this work out as he has worked on other peoples appartments on previous developments. Well cant wait for our development to be finished now as it is a long wait! Last photos published looked encouraging and you could really see everything taking shape.
