I have purchased a two-bed apartment in Block A across the road from the hotel through MRI (last July). Everything very quiet at the moment - although it's nice to see the progress photos on MRI's Aftersales site and I guess it's too early for things to be going wrong (?)
RonnyB - I would be interested in your furniture package source because I don't really want to use MRI - they seem so expensive. | MarilynS |

everyone, , I am an investor in Marina Beach - sadly they took our message boad off line after too many derogatry comments about MRI.
I have just got my Title deeds signed - this process has taken over 6 months from the point when the habitation licence was issued. this process has probably been lengthened by 2 months due to the fact that I was getting a local mortgage and the banks are slow over there.
so be prepared for a 6 month delay - no fault of MRI or the lawyers - its the Moroccan system.
Now Furniture packs: I purchased a furniture pack from MRI in June 2007 (yes 12 months ago) and I have not yet been given an installation date. they have had a number of problems with the suplier and trying to sort them out. I am renting this summer (not via you know who as the system does not work in the Moroccan market by the way) and so I have paid for furniture from another local company (3 weeks and they have started - its a miracle) I have cancelled my order with MRI and asked for a refund - they have obviously refused saying they will deliver this eventually. Obviously I am not the only one and we are all potentially loosing seroius rental income. I will get my money back eventually but I strongly recommend avoiding the *MRI route or check the terms and conditions which can only be found on the website www.lifetimeaftersales/furniture/index

I am Glad to say I have just found this Bella Vista discussion board. I bought last August when I was out on a inspection visit with MRI. Was a bit nervous at first as I had heard that I would get a hard sell with these guys but it wasn´t that bad. I guess most sales people are keen to close deals whatever they are selling. Anyway I was a bit worried like you Rit about the rental income but I did my homework (as we all should) and I spoke with other agents in the area as well as talking to some of the locals in the Marina and local Restaurants and it seems MRI´s claims of high rental income during the summer season (albeit a short one) are indeed true. I must say, when I visited it was ram packed with Moroccans on holiday.
I have just returned from a couple of days in Morocco (well I was over in Spain mostly) checking on the project. They seem to be pretty busy on site now and the hillside is looking very different from when I was over last summer. Diggers busy and foundations going in for a block near the road.
Well good luck all who have bought here, I personally cant wait till 2010 to see my apartments.
PS - RIT - Are you an agent?? It seems odd to me as an investor that you were looking at Morocco then decided to change to.................. Finland of all places???? Not exactly a similar market to Morocco. Sounds like your trying to promote your own projects. As for Guaranteed rentals, with the exception of the original "French Leaseback System", the only time you find so called Guaranteed rentals its either built into the price or the developer is SO sure of getting considerably more than he promises you that he will "guarantee" you a few percent less. Property is like any investment in that it carries an element of risk. IMHO Morocco seems to offer a much greater chance of getting a decent rental yield than say Finland!

I am buying at Bella vista and thinking it looks great. I have checked out lots of alternatives and feel that this development looks very smart as well as being in a beautiful location. Also checked out other companies and am happy so far with MRI - bank guarantee etc. Having just sent out the 40% I am just a bit worried about being accepted for the local mortgage, as deposit not refundable. would love to hear from anyone else, and I am planning to re-visit this March. Hi Shale, after alot of thought, I decided not to go ahead witht he Bella Vista property in Tetoun Morrocco. I wasnt sure if I would get the rental income, I think I prefer a guaranteed rental income, atleast I know money is going into the bank and I dont have to worry about it.
I'm considering other options, in Finland.

Hi Rit. I went to Morocco in June and was impressed with what is being planned. I went ahead and purchased a 2 bed apt, which is due to be completed in Jan 2010. I found the properties to be cheaper in Tangiers but was not too keen on the area.
