Time will tell weather it is a good, bad or great investment, which is'nt a worry to us, as it was always a long term investment, and one of the reasons we chose this development was the time scale (we invested in sept 06 and think our original completion date was june 2011and as we know completion dates are never achieved) As things stand the delays have worked in our favour. Our plan is to maybe sell on completion anyway and invest elswhere, but who knows. As long as Playa Vista is completed to the spec promised were all on a winner.
Blue1970 - Do you think it is still a good investment? Will the wait be worthwhile? Hopefully global warming will come sooner rather than later so as the sun will shine more often than all the other investors are lead to believe it does which might also lead onto a rental market that lasts more than 6 - 8 weeks
Hi, I would like to take up a case against the developer for being delayed beyond the acceptable term in the contract. Does anyone know a good local lawyer in the Teouan region? How would we find a good lawyer to represent us as a group or individually? What are the clauses that have been broken in the contract? What course of action should we take? Cheers
Sounds very promising. Will be a great relief to see work recommence. If only to appease the missus as it was me who talked her into this investment. Was begining to loose faith myself to be honest.
Im presuming everyone has had the email to say work should be starting again. copy below Reference is made to our report of the 13th of March, 2010.
As we have reviewed the six reports which we have issued since the stop work order was issued we have been struck by the degree to which we have made reference to various meetings with representatives of numerous Moroccan agencies. Meetings of such a nature have continued in the last several months. Indeed, they have accelerated. Rather than simply make reference to those meetings, however, we have concluded it might be appropriate for us to refer to correspondence which has been received in this matter.
In particular, I refer to correspondence from The Director of the Regional Investment Center of Tangier – Tetouan dated the 20th of May, 2010 wherein the Director, one Jelloul Samsseme, advised that “The project of the Investment Outline Agreement with the State, concerning the construction of the tourist and residential complex ‘Marina Marina Playa Vista’ in the rural district of Zaouiat Sidi Kacem, was examined favorably at the time of the Preparatory Technical Follow-Up Commission held at AMDI on May 7, 2010.” We would be happy to provide a copy of the above referenced correspondence to you should you be interested in receiving an untranslated version thereof.
Similarly, by way of correspondence dated the 24th day of May 2010, which correspondence was forwarded over the signature of one Halima Hilali, The Director of the Urban Agency of Tetouan, we were advised that “I have the honour of informing you that after the exam of the project (referred to in the summary) by the dispensation committee instituted by the interdepartmental circular n3020/27 of March 4, 2003, relating to the investment files submitted for dispensation in the domain of town planning, joined on May 17, 2010, it was decided to grant a favourable opinion…”.
Once again, for those interested we would be more than happy to provide a copy of the actual untranslated correspondence.
The question that most of you will have is likely to be along the line of “When will construction actually recommence?” We are hopeful that the recommencement of construction will be immediate. The experience of the last twenty months, however, has taught us to temper our hope with an element of caution.
In conclusion, we can advise that we will provide you with an immediate update as soon as construction recommences.
