does anyone else have a bad smell of the drains in their villas that comes through in the downstairs loo?talukdar

hi everyone, we have just been out to the village last week-had a fab time- the pool bar is open for snacks and the supermarket although a bit limited at the moment.Orhan the barman was really helpful and took us into Sirek to the market and a butchers-take a phrase book if you go and barter !!got more furnishing done in Alanya (Dim homestore excellent) and nearly finished.Hikmet was his usual buoyant helpful self and we had a barbeque for him and some of the staff - I think Hikmets wife was glad not to cook for a change !! Met some of the other owners and hope to meet more of you in the future and to all the people concerned about the road a)its not a problem and b)you should have visited the site before buying . The place looks fantastic and can't wait to go back-if anyone wants to know anything I will be happy to help if possible

take care

What is everyones experience with furnishing your property.  There is good feedback about Jane & Jane but has anyone tried purchasing locally and doing it themselves?

laurus101
Hi we are going out on Sunday to the development (April 27th) and have villa 236 if anyone wants to drop in and say hello it would be nice to meet fellow owners and neighbours- so come round for a beer or glass of wineandersonk

Hello just wondering if anyone has thoughts  on  the title deeds not being transfered  to foreign nationals .  Let me know?

pap

Hi Everyone, getting ready to visit our villa in Augustus Villiage we bought olivia 110, is there anyone that is close to us? we are going out on the 5th May we are very pleased with the development so far there has been some little problems which nirvana have sorted out very promptly, our involvement with Higmet has only ever been good we find him very efficient and helpful, I agree with everone about the lack of pictures i think there is nothing nicer than going on the net and viewing pics of your villa and there hasnt been any new ones for ages, if anyone has visited the site recently please could they give us a update. Will let you know how the trip goes in May

Many Thanks

treacle

Hi everyone. It does seem a bit strange as to why they have not updated the pictures for a while. I should be going out there again on the 28 april to see some local agents about selling my places in Augustus Village, so if any of you want some pics please contact me and i shall try to get some of your property for you.

We have bought in the Country Club, but have not had any photos or updates from Nirvana for some time.   Does anyone have any news?  Is there any activities as to building work being carried out?

Just got back from a supberb week over easter at augustus village. Pool bar up and running, for drinks only. Promised a chef will be in place by end of march to do snack meals, burgers chips and the like.  Hikmet was as usual very helpful, as was all the staff. We had no problems in our property apart from the tv not working and after a couple of days this was resolved as being a loose connection in the wall socket. All snagging issues from our last visit had been completed. Jane and Jane did a great job of furnishing for us and we just literally moved in. Pools should be filled in the next two weeks with the main pool a little longer as they have removed all the tiles from the base for some reason. Would reccomend a visit to serek. We went on market day and had a meal in a small restaurant. Great food of the usual chicken salad rice and flat bread with a couple of soft drinks for a total of 14YTL. That I call a bargain. One word of warning though. Antalya airport was a nightmare. Only food outlet open was burger king with q's out the door. Dominoes shut. One coffee bar open very limited food choice (all sold out basically) and this is out of season. This however did not spoil a great week away and I hope everyone else going out soon has as good a time as we did.pjlackford

Wow, how brave are some people to buy off plan without even visiting the area.  You hear such nightmare stories.  We bought an Olivia on augustus village after visiting the site and loved everything about it.  We are still thrilled and apart from a few niggles and the delays everything has gone well.  At least we have a property, more than some in Europe can say. We were there last week (february) and never saw a cloud.

We have found the road noise not to be a problem.  We have stayed in Side and the dusty side roads were dreadfully noisy.  When everything is finished Augustus will be a lovely place to stay, I wish I was there now.

Nirvana have always been very approachable and have answered every query and email. The Nirvana team including the architect have invested in the site themselves so they must think they are onto a winner.

For the concept to work it needed more properties and like someone said as long as it is all in keeping and not too dense we don't have a problem.  Have you seen some of the properties in Belek, they are horrible.

Looking forward to meeting all the owners at some point over the years before we sell up and make a furtune.

Hallo,

We've bought Olivia 241&242 off plan.  Our latest visit was 1 week mid January 08.  I would agree that the snagging is the most problematic, but my feeling is that the standard of workmanship is the problem and that some things will never be right until we sort them out ourselves.  There are though major snagging issues that must be resolved and some of the problems we had pointed out during our previous trip in October have been corrected.  We also found that the water heater is not big enough to accommodate a full house (4-5 people) Hikmet agreed with us and told us they were looking at resolving this. Some of the various leaks under kitchen sink ect. were repaired while we were there.  It will be a matter of going over regularly and deal with smaller problems as they arise.  When we were there, our heating system did not work in both villas. To be fair Nirvana was very quick at getting people to sort it out.

