Well when I bought in 2005 the price of Arabian Crowne seemed high at that time per sq. foot compared to other projects. I was told that is because it will be a five star condo hotel

Lets hope once the construction starts then the prices will go up like any other project in Dubai.
Cant wait to see things happen with AC.

I sold my unit back through MED - They found the buyer for me - the process was a long one with stage payments back to me - It needed constant chasing and i just about cleared my costs due to currency changes etc

But it is now sold and I am more than happy to be away from what seems a never starting project !! -

Any future project that I invest in ! will make sure that work has a confirmed start date and that it is not dependant on any 3rd party.

My feelings is that this has been a disgrace and it reflects badly on Dubai and also that MED had no right in marketing this project so much in advance of starting when it is now clear that original start & completion dates were complete fiction.

Sorry I have made a mistake with the year. It is April 2009 for the completion of the Podium and October 2009 for the completion of the 15th Floor.

Commencement of Excavation & shoring      June 2008

Commencement of piling                                 September 2008

Completion of piling                                           December 2008

Completion of Podium                                      April 2008

Completion of Structure                                     August 2010

It seems that this is all down to no activity in COA  at the moment. Once the construction starts(???????????) then there should be some movement in the resale units.

Lets hope Dubai does not become another Spain where no one wants to buy resales(ready)

Hi Harish,

I wish I was too high, I would lower again!

I have a 3 bedroom in AC listed at 880 AED  A FOOT!  It is listed with "Dubai Luxury Homes" and I have lowered the price 2 times in recent months.

I have a studio at Red Residence and a 1 bedroom at Kensington Royal listed directly with MED for around 1,000 AED a foot.

Can anyone point me in the direction of agents that have buyers?

I would love to get these sold.

Which agent are your units listed with? May be the asking price is a little bit high.

I had a phone call from one of the agents that Galadhari group is releasing another off plan tower in COA and the prices will be from 2000 AED per sq. foot.

So the prices are going up in COA. Even Galadhari have not started construction work on their towers yet in COA.  So the whole of COA is behind schedule and not just Arabian Crowne.

Once the work starts then there will be movement in the resale market.. Also the price per sq. foot may go up then.

Hi All

 

I have sold my apartment in Arabian Crowne - Like many I was getting impatient with the lack of progress and the lack of a response to my many e-mails etc - It took a long time but I have finally recieved all my payments back + 25% on the 30% I had paid.

I am so happy to be away from MED and rue the day I bought as it was not worth the hassle

I am a bit dissapointed after seeing the newsletter. Red residences has been mentioned as a five star furnished hotel apartments with all the five star facilities whereas Arabian Crowne is mentioned as a traditional apartment in this newsletter. There is no mention abouth this five star fully furnished serviced apartments for Arabian Crowne.

Hi Peter,

   I had the exact same email sent to me by a different " Customer Care " employee back on March 4th. I am still waiting 6 weeks on, on the "very nearly finished" Newsletter. Maybe this is also being held up by the Master Developer .

Whereas i agree with Zahoor's comments it does not seem to be wholly MED's fault as their hands seem to be tied with the progression. I recently sent them an email and i am posting the reply i received yesterday, I hope that this will answer some questions.  The latest update of Arabian Crowne & Windsor in City of Arabia :

The City of  Arabia is still being delayed by the Galadari Group (master developer) but the infrastructure has almost been completed. Kindly find attached a detailed Infrastructure report.

The shoring and piling will start as soon as the infrastructure has been completed and we hope that this will happen fast so that we can start the construction on the plot very soon. However we do expect the shoring to commence very soon. Anticipated completion date of the podium is the third quarter of 2008. 

Our Marketing department has almost completed working on the newsletter. It includes all the latest development and pictures of the projects and once I receive the softcopy I will forward it to you.

I hope the above information will suffice your query. Please do get in touch for any further assistance.

Hi guys, We also happen to be one of the victims ( having invested 30% of total price in Arabian crowne  ). By now I feel there must be some laws in DUBAI where MED should be held accountable for keeping hundreds of millions of dollars for over two years and not paying any compensation. We should seriously, be looking into Dubai real state laws and also consult with some attorneys.

Hi Dave, I am wondering; did you contact any brokers and what did they tell you? Who did you contact?
I believe Arabian Crowne will end up being a very good investment considering they huge interest in the Dubailand - tourist will come from all over the world! But it is always easier to sell a building than a project.

