AMG zone 1, which includes 132 apartments, will be completed in 4 months, while zone 2, which includes 360 apartments, will be ready in 9 months along with the Golf Course.

I visited Tangiers and surrounding areas the last week in February and called to AMG site. I was prevented entering the site and informed that unauthorised personnel are not allowed on site for H&S reasons. This I can understand as there was evidence of heavy lorry activity  and  many workers on site. Unfortunuately this resulted in not being able to take photographs as intended. I can report that the building of apartment  blocks phase one has progressed from the entrance (just inside the barrier ) to reach midway down toward the seafront. Has anybody visited the site recently with an agent and taken photos ??

This set of photos was dated around May '07 and contains three pictures of the town of Asilah. A promenade is being constructed from the AMG development over to the town which will make for a picturesque 20-minute walk across the cliff tops. The model shown in one of the photographs is already out of date but nevertheless serves to give an idea of scale - with the frontline dimension being about 1000 m in length.adanac

I have just posted 12 photos of the development ALL TAKEN ON NOV 5TH/07 (six of them are shown as Jan 1/07 which is the default date.  I will change it if someone can explain to me how!). Anyway, they are pretty well self-explanatory The batch starting with the picture of the security bar shows the corner at the back of the development which is where construction has started. This is some 500 metres or more from the seafront. Two of the other photos are taken close to the shore line showing the rocks, cliffs etc. - it is indeed a stunning setting. There are also a couple of pictures taken outside the development, one showing the Sales/Promotion Board, which is located at the main interchange (note the quality of the roads - great infrastructure). I will take a look through my photo portfolio and post another half dozen. Any questions please feel free to contact me.

Hello KiKi, In response to your queries.there are a number of very nice developments in Northern Morocco all with their own features and good locations, however my personal choice was AMG. I first visited the site June of last year and immediately came under its spell whilst experiencing the wonderful location and its panoramic  atlantic ocean views.This experience was again repeated on my recent visit. Now that the earthworks for the beach front roadway is in progress and with more advanced road works at the rear I could emagine much clearer the finished site layout and I was very impressed. At the current rate of progress I estimate that phase one should near completion stage early 2009. You can send PM and I will forward photos taken on previous visit.

Hi All, I am also buying in amg but havent been on the site for over a year.  Dysart what is your opinion on what you saw?  Were you impressed? Was it as good as you imagined it to be? 

When I visited last year I was very impressed with the location etc but there was nothing there at the time.  I would be interested in your thoughts.  Thanks Kiki

I visited AMG site last week to inspect the construction progress. On route to the site two very large billboards are on display, one at the N1 roundabout and the other erected at the main entrance to the site. After travelling down the dirt lane to the site proper I observed that there has been good progress made. Road civil work was evident with base foundations and road kerbs in place. Phase one of construction has also began with some rear blocks at roof level and some others with roofing at an advanced stage. There were several cranes in operation and many construction workers on site. Unfortunately my camera malfunctioned so I am unable to post any photos of this visit.Dysart
Is any one using Dreams home as agent? I was in Asilah last July and saw the site... Buildfing has started but there is no beach yet etc,,,View is excellent and access very good. Suppose is an excellent investment as Asila will develop well in the next two years. Any one has sugned a contract yet?Asilah1
i found a great furniture supplier on goolge, sprign blue furniture, they have great packages, a lot better than the flat pake crap you get from the developer.hcummins
Checked again - there are no title problems here. Construction work is well underway and sales are still going along very nicely. Anyone worrying or with lingering doubts should contact my agent jakemalka@yahoo.com and ask him for copies of permits etc. This is a sound bona fide development -the evidence is there for all to see. Hi,  There's talk on some web forum that there's title deed problems with this development and some agents pulling out of selling them.   Can "anyone in the know" put this down to just hearsay so we can all relax?fred1112

Construction started a month or so ago and is now in full swing. It would appear that my agent is about the only one who is clued in on this project.

Just back from 2 days in Morocco and revisited site. All licenses approved and no problem with title (as previously reported in this forum). King Mohammed V1 now backing this development for 75% of funds invested (equivalent to 75% Bank Guarantee). 5400 units to be built, making AMG the largest development in Morocco. Anticipate construction start-up during the summer. Any questions?

