Well, i've just received letter outlining the closing procedures, so should get letter for snag very soon. Everything seems to be done on block B apart from the patios for ground floor. All the pathways have been paved so should receive snag letter in a week. (Fingers Crossed).

The letter states that we only have 7 days to do the snag, and if they dont receive a snag list within three days of snag letter being issued/received, they will assume that there is no snag list to be done. Also the times for the snag list to be done are Monday - Thursday 08:00 to 15:30 and Friday 08:00 to 14:30. Very restrictive in the time frame, but get it done early morning is prob the best thing.

I was only joking earlier with the 2009 comment…block A is built and they are currently working on the inside & painting the outside, its only the start of May. I would be very surprised if it drags on until Sept/Oct……as it’s the last block the builders will be hoping to get it done as quickly as possible & get out of there

Yea, thanks for that.  I was told snag in June for Block A, wishfull thinking. I'm sure the builders are just as eager as we are. It would prob be later on in the year for mine, once its before christmas..... Its just such a long wait. Let me know how you get on with your snag. Good Luck.Celinec
Roger8/Celinec, I've purchased in Block B, which i'm told should be due for completion and snagging in May. If this holds true, give it 4/5 weeks to do everyones snag, then they can get everyone concentrated on Block A. If thats the case, i would be surprised if it is not ready for snag by sept/oct.brianbru

Hi all, Have been onto solicitor today. Block B, unfortunately, is another 6 weeks or so away from completion. I know i know, ridiculous, but it's a waiting game. According to solicitor, Blocks C & D where roughly 4 - 6 months behind schedule, so if it holds through, block B will be ready by AUGUST. WOOHOOO.

Seriously though, in relation to management fees, i have asked the same question and the answer i got was, you either pay or something legal happens. IT MUST BE PAID ON THE CLOSING DATE, otherwise the builders wont close.

If any1 knows of some legal way of avoiding this, or of legal proceedings to fight this, i would be very interested in knowing as it is incomprehensible to pay maintenance fees for something that simply cannot be maintained, unless you count the clods of dirt and the scaffolding on Block A, OH AND DONT FOREGET THE TEMPORARY FENCES AND THE CRANE IN THE MIDDLE OF THE LOW MAINTENANCE CONCRETE COURTYARD.

The above website takes opinions from people who have to deal with management companies and all correspondence will be used in a survey of the industry, which will have implications relating to a law to be passed in the coming months apparantely (info from solicitor) in relation to the whole industry of management companies.

Oh, and if you want to talk to anyone on the site, try 086 812 1422. The chaps name is Brian (Not Me) and i think he is the Foreman. Solicitor was talking to him on my behalf and apparantely they are trying to get everything done as quickly as possible :). But he was kind enough to offer to prioritise my apartment so it would be done rather quickly. Very nice of him.

Hi all,

 

I was wondering if anyone else who has purchased in Block B knows when the snagging will be started.

Also in realtion to the maintenance fees, will everyone be paying the full amount for 2007 as these fees include the maintenance of the surounding areas and the complex will be like a building site until all apartment blocks are completed fully.

If anyone has photos of the completed apartments i would appreciate it so i can start looking a furniture for mine.

Firstly note that Block B & C are being constructed together & apparently will be completed together. Certain works are scheduled to take place from Mid-September to Mid-October which coincides with any project/building completion i.e. one of the final tasks. This is fact. The auctioneer may have information that i do not have, however to state that completion is some 6 months away is, in my opinion, extreme. The structure is complete & glazing is underway, so all units will be weathered by September enabling 2nd fix tasks start. This would include lifts, kitchens, doors & fittings etc. Nonetheless, 2nd fix labour may only work on on block at a time at this stage hence completing block C before block B. This would leave block B idle for a number of weeks/months pushing completion out to early ‘07. But, if both blocks have allocated labour then 3 months is enough time to complete. flyer4

Hopefully he is mistaken……I have purchased in Block A so if this is true I don’t know where this leaves us considering they haven’t even begun our block yet.I purchased in early 05 & if this is true than it could be early 08 before I move in.If I had known this at the time I would have purchased elsewhereroger8
Anyone had any contact from the solicitors about a. the completion dates or b. the 1000euro white goods voucher! Thanks ( was over today and a security guard said maybe 10 months for block B to be completed , don't know if this info is to be relied on though)davidoriordan

NTL would be unavailable for two reasons: 1. They do not service that area or 2. Hanly Group of which Laragan are part of have done a deal to ensure another TV provider for the buisness. flyer4

The Luas will pass behind the newly build LIDL close to the junction at the new Citywest SC. The intention is that the line will eventually run into Citywest Hotel.flyer4

Maybe so, but the PC Date (PC = Practical Completion) will most likely be 3 weeks from now, July 24th, 1st week of builders hols. 2 weeks sang (following hols) falls into 2nd-3rd week in august to move in. Assuming the snag is complete & free of major problems. flyer4
Took a drive up to the site today (Sat 1st July). The builders are taking down the scaffolding.deco76
In reality of completion dates i.e. when you can sang/sign for the apts, based on remaining works = Block D, Late July 2006 ... Block B/C in Oct/Nov & Block A Well into 2007. These dates are estimeted on the remainder of work to complete on the project from info. gathered in recent months. I'm being practical & pretty sure that these dates will be realised.flyer4
Hi, I bought in block D and have had no contact re kitchen appliances or technology extras. I also heard that NTL will not be available which is dissapointing.deco76
Hi, I bought in Block A, the mound of earth in the corner of the site.. just wondering has the estate agent been updating you with developments, I find that their info is not that great or very recent. Also have you been sent out a brochure for the kitchen appliances or purchasing any extras from the technology packages? Thanks a mil'belfry
Its now 8th of may & second fixing has just started i.e. joinery & kitchens. The end of June is 7 weeks away therefore i think its optimistic to think that Blk D will be complete by then. There are also other services yet to start & with the volume of apartments, 7 weeks is not that long. We are also neraing holidays, so August is more realistic date.flyer4
The carpenters are in anyway and it's looking good for an end of June/start of July completion.snoogans
I got a call Monday 25th April saying the joiners are about to start. They told me also that completion is expected the end of June.deco76
Block D was originally meant to be the end of April but now they are saying the end of June!! sherlols