I have to admit that whenever we contacted Hikmet (or other managers on site) re a problem someone would be sent pretty quickly (even quite late at night).

We have just completed but don't hold the deeds as yet and not had a maintenance bill as some of you.  Watch this space!

My experience so far has been that the team on site has been extremely helpful and accommodating.  I found this to be the case with most local people/shops as well (we bought furniture/electricl equipment etc in local shops in Manavgat) - good old customer care even where we had to gesticulate to communicate.

I also have a feeling (entirely mine) that phase 1 and 2 may have lost Nirvana money given the 'unforseen' problems they encountered (i.e. hillside building, drainage etc.).

However, I am relieved that the building has taken place and we have our  house (when so many people have bought off plans that never materialise).  I mainly love the design and the spot and think this is really a winnnig feature of this development.  Indeed they are builing more than they had mentioned in the first place, but as long as they stay in keeping and don't exceed a certain density, I think they will attract more buyers.

We also realise that we won't be able to rent 'seriously' (and therefore use the Holidaylettings site to which we have already paid a fee) for another year at least (that is when the facilities of basic shops and eateries are available on site).  So for now the plan is to offer the properties to friends and family at a reduced rate.

For me the security offered by Nirvana being and remaining on site is very important (don't have to worry about keys or leaving the house unattended).

I do think though that, whilst Nirvana must deliver its promise to us, it is important for us to support this company as it is in our interest for them to be successful in completing this project.

Regards, Frances

Phew.I reckon i had a lucky escape in pulling out of this development.

Those charges look excessive to me.Must be some rather troublesome pests to control

Dear Nirvana Clients

I understand and appreciate your comments and concerns regarding site facilities and managment fees.  I think that it is important for me to clarify that the Management Fee does not relate to services on site such as the bars, restaurants, shops and gym, it covers communal lighting, insurance and security and pest control which are in place.  However I am in agreement with you that certain facilities such as the emergency generator must be in place and operational before such charges can be requested.  I have asked the Turkish Team  to provide me copies of the Development Insurance and Pest control Certificates, together with confirmation of the installation of the emergency generator.

Having just returned from Turkey I can confirm that the emergency generator will be delievered and installed next Tuesday, all roads and parking areas have been repaired since the damage caused by the heavy rain in November and December and bases have been laid to withstand the rainy season.   I do believe that only general maintenance will be required in these areas now that the repairs have been made and this will be covered in the Management Charges.  The swimming pools will be filled on a seasonal basis and emptied during the colder winter months, as you are aware an indoor pool is being constructed on the Country Club development which will be heated and open all year round.
I now visit the development on a monthly basis for one week, which enables me to see for myself the progress which is being made in all areas on site.  It also gives me an opportunity to deal with individual clients queries and concerns in person.  Please be assured that I am committed to you as Nirvana Clients and Owners.  I am happy to recieve any comments, criticisms or concerns that you may have and will try to resolve them or improve on the service that we provide as quickly as possible.
Kind regards
Natalie Nixon

I have had a bill for services. Not paid yet and queried it with Nirvana. Also paid for Generator, phones and Satellite. I have e mailed Nirvana and asked them to confirm that these items are now installed and working. If not will they pay me interest on the money I have paid for them at base rate plus 5% calculated on a daily basis. Will be interested to receive their reply.pjlackford

Not had a bill yet but if I do I have no intention of paying.Charges should not kick in until all services are in use.To start charging from Jan is not on as we have not got a complex that is fit to live on yet.In fact I dont think Nirvana should start charging until we are able to rent out our properties which we obviously could not do at the moment. Nirvana are in danger of losing any goodwill that the owners have left which would not be a very good start to what a lot of people have been looking forward to for a LONG time.

I have also received a bill for £528 in relation to management services Jan-July 08 which I have written to Nirvana stating that I do not intend to pay until such time I believe the site services are fully operational. I spent 2 weeks in my villa recently with my family and although have got the title deeds for my property I believe it's unfair to request management fees at this stage given that the site services are far from being fully operational -including  the pools which were not ready. I had also paid for the back up power generator option which to my suprise was not installed which meant we had to 'live' through  several power cuts - extremely frustrarting!

