Right what YB Jebon said...RM20k is for very basic..tapi for me inside renovation like cover void area, extension of kitchen must do first b4 u move in...otherwise it will be very messy. Apa-apa pun, I suggest u prioritised ikut keperluan....and ....ikut poketla...hee..hee | amid77 |

called afidah of UDALand this morning and she said dat they're preparing letter to inform that serah kunci will be on either 28 or 29/4/08..most probably 29/4 kot
btw, i'm new to this group and this is the first house that i've ever bought...so memana yg dh experience masuk rumah baru ni can please advise tak brape agak2 budget nk masuk rumah ni etc;-
(i) Grill = RM??
(ii) Kitchen Kabinet = RM??
(iii) Plaster ceiling = RM??
(iv) Wardrobe = RM??
(v) Lampu + kipas = RM??

first thing i agree that UDAland shouldnt charge the maint fee, i said this based on what happen to the current place im staying, the developer doesnt chg us a single cent for collecting rubbish, cutting grass, etc until they hand over to MPKJ...if other developer are not charging it, why should UDAland?
another thing, jom kita ramai2 join yahoogroup, i hv lots info to share since i've just talked to the proj ppl in charge of primaya....much2 easier to chat n discuss

i think it's unfair for UDA to impose the maintenance fee to us as we still not staying there...and UDA didn't mention the duration fee..UDA suppose to state the duration period of the m'tnance t fee.. how can they come out with that figure? is it for a half year or what..and sure no guard's fee ha??? it's free for 2 years right?

Pheww.....I thot we were the only one getting that letter after making such a big fuss asking them to clear up our house. Itupun the toilet bowl ada stain yang unacceptable. Banyak jugak benda nak mintak ni during the defect period.

amid, I oso received de same letter n very funny la dis UDA people, keep pushing when to receive de keys, tau2 ada kos senggaraan pulak .  All de meters batang hidung pun tak nampak lg, nak kena charge plaks.
Actually, de charge is for de contractor dat UDA hired to pick up our rubbish, cut de grass n trees n cleaning de drain in our area until MPKJ take over ( usuallly after 6 - 9 months after we got de keys)  After dat of cos MPKJ will charge cukai pintu for all the works stated just now . LCD? One of de hottest item in My Buy List.  Look cool in ur guest hall but pikir punya pikir...... c de budget first la.Ha ha. Tengok CRTV pun ok gak especially 4 people who like to watch AStro most of de time. Imran, I know a few places dat u can get chepaer electrical items including LCD. Everybody named ur items n model (package) I can ask de price for u n if ngam, u can take it but not now le. Later le when we move in already. 
About de tong sampah, dun worry guys cos my parent's house oso using de same thing n it looks gud ( not too messy n cramp) provided u put it at de right place.

amid, I our 'gedabak dustbin' actuallu a gud idea cos we can put all our rubbish in2 one big dustbin compare limited space in our thrash cabin . Furthermore I think it's easier 4 de company who r appointed 2 collect our rubbish 2 collect everything rather than carry one by one (jus imagine if de rubbish 'berair' n it will drip in front of ur house (jus imagine de smell after dat) . maybe we should just sell off those dustbins and get the money to buy a proper fittable dustbins for ourselves :) anyway i think no point complaining to UDA coz maybe that's the standard majlis perbandaran punya dustbin so that easier for them to load it in their lorries..

| I went to see our Primaya oso 2day and saw the same thing. But isn't it funny dat d dustbin is "gedabak" than our thrash cabin. Where do dey suppose us to park the "thing"?? why do we need dustbin with wheels when there's already a space for thrash, which is good because it's covered... a bit messy to have dustbins along the pavements... but i hope those dustbins won't be stolen lah since lambat sgt to receive the keys..
anyway syabas lah with SYABAS... la ni water is free, there's ''no'' reason for them to improve their service... they are not gaining anything from installing our water metres quickly :)

azimah, I oso heard dat MPKJ already inspected our Primaya n gave 'kelulusan but with syarat'. I heard dat MPKJ wants UDA 2 settle about de meters n covering all de drains around de playground is really a gud move.
I really really hope dat we can our keys by April but I really doubt it.

Assalamualaikum all
Actually UDA had obtained condtional approval (middle of March) from majlis but subject to the following i.e to provide dustbin to all units/ to cover longkang around the playground/ to get second opinion from IKIM (?) on the safety of the hill ( response -in 2 weeks time) . UDA told us also that they will cover the longkang with konkrit somewhere next week.
EVEN if they can settle those requirements, how about Syabas and TNB. Previously Syabas had misplaced (lost) our documents/applications and UDA had to resubmit new applications. As for TNB, i was informed that our primaya is under 2 jurisdictions i.e at TNB Kajang and TNB Cheras. Existingly they have only 40 units of meter in their stock .
Called UDA last monday and the answer is still end of April. Knowing all these info. i would say that i am very grateful if they can really hand over the house in april (which i forsee not possible). However...Hope for the best. | azimahmy |

Every house now has own dustbin ( plastic, with wheels n mobile). Meaning , we dun have 2 use de one beside de gate (can convert 2 mini store) . Anybody called UDA office these 2-3 days asking about de progress? | jebonmacho |

No need to call le Ita cos they all will give u de same reason (mcm pakat pulak) dat it is due to TNB bla bla bla n We will get our keys in April bla bla bla. Dat they we ask them, they said middle of April n i can gurantee u if u, if u call by dis time, de phrase 'middle of April' will no more n replaced by April (ujung bulan pulak kot) n silap2 middle of May plak.
I think IF their management or contractor r professional n experience, they should stand by all those meters (TNB or SYABAS) or make sure everything is taken care of long before de road r ready or earlier. since it's already April, why don we all call UDA and give them pressure so that UDA can also pressure whoever delaying the works...last week i wen there, looks like TNB yang contribute to the delay. I think our beloved Primaya is slowly rotting off. UDA Central is taking a very long time to hand over de keys until de road sign board ( de one at de main entrance facing de bungalows) were already GONE missing! Dis does not yet included our houses r slowly rotting oso ( colour already change). I REALLY REALLY HOPE dat de management will deliver our house dis month as they said!
Guys, maybe for home decoration, all of us can check out de Modern Home Decoration Fair dat I think is around middle of dis month. Location mayb Mid Valley or pWTC. | dian, I think u have to ask several contractors to get de bes price but make sure de quality of de work is gud. I think it wiil cost not more then 6 or 7k for de void. For type B, pf cos de kitchen is smalller but if u wan it to look bigger, u can extend it until de fence ( if MPKJ allowed le) For me de 'tanah sekangkang kera' i think we can tile it off. | jebonmacho |

- how to cover the void and how much it will cost us. Any good contractors?
- how to make the dapur looks bigger. just realised that it is quite small and looks like we will have to do some extension. Any good contractors?
I like the idea of coming up with recommended retail outlet to buy our kipas, lampu, langsir, kitchen cabinet - all the basic items.
Soon, nak tanya pulak what to do with our tanah sekangkang kera kat depan tu...:)