My last posting was made late at night, and may have been overly dismissive of the concerns raised. I have heard these same concerns from several sources now, so have asked my agent to take them up at the highest level with the developers.

There's no point in speculating further, and I certainly hope there is no problem - but I will pass on any hard news as soon as I get it.

Hi, I have contacted the developer today (Asilah Invest SARL) who insist they have no problems whatever with ownership, and all licenses are available in writing (I have a copy).

These rumours seem to be coming from agents selling competing developments.  please either name names and details, or else we;ll treat it as mere chinese whispers.

Hi, I work for Moroccan Property Consultants, having spoken to other agents its seems as though there is some "family" dispute for the land on AMG, not sure on how this will affect the project, if i hear more i'll report back.

We dont actually sell on this development but recently launched resort near Asliah, its called Palm Beach, if anyone is interested in hearing more feel free to contact us.

I'm sure you have all heard of the Saidia resort, an apart hotel has been launched on this site, there are only 204 units, half of which have been pre-launched - The hotel is called Sahara Beach & Spa Resort & sits on the front line, all units will have sea views, prices are higher than AMG however you are looking at  9 years guaranteed rental  -  the resort speaks for itself. Completion is 2010 so plenty of time to see growth.

Happy to assist anyone who is looking at making an investment, if you've already made investment happy to answer questions if i can assist.

There is some chatter regarding uncertainty over the ownership of AMG land. Has anybody got reliable info. Dysart

I have been in this business for more years than it would be wise to admit to, both as an agent and as an investor. Having just completed the purchase of a unit at AMG I can say with all honesty that I have never dealt with a more professional and knowledgable agent anywhere. This individual is British, lives in Spain, travels to Morocco on a weekly basis and is fluent in half a dozen languages including Arabic. If you are looking for piece of mind then simply follow his well-tested blueprint for buyers. He has all the contacts you are looking for and will happily introduce you to them  including the Developer - who he has known on  a personal level for many years. I travelled northern Morocco with this agent in November and investigated several other situations. AMG came out on top for me by quite a stretch. It truly is a breath-taking site and its access to Asilah is the icing on the cake!

I have purchased at asilah marina development through simple overseas and found their rep ged preston  very helpful and professional he answered all my questions and also explained a lot about property in spain and off plan investment any concerns I had about this company have now been removed

I had visited other developments prior to this one with another company and they were very hard sell and could not answer all my questions

anyone considering purchasing in morocco but having doubts speak to ged he will give you honest straight answers unlike a lot of the typical property salesmen

good luck cant wait to visit again later this year to see how the progress is going

I have purchased a Front Line Beach apartment in Asilah Marina Golf with ACI Developments.  I found them to be very helpful and professionable and i am more than happy with my purchase.  I visited 2 developments whilst in Morocco, one in Marina Smir and the other in Asilah and i much preferred the white washed village of Asilah.  I have now also bought a second investment property from ACI in Spain.

the sharing of genuine concerns is legitimate for first time buyers.Individual investors are right to enlist the views and experience of other fellow investors and to ask questions on this open forum.This enables all of us to make more informed decisions on what investment to make, as the more we talk hopefully the better understanding we have.Its important to share information relating to agents - property developers- planning permission-bank guarantees- etc etc. So far I am reasonable happy with my investment at AMG  but some outstanding issues remain to be resolved.

whats all this talk about simple overseas and simple property group. I work for a large bank in the UK now, used to be in Ireland and I can tell you 2 othe people who have invested with them. Both are respected people in their community. As a banker we are always looking at whats going on and I can tell you straight they do exactly what they say they do. They provide great lifestyle homes, good investment property and have some great properties for all budgets.

 

I have no problems in recommending them and if you would like to get hold of me then drop me an email and I will either call you or write back. Again, If a banker, a lawyer and a teacher have faith in investing in them, then we can be  pretty sure about them. i have no problems with asilah, and infact i am looking at Italy with them, so yes is the easy answer...i have paid the deposit, and i have all my paperwork...

Hello All,  Update on Methods of payment for Irish purchasers regarding  40%  deposit.