Please note that the latest update on the Arabian Crowne Project is as follows

The City of Arabia is still being delayed by the Galadari Group (master developer).

All emphasis is on completing the piling for the Mall of Arabia and Wadi Walk developments where 85% of the sewerage and drainage system and 65% of the internal roads are completed

Construction Works (shoring and piling) will start as soon as the infrastructure is completed to enable the sub developers to start construction and we hope that this will happen fast so that we can start the construction on the plot very soon. We do expect the shoring to commence by the end of this year.

Please be aware though that when complete, it will become a major tourism destination that will provide significant returns on your investment

As you have already paid 30 % of the total amount your next payment will be due once the podium has been completed

Anticipated completion date of the podium is the second quarter of 2008

I came across a couple of websites to look for investment, but each time I chase an Arabian Crowne Investment to buy - the guys are trying to sell me other stuff they cant sell.

Have all Arabian Crowne apartments sold out, can someone point me in a more sensible direction - if anyone is looking to sell, email me - Im looking for freehold investments.

We have bought a property in ARABIAN CROWNE 1903 (2 bed room hotel apartment).just only 710DHS/sp.ft. at july 2005. the developer M.E.D told for us completion date will be at OCT 2007. still now just doing the ground and infrastructure works .i think should be late for 2year's. now we aready 30% payment.the developer alway to say start next week.

Having spoken with the developer I can now give you the following report on the Arabian Crowne project.

 

The City of Arabia is still being delayed by the Galadari Group (master developer). They are placing all emphasis on completing the piling for the Mall of Arabia and Wadi Walk developments which will be finished in the near future. However it seems to be the norm in Dubai at the moment as no project is currently running to schedule. I have today been informed by MED that they anticipate completion of the podium will be first quarter of 2008. Things seems to be delayed by the master developer (galadari) who havn't completed the infrastructure so that the subcontractors can begin building. petronella

             i was in dubai over new year-very little activity at Dubailand.Everything appears to be delayed.I hope everyone checks their contract re compensation for delay by MED.

Seems like Petronella has got her 2 bedroom appt at good price--Is it at Arabian Crowne-with the condo and guaranteed return and profit share ?

I have just returned yesterday from Dubai, where we have bought a 2 bedroom hotelapartment (2803) at 1.2 mill. AED. We drove out to the site in the evening, but couldn't see much due to the dark. Big posteres telling that here City of Arabia would be build. Some cranes and machines in the dark. The salesman at MED said they anticipated the groundfloor to be finished in april... I was told that we would receive a monthly newsletter by mail... have you received nemsletters??petronella

This dates have come from MED a bit different from the early forecast of Oct 07 for handover !!!

The following is an extract from an email i received from the company i purchased of, hope it helps:

I am writing to update you with the Arabian Crowne development.

 
At this stage of construction, soil testing has been completed and piling is expected to start in about 6 weeks time. We will then have pictures to email you.
 
There have been certain delays from the "Master Developer" in the basic approach and handover of the plots to the developers primarily due to the infrastructure in City of Arabia, so we expect the podium (ground floor foundations) to be ready 2nd quarter of 2007 and completion of the site 2nd half of 2008.
 
We expect the next big price increase to be next summer when a lot more infrastructures are in place in Dubailand & City of Arabia.
 
Please note that studios, 1 Bed and 2 Bed Units are all sold out.
 
You have invested in this development at an early stage and there will be some exciting progress in the months to come. We will keep you updated at every step of the way however should you have any queries please do not hesitate to contact our office.

I have spoken to someone i know who lives and deals with developments in Dubai and he says he has not heard about things being put on hold due to lack of materials and everything is progressing as usual.They have started piling for footings on the Arabian Crowne site He will be visiting the site sometime next week and will email me some photos, if i can i will post them here.peter petrou

Hi Peter- Like you i am making stage payments - I have had no notification of a request for payment as yet - I have paid 30% so far and the next was to be on completion of the podium- I was told sometime ago that this would be around April time! - I have told them about this site and suggested that photos be uploaded so as we can all se how this is going - I will let you know if and when they ask for payment - On another matter have you signed the leaseback contract - I have signed one but this has not been returned as yetwandlebury