Hi Casey has your villa been transfered into your name yet, if not why on earth do Nirvana think that they are entitled to charge any fees. Not to mention the fact that the complex is not yet fit for purpose and god knows how late, cos i have lost track of how long I have been going through this endless process.

We received a bill today for £528 in respect of  7 months site maintenance from January to July 08

I find this odd as the sites not finished or even close in some areas. Roads are not complete paths have no hand rails or fences beside shear drops, the pools aren’t open let alone cleaned and there was no sign of the restaurants shops and bars being open any time soon. Gardens were being planted during our last visit ending 1st January.

It begs the question why should I pay to maintain what’s not even finished yet?

If any one wants on the mailing list I am setting up please drop me a quick Email to CTS8@aol.com  I want to exchange mail shots with every one with updates following our site visits and I am finding the response time on here a little slow.

Just got back this morning from visiting the site. 16 -18c every day and lots of sunshine. We swam in the sea at Side and Belek Beach and it was cold but no worse than Brighton mid UK summer :D

The Village it well advanced with all the villas finished and just the main building needing serious works. Heavy rain has done a fair amount of damage to the granite roads but the site is for the first time accessible via the main entrance.

Since my last visit in October a fair amount of major landscaping has been carried out, but there’s still a lot of work to be done on fencing around pools and walls and silly idiosyncratic details like steps that lead nowhere and missing paths.

Our villa (Acia) is finished but there is a fair amount of snagging to do. Biggest problem being inadequate hot water supply, leaking plumbing and an error over the size of the car port (two cars won’t fit)

I am gutted that the site is now nearing completion but instead of having hopes of rental this year (2008) I am now sited beside another new development which despite promises to the country I have no doubt will take at least a year to finish. We have seen a healthy increase in the value of the villas but were loosing 10K a year now in rental potential on a property that was supposed to have been finished in October 2006.

We used Jane and Jane for the furnishing and having compared notes with some of the other villa owners on what it cost them in money time and travel I feel it was a good investment. We have everything we could need to rent and they have thought of things I wouldn’t have dreamed of like three rotations of towels for each room.

Hickmet is as ever full of optimism and bends over backwards to help. Especially going above and beyond to save us from a five hour delay in our flights. I am both pleased with the site and massively disappointed that there now building on land we were promised would be olive groves.

I am hopeful that the development will become a top quality site but like others I am very surprised they are building anything between the edge of Augustus Village and the main road. Id like to think thats the end of the plans but I have lost faith and beleive theres a lot more to folow.

Hopefully we are out again in April.

We have just returned from an extremely sucessful long weekend visit to Augustus Village!

The site is looking fabulous and is of a very very high standard although there is some way to go until it is polished and ready - we have every confidence in the Nirvana team that everything that has been promised will become a reality.  Furniture and furnishing wise we visited (and placed orders with ) local trademen and spent a very long and very hot day in Antalya at a sofa/furniture shop (v reasonable) and curtain maker (v accommodating and excellent variety and choice).

Although it was V hot on the site there was a wonderful breeze from the mountains which took the edge off the heat.

We will be back out in October to receive furniture etc and put the finishing touches to our properties...if any of our neighbours will be there do let us know...it will be nice to meet you!

We agree with the IKEA comment below...there is high qualityfurniture availale locally and at reasonale prices...really not worth the compomise!  contact us if you need further contact info.

wilsons

dont bother with ikea or local shops, i have found a fantastic site recommended by another development, their furniture is great for the money, and they come highly recommended, they told me they do a free before and after cleaning service

if anyone has picture recently please let  me know as i would love to see the progress

has anybody any news on the completion of augustus village which i believe is to phased over September. has anybody been out recently? I have an apartment Rosa. Best regards, Sarap sarap

We have just returned from Turkey and our first visit to the site.

We were very impressed with the concept and quality of the build and think once phase one (it is very near completion) is landscaped it will look stunning. The properties are near the road and I can only speak for augustus village (country club is nearer) we did not hear the road and once the landscaping, water features, pools are complete and the place is full of holiday noise we don't think you will even be aware of it.

We thought the road could be an advantage if you want to explore as you can be on that main road to places of interest instantly. On our visit we met other people who have had more visits than us and they are very excited about their ownership.

We were planning to return in April but don't think we can wait that long, so may return in December!!

Update on Ikea...there isn't one in Antalya but I have contacted Izmir branch and they have an order and delivery service which may be useful!

wilsons

Someone mentioned earlier that a  new Ikea has opened in Antalya....can anyone tell us where as I have checked their website and can only see 2 branches in Istanbul and one in Izmir??

