We have also bought in Alpine Lodge and just found this forum. We are intending to go over and sign the notary. Is any one else and is anyone considering holding back some of the money until snagging has been done?

I've also received request for final payment and been sent maintainence agreement but yet to receive any more info about rental agreement.Does anyone have contact details for the developer or sales office.

Act 15 was signed on 30th May.  Requests for final instalment are now being sent out.  I understand the developer is not accepting penalties for being late.PBod

I heard yesterday that Act 15 has been completed.  That apparently does not mean that the building is ready for use yet, according to other websites though.

I've not been on site for a while.I also bought through Coral and would not be in too much of a rush to recommend their services.I visited the complex in April.coming along but still a lot to do.I'm concerned the infra structure is poor.ie no road to the complex which seems to be common to many new developments.so even when the complex is completed will we be able to get to the thing !

Hi Matt,

Looks like the building hasn't been completed on time, especially if they are stating completion in September. Does that meant we will receive some sort of refund on the payments?

i do hope the developers have some sort of agreement in place with holiday comapanies regarding rental income. It will save us a lot of headache in trying to rent them out ourselves.

Hi Eric,

My contract is the same as yours, but my completion date was Feb2008.  According to selectproperty overseas website, it will be fully completed in September, so I think your june date is optimistic.

I agree RE: the management company.  Might be worthwhile setting up a residents association to negotiate this and represent our interests, if the developer is not forthcoming with a letting agent. Anyone else think this would be a good idea?

Final payment will be more expensive though, due to movement in the EUR.  However it will be offset by the penalty.

From the developers point of view (who are also British), the loss on the penalty should be offset by the gain in the exchange rate so we are all still equal!

hi guys, my contract states that completion due in Jan 2008 and any delay of 60 days or more would result in the develepor having to pay back not more than 5% to the buyer. It is now June and the development has still not been completed, although I keep hearing that it will be ready anytime soon in June. I am also a liitle concious of the fact that there is no agreement in place with a managment company to let out the apartments??? Anybody got any further news on the development?? Euro has got stronger so looks like we saved some money in completing previous payments back in 2007.EricC
If that is your plan then you have 2 options.  Either you pay the full amount during the signing of the Notary deed - then you have to try to claim back your penalty via the Bulgarian courts (which is slow and inefficient and not worthwhile apparently).  Alternatively you can try to withhold the penalty amount at the final payment and transfer stage.  In this case you risk the developer refusing to transfer the property to you.  This could mean you had the cost of a wasted trip to Bulgaria.PBod

There is a distinct lack of info on Alpine Lodge at the moment. 

I do hope the developer is not going back on the terms of the contract that they have agreed. I have a penalty clause in my contract and I will reduce my final payment accordingly once Act 15 is obtained.

Hi all,

I just joined the forum so would be interested to hear from anyone with any info on the development.

The development is clearly overdue, but does anyone have an idea of how much?  My contract clearly states completion of Act 15 by 15th Jan 2008 with financial penalty clause if 'significant delay'.  Significant delay is defined as over 30 days with penalty kicking in after 60 days.  This puts the developer well into penalty situation according to my contract - however developer is apparently refusing to accept this.  Speaking to Bulgarian lawyer it seems trying to enforce penalty clause on the developer is a waste of time as it has to be done through 'a slow and inefficient Bulgarian legal system' (her words not mine).

Does anyone else have a penalty clause condition in their contract?  Anyone tried to invoke it?

selectpropertyoverseas.com are still marketing the property and have an availability list, which looks like about 50% has been sold.

Have bought 1 bedroomed apt using Coral Estates back early last year. Been over to take a look in late feb08 and they still have a long way to go. Anybody know how many apts they have actually sold? Anbody else used Coral? if so what do you think of the service, they seem to drop you like a stone once you have signed up!

Hi All,

I've been told to expect completion around March or even possibly April date for the Act 15 with permission to use(Act 16) issued one to two months later.The developer is apparently negotiating with tour operators and considering rental agreement arrangements.

Anyone planning a visit in next few months ? M R I currently offering inspection trips to Bansko For £100.

Also heard June would be ready for use.

Have not considered renting yet.  I will want to agree something also. 

I was hoping that the developers would suggest or agree something with a rental management agent, as has been the case for other developments, but heard nothing yet.

This development has been sold by a number of estate agents so I'm not sure using  a scheme managed by the selling agent will result in significant bookings, (due to lack of inventory).

Basically, I'm still keeping my options open.

Anyone else buying at Alpine Lodge Bansko? We have been told it should be ready to Act 15 level any day BUT we cannot use it until June 2008 as it will not be signed off until then.quentin040

Now Alpine lodge is ready almost, does anyone know what is the best possibility for renting, Obelisk gives me the oppurtunity, with commision of 500 euro and 20%.

Is this a fair deal?

Hi,

Haven't been on site for some time. My Agent expects the complex to be finished by January 08 .I hope to go out end of March 08 and the developer seeems "fairly" confident the apts will be fully completed and furnished . I haven't received any up to date photo's. I will chase my agent. there don't seem to be many agents selling this complex and not much info on the net. Anyone seen more info ?

Yes,  It is quite a good website.

However, my furniture pack was included in the price of the unit, and I think that you need to have their furniture pack if you intend on renting it out with them.

Out of interest is your annual management charge €12 per sq metre.  I've just noticed that this is what it says in my contract but i'm sure it was only €10 on my inspection trip.

Have you got any further pictures yet?