The cheque/bank draft is made payable to Simple Properties Ltd or Transfer to Lawyers account name Blanc Asistencia Legal S.L.Malaga.Bank Name (0128) Bankinter.Malaga.It is a Spanish fiscal requirement that a registration document is completed and a copy of your passport is provided.

The 40% will be passed to Simple Overseas client Promoteur "Asilah Invest Sarl "who currently have the property listed as 203600

like you i have been involved with simple and am planning to buy in AMG when i have contacted simple they have been helpful and sent me site plans and floor plans of the type of apartments that i have requested some of the apartments that i was offered were not worth investing in and i was told these were the only ones that were left when i said i did not want them i was offered front line ones which are excellent,  simlple have been very helpful and at the moment i cannot complain about their service, can anyone tell me if they have bought with simple in the past, or do they know of anyone who has, and do they know whether they are a reputable agent?  i to am worried about paying the deposit as i have been told not to give it to the agent but to put it in to an escrow account in the UK,  has anyone paid their deposit yet?   and if so whom did they pay it to .  also can anyone recomend a good solicitor in the UK or in Morocco i think i would prefer to use one in Morocco

Anyone else finding it hard to make contact with Simple to check out what stage their property purchase is at? I can never get straight answers from these guys.  Also hard to get an intelligent answers on numerous areas to do with planning permission, bank protection for my deposits and who gets the deposit is it the agent or the developer.

I was informed that capital gains could be avoided but don't understand how as there is no double taxation agreement between Morocco and Ireland.  Could be charged in Morocco and then again a further 42% of the nett in Ireland.

Sounds a bit steep - anyone else had discussions over capital gains and tax arising from rents?

I was informed by Simple Overseas that there is no bank guarantee in place at this point in time and perhaps not for a long time ??. As you rightly point out the low rise front line apartments are selling out quickly only one left with this agent. Blocks of Front line Apartments are avaiIable. I requested that they investigate providing insurance through their Spanish bank at a reasonable premium.They promised to look into this.

I am considering going with Simple Overseas as well and the agent is waiting for my holding deposit.  He's telling me phase 1 is virtually sold out and I have 1 of the last 4.

 Can anybody let us know info re developer, planning permission, bank guarantees as soon as they hear anything as it is hard for a 1st time overseas investor to start off when they are very much in the dark.

I received the contract last week from my Agent Simple Overseas Properties and sent it to my solicitors John Howell & Co London.I was due to sign the contract today 28th Sept and just received reply from the solicitor advising me to defer making the 40% deposit untill they establish has building permission etc been granted. will keep all postedDysart

When I visited Asilah earlier this year I took some photographs of the beach front at Asilah Marine Golf  select "progress photos" tab to view. I am expecting info from my solicitors this week regarding planning permission, bank guarantees etcDysart
Seems to be a huge development and I am thinking of reserving one of the frontline beach apartments, though I was advised by an agent at an exhibition that the beach in the middle is rather rocky and only sandy at the edge of the resort!  Does anyone know if planning permission is in place yet.  Who the builders are.  What are your payment terms - I was advised that it's 15% deposit, 15% during the construction stage and 70% by mortgage on completion plus t he 14%.  Also details are scant on the furnishings to be including - any white goods, hot water tank etc.Strawberry
Hi Ahbernard, I looked at your agents website and it has just about the same level of info as other sites. I have not come across any site as yet displaying the site plan  and identifying the apartment blocks by their allocated number. If you have  a current site plan of your front line apartment perhaps you would consider sharing it. I enquired about two bedroom penthouse apartments that are costing 127,650 euro + 14% VAT. (145,521 euro) I have no info on three bedroom apartments but at your price it looks good. Is your block an  L or D shapeDysart

Dude, I have not sure if the perfect agent will ever be there for the purchaser but I can report a positive with my dealings with Simple Overseas Properties.My contacts in the Dublin and Malaga offices responded to my requests for a site plan, an Apartment D Block Plan and a photo copy of the original building licence that I e-mailed for posting on this site.So far it has been a positive business relationship check it out for yourself at (www.simpleoverseas.com) Whats also important is that they have penthouse apartments that are almost frontline.