On furniture, on our last visit we found a great family business in Alanya who will make most things to order at good prices, if anyone would like their details please ask.

If anyone has any other furniture/soft furnishings suppliers they can recommend in the area we'd be pleased to hear from you.  We found some great shops in Antalya but anything more local would be ideal, we are planning a trip towards the end of this month to order all we can!

We have bought in Augustus village which is far enough away from the road. I do think though that both developments will be really special - despite possible road noise - although traffic did not seem to be very heavy when I was there

. The "ottoman" style and design of the properties is unlike anything I have seen in the area - often new developments in Turkey are quite ugly with air condtioning tanks on the top of the buildings. Nirvana have paid great attention to detail and will have created something unique.

I'm sure that both developments will be really succesful.

It is very easy to fall for some sales patter.

The other poster is correct in that it is a very good development, with good facilities.BUT the road is there,it will not go away and is likely to increase in traffic volume.

If Nirvana felt the road wasnt an issue, then why did they not show any indication of it on their website, literature which i received, nor in conversation with their sales director.

spoonbed
Wow, I will be very interested to see how they can build an acoustic wall at the bottom of a fairly steep incline that can have that much affect on the houses already built there. This is the main Antalya to Alanya road which, in the height of the summer has the coaches going past at all hours from the airport to all resorts on the Turquoise coast. Out of season, I agree, there is reduced traffic. I think most of the agents invested when the project was first released and probably got a good deal. The villas are lovely, don't get me wrong, just not a particularly great site when you see other areas around.lilly1

More road news!!!...... We have contacted Nirvana who told us the road is not particularly busy??. There is going to be a high 'acoustic' wall between the site and the road which is going to be built especially to absorb noise?? There is also a tree planting scheme between the road and the wall.

The leisure facilities are to be placed between the villas and the wall, so the villas will be further away from the road. The person we spoke to is the sales director who has bought her own villa on the site because she is so enthusiastic about it.

She has assured us you will not hear the road from the villas.

Stack
I am so glad more people are coming forward and letting potential buyers know of the dual carriage way which is not mentioned for obvious reasons unless you go out there and see it for yourself. It is the main Antaly-Alanya road so traffic noise will be constant during the day. Luckily it isn't THAT busy at night. Nirvana have been very deceiptful with this info. Other than this the site does look good - I pass it everytime I visit my villa in Evrenseki.lilly1

Hello everyone.

I too reserved at Augustus C Club and was swayed by the notion of an idylic, secluded hillside property.

NEVER was there any mention of a motorway running alongside my appartment. In the end i pulled out of the deal and lost my £1000 deposit.

I feel a bit peeved that i was un-informed by the sales team of the proximity of the road.

Looking back now , I reckon i received a valuable lesson in that ALL agents only tell you what you want to hear.

Hi Everyone, we are buying apartment number A307 in Augustus Country Club.  We visited site in March, this was our first visit and were surprised to find that there was a dual carriageway which runs right past the development.  Our apartment is right on the perimeter of the development right next to the road, which I find rather a worry because I don't know exactly how far back the apartment is going to be.  This road was never mentioned to us by Nirvana, which on reflection is no surprise!  On a more positive note the development is really looking rather attractive.  We will be going to Turkey in July/Aug so we shall visit the site again to see how things are progressing and take photos in case anyone is interested.

Cheers John & Marian

Hello, we have bought V123 without visiting the site!!!! it made me feel a bit better that others submitting messages have done the same!

I was a bit concerned about the motorway comments as this is news to us. I would like to hear from anyone who has visited the site that can reassure us that the motorway will not be a problem. It would be great to hear from our new neighbours!

The comments on furnishing the property were particularly helpful,so thank you.

Forgot to say... if you want furniture ANY shop in Antalya or Manavagat (closest towns) will gladly deliver and fit any items you buy from them. So if you can find a shop that can do most items you need, unlike UK, they will deliver and make sure everything is right! I bought all my furniture like this and the shops put everything in the villa for me. Even let me try out some rugs before I paid for them!! There is a new Ikea just opened in Anatalya but not sure if furniture is on order or immediate buy as in UK.lilly1
This village is on the south side of the motorway (and VERY close i.e adjacent to the main Antalya/Analya motorway). I was shocked that Nirvana failed to tell me this before I went out to visit the site. The development is a drive from Tasagil which is a very quiet place. (Nothing for tourists to do). I have been there again at Easter to see progress out of interest. I have not bought there, but bought 15 mins down the motorway in Evrenseki - same prices but all individual plots with own pools and spectacular views (no traffic noise!!) I bought in the end from Islandsblue.co.uk - lovely lady called Sue who seems very honest about things there. Augustus is, I suppose, fine if you play golf and that's about it. lilly1
Hi all,
I bought A 216.  wish I had bought a Laurus now but that's another story.  I did not go on a site vist so I'm now confused by it's location.  I understood that it was just outside Tasagil.  But if it is beside the motorway is it south or north of the road?  South would make it closer to the sea.  How far is it from a beach?
And most importantly, does anyone have any regrets about the  location?  Will  tourists  wish to rent there?
If anyone can help with these questions I would be very grateful

Happy holidays

12/4/07 Hello, We are Ian & Emma and we're buying Villa 112 and Apartment A109, we signed up in Sept 05 and are eagerly awaiting completion of our villa.  We last visited the site late last October and all was looking great.  Whilst there we spent time looking at furniture with a view to furnishing it ourselves but was also wondering whether anyone else has found an alternative package supplier to JaneJane Interiors?  Does anyone have some more up to date photographs to those currently appearing on the Nirvana site?wilsons
Has anyone done anything about furnishing thier property yet.We are hoping to go out end of May to do ours so any advice would be appreciated.

I would suggest anyone interested in Augustus goes and looks at the site... it is very close to the Antalya-Alanya motorway (immediate access from it!) and you would need transport to get anywhere. In the summer I can imagine it will be so hot as you are surrounded by hills - no sea breezes here!lilly1
Hi we bought A408 on Claudius Park back in June this year.  We went for our second site visit at the end of November and everthing is progressing well - the progress with Augustus Village is particularly impressive.  Builiding has just started on our appartment block and we have photo's of the Claudius site if anyone is interested.tudory

We have bought on next phase, totally excited about this development, developers have been very good and always keep in contact. I understand they have now won some awards, which is great.

I have included a link to their site on my own private investors web site (just my own work and others who have contributed - not paid for by anyone, so the views are our own for you to take or leave!) www.4stuff.co.uk

Hi I'm Sue and just reserved an apartment on Claudius.  I've not been on a site visit yet so feeling a little nervous about such a big investment.  What is the latest with the site anyone out there been recently?  What do we know of the company, it seems very young only 2005 and no accounts!!  Anyone done their homework?Red
Hi we are buying in the Claudius Park phase, so all of you seem far ahead. I have seent eh pictures of the earlier phases and they look very substantial. I beleive that the original price was much lower and through Viceroy, although we have gone direct. The Acer is now £165K, can you tell me what is was when you bought them? anyway I think it will be fantastic and they are organising letting etc for future. Go the thier site if you haven't recently they have lots of new information up. WWW.Nirvanaholdings.com - GeorginaGilliver
We are buying V125 and went over last week to view. We were very pleased with the progress of the villa and felt that the whole development will be really attractive when finished. Hikmet told us that the development (phase 1 and ) should be finished by february 2007. I hope so! The apartments were far behind, however he explained that they had decided to add more facilities ther such as a Turkish Bath, saunas etc. Can anyone explain to me what the discussion about "contracts being assigned" means? We didn't use a lawyer which is probably a bit crazy. I hope it's not serious. Anyone buying near us? atbarbaraL

Hi Frank & Liz buying apartment A210. Going on inspection trip Sept. hope they are getting as far as putting the roof on! With the their web site non exsistent due to a virus, we are getting no updates. If we hadn't come across this site my wife was thinking there was no such development!! What we need is some pretty pictures.frank6
Hi Kieth & Mal we have bought V109 which is almost opposite yours. We were at the site at the begining of June and things seemed to be going OK.You do need agood imagination to picture the place finished though. The bloke who took us to the site said to plan on next spring before using the property as although ours maybe finished before that they will be inthe middle of building site. That visit was our first to Turkey as we bought blind it is just as well we loved it. Dale & Gaynordale
hi we are phil and anne we are buying one of the apartments in Augustus village. Visisted site at beginning of June and the villas were progressing very nicely. Can't say the same about the apartments at that time as nothing was progressed beyond the concrete base. It seemed that as though they new we would be visiting on that day it was decided to put a couple of guys to work laying dpc. More for show than anything else I would say. Has anyone visited recently? Have the apartment blocks started to 'come out of the ground' yet? pjlackford
